Mesa Del Oso/Promenade is a small community a few miles northeast of Downtown Albuquerque. Although small, Mesa Del Oso Promenade is a densely populated urban community dotted with shops and businesses. A variety of apartments ranging from affordable to moderately priced are available. The southern corner of the neighborhood holds modern necessities such as shopping plazas featuring a variety of restaurants and stores. While the areas within the community are mostly made up of residential and industrial developments, residents are a short drive away from the great outdoors. Arroyo del Oso Park, home to Mark Burton Gardens, a golf course, and trails, is situated just west of Albuquerque while the hiking trails, forests, and mountain peaks of the Cibola National Forest are a short drive east.

Property Ratings at Treehouse Apartments
HOME: My time at Treehouse has been underwhelming and often stressful. Initially, when moving in, communication with management was problematic and it was difficult to obtain clear information and assistance, which should have been a red flag from the start. On the surface, Treehouse presents itself as an average apartment community. They attempt to engage residents with events, but these are usually inconveniently scheduled during standard work hours. A severe concern I faced was a bee hive directly outside my apartment. Despite my allergy to bees and numerous work orders, the problem persisted, with management claiming resolution each time but the bees are still there. The presence of black mold around our windows was another serious issue, merely covered up instead of properly removed. The property's upkeep was further marred by consistently unattended dog waste on the lawns, reflecting poor enforcement of community rules. Water issues were frequent, including regular shut-offs and unreliable temperatures (possibly due to outdated galvanized pipes), causing sudden consistent shifts from scalding hot to freezing cold showers in a matter of seconds. This problem occurred regularly. Overall, the management's disregard for urgent resident concerns and ineffective problem-solving lead me to not recommend Treehouse.
Absolutely terrible place to choose when looking for an apt. They make it look like it’s gonna be nice apt and then 2 weeks in you will have nothing working and the management will take months to fix whatever your issues are

Management is terrible. Water is consistently off, fill up your containers with water. Fixtures are continuously. Management don't care about your problems. Manager Daniella is very unprofessional, very rude not help. DO NOT MOVE HERE.
This place is horrible, they don’t give a heads up when they shut the water off or when they are testing the alarms. At one point they sent an email saying someone was pulling the alarms but it was faulty wiring. In a 14 day period they shut the water off 10 of those days. It’s horrible. If you value your sanity, don’t move here.
Me and my wife had been living here for 2 years roughly and everything at first was really nice considering this was our first ever apartment, but slowly we started noticing more and more police presence, the water keeps going in and out, the AC Unit isn't it's best and when we moved in alot of the remodeling was incomplete. If you are looking for your first ever apartment this might work for you but if not I would not recommend this place too confidently.
Management is absolutely horrible. They have lied over the past few months about materials being short to finish units not to mention several other things. There was a fire in my bathroom from the ceiling fan catching fire!! They have yet to repair the damages they caused. Been here for months and our unit is still unfinished. Water is off constantly due to them fixing outdated piping and boilers. A/C hardly works as well and this list goes on. Save your money and take it elsewhere.
I would not waste your hard earned money on this place. I lived here for a year and all together it was just not a great experience. First, the water is off at least once a week every month. They hang flyers on your door to prepare for it to be shut off from 10-4 by "filling buckets of water" (this is verbatim). No compensation for these inconveniences are ever made to the tenants. On top of that, for the first 4/5 months that I lived there the fire alarm would go off during the day sporadically for no reason. Imagine waking up to that and thinking there is a fire just to maybe receive an email from Treehouse saying they have issues with their system and to ignore it. Thankfully there was never a fire because I don't believe anyone would evacuate now. Also, I lived on the 3rd floor and this is how the stairs leading up to my apartment have been. No one will fix it. How is this not a safety issue? Also on December 20th I received a paper on my door backdated to November saying that they needed to know by November 18th if I was going to renew my lease or not in January. I subsequently received an email that began with "You may or may not have received...". Thankfully they allowed me to still move out in January when my lease was up, but not with out trying to be sneaky with a 60 day notice that they sent only after 60 days was up. Lastly, when I moved out, no one conducted an inspection of my apartment, and they just took the keys and are now attempting to charge me for the bathtub being resurfaced. No damage was done to the unit, but you won't be getting your deposit back, keep that in mind. Also, good luck trying to get anyone from Living Well Homes to get in contact with you! You can find great places to live in ABQ, this just isn't one of them.
I've lived here for about a year and a half and this is the first apartment I've rented. I first moved in at a really good price and maintenance was very helpful and fast. A couple months into it my bathtub got a crack in it (twice on different occasions) and both times I had to submit a 7-day notice of rent abatement because they took so long just to respond. That was the previous management. New management came in around the end of Dec. 2020. Everything was going great until I got a notice telling me I owed them $200. There was no reason on the notice, just that I owed them, which made no sense because I've been on time with all of my payments and have never been informed of a late-fee. Plus they were giving me three days to pay it or else they'd charge me more. Some investigation (of my own volition by the way, management didn't even bother to look into it and just told me "well that's what we have on the records") showed that the charge came from the previous management messing up their numbers and taking the $200 from my security deposit (for reference, my security deposit was an entire months worth of rent because I didn't have credit, which was $200 more than the normal deposit). So after many stressful days and phone calls and whatnot they finally dropped the nonexistent charge. I wish that was all I had to say but recently I got a notice saying my lease was going to expire two months before it was actually going to expire. I don't even know how they managed to get the date wrong, but I was able to pull up the lease I signed and confirm that once again they had the wrong information. The water turns off a lot. It also fluctuates in temperature. Sometimes the cold knob will actually have hot water and the hot knob will give you cold water. And the shower is honestly a pain to deal with, the dial is incredibly sensitive and sometimes it'll just give you cold water 2 minutes into your shower. Not to mention the incident that made the news where most residents didn't have any hot water for nine days. And before Christmas! I was lucky to not have been one of those residents. All in all, without the issues, it's a decent place to live. Nice area and close to shopping centers. Neighbors are quiet. It's certainly nice enough for my first time renting. However that doesn't mean I'm a bit eager to move out. My advice is to save everything you get from this property; the lease, notices, rent payments, everything. It helped me out so much in the long run.
Water never works, apartments flood often, smell like mildew and are loaded with cockroaches. A/C never works; I spent all summer in an apartment that was 85 degrees.
I lived at this apartment complex for two years. My truck got stolen from the apartments parking lot and the staff was very unhelpful with this. They refused to look at the parking lot video cameras for me. I decided to move out in August. I was tired of feeling like my stuff wasn't safe and my apartment did not feel like home anymore due to a roach invasion from my neighbor and constantly seeing homeless people rummaging through the trash. As if the experence wasn't worse enough upon move out the staff insisted that I didn't pay a security deposit and charged me about 200$ for "repairs." Staff is very unfriendly and unprofessional as soon as you don't benefit them anymore. When I first walked into the leasing office a very upset man told me not to move in as he had also had stuff stolen from him. I did not listen to him as I thought he was potentially being irrational but I should have listened. I hope if you are planning on moving in to these apartments that you will listen to me and not make the same mistake. Don't move in.
I have been a resident at Mesa Verde for about a year now, and I am very happy. I live in a renovated apartment, and I love the updates including stainless steel appliances, glass back splash and wood plank flooring. The location is excellent and the grounds are well maintained with tons of trees. I have a view of the Sandia's from my balcony and there is also a nice park nearby to walk my dog. The staff is very friendly and they are quick to respond to any questions or concerns. I just renewed for another year, and I am looking forward to the new dog park that is supposed to open in a few months.
