Property Ratings at Treehouse Apartments
The gate has been broken for a month leading to it constantly being left open (even at night), a vehicle was stolen, and the pool is consistently closed or in need of service. The gate, which was the key selling point for this property given the area should never have been broken for so long (1 month so far). In the time since it was broken, a motorcycle has been stolen and multiple shopping carts have been left around the property. (Update: Gate was repaired on 9/30/21 but has been broken AGAIN since 10/10/2021.) Pool was GREEN for about a week, and is either intermittently closed or just disgusting otherwise. As of 10/12/2021 the hot tub has bugs and leaves in it, and the hot water/ bubble jets do not work. It has been this way for weeks. Fire alarms go off frequently and at one point, the manager refused to unlock the front office for the fire department leading them to use forcible entry with an axe. The rooms are nice, but issues never get fixed. Since I moved in, there has been a drip coming from my AC unit. Despite putting in multiple work tickets over the course of months, the issue has never been resolved.
They lie and rip you off. You better hope u dnt get noisy neighbors because they wont lift a finger. They dnt clean the complex anymore, it’s full of dog poop. The parking lot looks like a demolition site for months now and the balconies look like storage units!! Whole thing is a mess although as stated in the contract they are obligated to take care of these. They use the same contract to rip u off on moving out and inspection costs. They deny everything they’ve told u and permitted you to do before. Saying there’s no memo of that so You must be lying. It used to be good but the new management is just ripping people off their money and doing absolutely nothing for the resident.

We moved into treehouse around two years ago, and overall have had a great experience. The community is small and our neighbors are friendly, not to mention the complex is very pet friendly as I have regular play dates for our pups with other owners in the community. James, who works in maintenance is very friendly and helpful and very responsive. The office is always on top of things, the worst they have done is have a miscommunication about renters insurance or fail to let us know a package came in promptly. My only complaint with treehouse is that some of the things that were offered when we first moved in are no longer there. The printer in the resident clubhouse has been completely removed, which doesn’t make it more student friendly and the computers in that room have never even turned on for me. The pool table is not taken care of and only one stick works because the other is broken, so good luck playing with anyone. The most bothersome issue for us is we no longer have recycling. That is not okay, especially for “luxury” apartments. Many of the residents care about this. The rent has increased when we renewed, which doesn’t seem fair considering we rent the same exact apartment. This community is primarily military, medical, and grad students with a few undergrads. I have only seen 2-3 families live here so keep that in mind if you have kids. Overall I have enjoyed living here especially compared to places in the past.

We were drawn to Treehouse two years ago with great rent prices, newly renovated units, and what appeared to be a great community. From move-in day we realized it was too good to be true. Amenities were much worse than advertised. All 3 grills onsite were maybe cleaned once by maintenance in two years. Dirty grates, stains/food on counters, and most concerning the metal shards found more than once in our food due to the low-quality brushes provided. The pool table was misleading since only one cue had half of a tip for all two years. The belt on one of the treadmills is on its way out and we almost slipped due to lateral belt movement while running. The open area was well-watered, but when the landscaping service would come they would blow all the compost to the bottom-level units, and because the doors were so poorly insulated you would come home to a dusting of lawn scraps and animal waste in your unit. Although the appliances were nice and new (except for the washer/dryer that could only do a quarter-load at a time) the rest of the renovations were clearly done on a budget. The new drywall was very thin so you could hear everything and physically see the ceiling bowing from above. The plumbing was original which caused many backups in the bathroom sink and shower. When we first moved in there was a drain leak from above, which resulted in ponding on the floor and wastewater dripping on us from the ceiling. This took over two months to fix lead by the front desk, and management was never involved or offered any apology. In our 2 years management went from poor, to fair, to poor again. The one improvement in two years was the maintenance staff. The current gentleman is great and did a wonderful job as long as we went directly through him and didn't involve management. Unfortunately management is inept, poor at communicating, and incapable of working with. After 6 hours of cleaning, pulling out appliances, scrubbing baseboards, and returning the unit much better than we received it we were still charged a cleaning fee and a "damage" fee which was not able to be explained by the leasing manager (not sure she has much involvement in day-to-day operations as we had never actually saw her in the office, but was unwilling to put us in touch with someone knowledgeable). Overall this was a poor living experience and by no means a "luxury apartment". Save your money and find better quality.
Please be aware, amenities are being gradually removed and management does not do what is necessary to repair or replace to maintain the property and all of the options tenants should have available to them. Very frustrating.

After applying online (and paying application fee) I was ensured that my application would be handled quickly and a apartment would be offered shortly. As a travel nurse I depend on the effectiveness of a facility to keep in contact with potential renters. Especially after they've paid the application fee. This company failed to follow through on their contact schedule forcing me to seek them for status reports on my application. After finally getting somewhere (around 2 weeks) I was told that I had to provide a cashiers check or money order to an address as my first payment. Three times I asked what my first month's expenses were going to be and everytime the same info was repeated back to me. If you find communication with your landlord important, look elsewhere. I'm glad I only lost my application fee instead of something more serious. If this is the way that the application is handled, perhaps it's a good thing I didn't go any further with them. - Josh
