Property Ratings at Trenridge Gardens
Seemed like it would be a great fit when we viewed and were very excited to move in. First view months were fine but slowly started noticing how over priced these apartments are for their mediocrity. The only pros are perk is 1 reserved parking spot. Shared Washer and Dryer left stains on multiple loads of laundry and is Expensive to do. The "updated" finishes are poorly done (warping cabinets, chipping paint in showers, poorly sealed windows and doors, old drains that clog often). Internet that you Must pay for cuts out for hours and is beyond annoying to connect too. Poor job at enforcing cleaning up animal waste. The walls are extremely thin. Very minimal storage in kitchen and bathroom (bedroom does have a huge double closet). Needless to say, living here was a disappointment at best. Way cheaper, better quality options all around Lincoln.
I fractured my arm said In 2 weeks advance I would be able to pay the rest of the 100$ in rent I owed they said it was fine and still charged me a late fee even though I could not work for a week also had problems with the toilet called 3 or 4 times and still not have addressed the issue maintenance is slow here definitely not worth the money would not recommend to a friend

Pros: Friendly staff, your own parking spot, moderately safe area and have not had any problems with neighbors, mailbox is steps away from the apartment Cons: Sketchy safety rails and steps in some areas, permanent cable addition to your rent, tiny washer/dryer at 1.25 per load, bills galore Besides rent, you will need to cover electricity, sewer, water, gas, trash, and Oxygen. (ok maybe not that last one). I'm not super pleased paying the same price as a 2 bedroom for my 1 bedroom but that's the cost of having a 'remodeled' apartment. The difference between for remodeled does not justify the price you pay at all. That being said the staff are very friendly and will work with you if anything arises.
I just moved here, and everything so far is pretty good. I don't think we will have any problems living here at all. 3 stars because it is not as "luxury" as it is advertised. The website says icemakers in refrigerators and that isn't true. Also, there is not even microwaves which is no BIG deal because I can buy my own. It's just the fact that every "luxury" apartment I've seen had a FULL brand new kitchen appliance set. Another thing is the laundry situation. There is only one set in each basement there is not a full facility. Again, most luxury places have in-unit. I wouldn't care about laundry as much either if they weren't so small. I had coin-operated at my other place but it was way more luxurious then here I would say. The washer is TINY especially for how expensive it is. I definitely recommend going to the laundry mat to get more done because 2 normal sized loads will take you about 5 washes and there is only 1 so you may as well take the entire day if you plan on doing it here. Other than those two things the place is pretty nice for what you pay for!
They've just done some renovations. Kitchens are vastly improved and modern. Additionally the apartments are nicely sized. Overall the apartment renovations are nice and the maintenance and office people are okay. But rent prices have gone up too much with the renovations. With old windows you can add another $50-100 dollars per month in heating or cooling. All of this with no real community features (pool, basketball courts, community room/office, or exercise room) except a fenced in dog park that is not used. And no in unit washer/dryer. I'd rate as average wouldn't recommend wouldn't discourage. But with brand new complexes opening up around town at the same price point with the amenities Trenridge is lacking I was hard pressed to stay after the rent increase.

Both my sister and I have lived here 5 years. It's a great apartment with easy access to the bus stop, our doctor's office (right across the street), our dentist's office (about a 5 minute drive) and 3 grocery stores. It has 850 square feet with big bedrooms, private entrances, plenty of storage, private balcony and a nice size kitchen with all the modern appliances. The management is really great as well as the maintenance. Anything that needs to be fixed or replaced is done within an hour or so of calling. Rent is reasonable. I would recommend this place to anyone who is looking for either a 1 or 2 bedroom apartment.
Lived here for 2 years while attending grad school. Very quiet place, noise was not an issue at all which was a big deal for me. Prices are cheap compared to all the other places I looked at - and I didn't want to live in a really shady apartment. Maintenance was great, I think I only had like 3 fix it requests and they were all done the same day. Good location close to the mall and UNL east campus and a few blocks from O street. They do allow dogs which was fine for me but it may bother some people. All in all I can't complain, everything from move-in to move-out was pretty good.
I lived there for 1 1/2 years and I was the worst place I've lived. The ceiling had cracks in it and had dust falling constantly. The dish washer never drained right nor did the sink in the bathroom. There were ants living in the wall, when brought to the attention of the staff I was told that I should set up ant traps and they would go away. The place was not updated at all. Paint was layered on everything. Several of the outlets didn't work because of this. They didn't care about any of these issues. The last straw was when the ac stopped working on a 100 degree day. I had to wait for someone to show up at 11pm when I had called the office @ 2. If you want to stay here go for it. Great location and within walking distance to several places and dog friendly but they charge way too much for what the apartments are really worth.
