Trifecta is located few minutes walk from my department and it is easy to access campus through pedestrian bridge. It is clean and well maintain community....

Trifecta is a convenient location to live at for UofL students, especially those majoring in engineering. Trifecta offers many amenities that seem great on the surface, however, due to poor management and maintenance, the cons outweigh the pros. There are so many problems with the building that make it hard to live there happily. I would not recommend staying at Trifecta because of these problems that I, and many others have encountered.

The apartment is dirty and smelly. There are lots of dogs, but their owners don't leash them. The dogs poop and pee everywhere, and nobody cleans it up

I wish i could give them a zero! they said i did not met their condition and after i got another apartment they are saying they approved it and that i need to pay them to leave their apartment. i haven't even sign a contract or paid anything because their condition was not met! i would stay away from people like this.
This is a great place to live if you’re a cockroach. If you enjoy living in an apartment with paper thin walls where you can hear domestic disputes, music playing, and even your neighbors talking on the phone all hours of the night then Trifecta Apartments is perfect. I’ve had the police knock on my door responding to domestic violence calls on several occasions (they were trying to find whose apartment the screaming was coming from.. wasn’t mine). Trifecta is about the worst community I’ve ever lived in. People let there dogs pee and poop in the hallways and stairwells and just leave it, and when you tell management about it they respond, “well we can’t really control our tenants.” I don’t think any of the tenants around me work or go to school because I hear them until about 5 in the morning every night during the week. Also, my room has been smelling like strong cigarette smoke every few days from people smoking in their rooms. They force you to pay $20 a month to park in the complex.. well I shouldn’t say force, they give you the option to park outside on the side of the street on a busy road for free where half the cars look like they have been sideswiped. I’m not sure which is safer, paying 20 to park in the complex or out on the street.. in the garage a car had its back glass busted out a few weeks ago and the glass just laid in the middle of the garage for weeks (they claimed they couldn’t do anything until the car owner complained but the glass laid there for a week after the car was moved). The apartment can’t clean glass up off of the ground for over 2 weeks, but if you have a guest over and their guest parking past is an hour expired they have the car towed instantly, one hour no joke. This is the first review I’ve ever posted but this place is so bad I felt the need too. If all that sounds like I’m stretching it a little bit, I’m more than willing to sublease you my room so you can try it for yourself. If you could sign a lease here for $75 a month it might be worth it, but anything above that I would recommend finding anywhere to live but here.
Roaches and they tried not to tell me until I moved all my stuff in! ??
I moved in a few months ago in July (it was 90 degrees outside) and the A/C did not work and they did not fix the unit until a week after I moved in and submitted the work order. Also there is NO communication between staff and residents. Very overpriced for what it is. I will not be living here next year and would not recommend anyone else to live here.
I moved in a few months ago and have had to file multiple noise complaints. The walls are paper thin and you can honestly hear EVERYTHING. I’m talking phones vibrating, full fledge conversations word for word, people fighting, people playing video games, TVs, radios, dogs barking. The complex houses mostly young adults going to the university which is nearby. Quiet time is to begin at 10:00pm but most of the residents are extremely inconsiderate and can be heard all hours of the night. It is also very evident that the walls were built very cheaply. The complex is suppose to be building a dog park due to the amount of residents that have pets. For now the residents use the grassed area directly next to the swimming pool and do not pick up after their dogs. It is so gross taking my dogs out to use the bathroom because of the amount of waste everywhere. Any grassed area around the complex is sure to be covered in dog waste. Not only is this disgusting, it’s also poses a risk of the dogs contacting worms. I have heard other residents complain about dogs using the bathroom inside the complex hallways and nobody cleans it up. The apartment and the interior of the complex smells so bad due to cigarette smoke, weed, and fumes from construction. The dust that accumulates in the apartment and building is really bad. I understand that is part of the renovation phase taking place but residents currently living here should be taken into account during this time. Smoking should be done so 20 feet from the building as per the lease agreement. It is very obvious that people smoke inside the apartments and the fumes go directly into the apartments next to them. For someone who does not smoke, this is really awful to deal with. Overall, I am extremely disappointed in the apartment complex and all the more they enforce basic regulations to keep all residents comfortable. For the price of rent, I truly expected more. I would not recommend this apartment complex to anyone. It is very obvious that it was built cheaply despite the millions of dollars being put into the renovations. I have made NUMEROUS amounts of complaints to the office because of the noise and smoke and nothing has been done. The only way to get out of a lease is to sublease it. They don’t offer any type of break in contract and therefore I am stuck living in this nightmare. Don’t make the same mistake that I did and get caught up in the newly renovated apartment. I am telling you, you will regret it!
