Sherwood/Tualatin South is a large town off Interstate 5 just 12 miles south of Portland. The dynamic town is made up of cozy suburban neighborhoods, schools, and community parks that attract many residents. Many of the modern rentals are clustered in the far western and northeastern corners of town. The northeastern section of Sherwood/Tualatin South is also the commercial district. Property Ratings at Tualatin Heights
We set up our payment for rent. They process it 8/31 (a day before the due date). They then put in the sewage and trash fees in on 09/01 AFTER they had charged our "monthly fees". Now they have notified us that we owe a $110 late fee on the $142 sewage and trash fees that they put in late. They refuse to acknowledge that they messed up. I would believe them if we had not do the exact same process in the previous 10 months and never had this issue. It is ridiculous to charge a 77% late fee for an apartment that is so uninsulated we had literal ice growing inside our sliding door this last winter and electrical issues that caused us to lose power in half the apartment at times. You absolutely should not rent apartment 66 when they relist it, it is one of the worst apartments we have rented in Portland and management has been nothing but money grubbing, stone walling see-you-next-Tuesdays during our lease here. Just stay away

Decent enough as an apartment goes. Except for the black mold and broken fans. And the fact that they charged us for replacing the entire carpet even though we didn't do any damage to it. They are unresponsive to emails which is the only way to get a hold of them. No phone. No office hours

I lived here for 6 months with my wife and two dogs. To start on a positive note the unit itself was livable. However, the amenities and staff are terrible. To start there are no side-walks around the property forcing you to have to walk in the middle of the street with your dogs/kids with relatively high traffic, or in the grass which is almost always wet or muddy. The water bill is based on community usage and the sprinklers are run constantly so the bill is higher than general usage would indicate. Parking is a nightmare. They do not regulate # of cars per unit so spaces are sparse. They recently changed the policy so that units get 1 spot free and can pay $25 for additional spots, however when they implemented this they did not take away the initial fees for parking spots so existing residents are subjected to paying an extra $30/mo for nothing. The dog park is a joke, its extremely small and the majority of residents do not pick up after their pets so it is just a rock pit of poop. This also extends to the grass area by the dog park, it's like walking through a mine field. In regards to pet owning, if you think it is even remotely possible that your pet may pee, even once in the unit on carpet, expect to pay $1200 in replacement fees as no matter how much you scrubbed there is probably a small stain underneath the carpet which is grounds for full replacement. God forbid this place ever loses Genesis from their staff as she is the only bearable employee to work with. The remaining staff is disorganized, rude and not personable. They do not seem well informed on their own policies and are hard to get a hold of in the first place. When they changed the parking policy and we had to select reserved spots, wherein they double reserved the spot I selected. When contacted with the error I did not receive a response until I confronted them in the office. I was told from other residents that the drains had been replaced within the last year, however when October rolled around and the rain settled in, everything seemed to flood or turn into a mud pit. My neighbors had to purchase a tarp to cover their back porch due to the excessive flooding from roof drains. It may cost a bit more elsewhere but its worth it for the peace of mind
Definitely the worst apartment I have ever lived in and I have lived in a lot of different apartments throughout the Portland metro area. The staff is unfriendly and the UDR manager Cassie will belittle you any chance she gets. I have had nothing but problems from this place and about half of them could have been fixed with good customer service. From a friend falling through our unsafe back porch due to how unmanaged the apartments are to the manager questioning my parenting when I called in to discuss them removing some thorn vines out of the fence so my child wouldn’t get hurt again. I will never recommend this place to anyone.

We were told that we’d have a clean apartment like everywhere else you rent from. I have severe allergies and when I bought a new vacuum, the whole container filled up with dog hair. My life is miserable here. We spent a couple hundred dollars with cleaning supplies and still have a foul dog odor and strong cigarette smell in our bathrooms. Now we have to be here for another year. Lesson learned. Do a walk through in the apartment you’re gonna rent before you sign and grab keys. The carpets are DISGUSTING. Don’t bring kids into these apartments unless you’re willing to fork out the money to get it cleaned out yourself. :( and everything is extremely cheap in the apartment. And the paint is watered down, on the doors and the rest of the walls aren’t painted.
Tualatin Heights apartments does not maintain their apartments very well. After 1 year, they still have not fixed items that we notified them needed fixed when we moved in. Most apartments have or will have mold before 1 year passes because they don't fix the problem they just cover it up.. They increase rent by $100/month or more every year. If you have more than 1 vehicle, there is not sufficient parking and you will probably have to park very far from your apartment. We will not renew our lease and we recommend against renting at Tualatin Heights.
The Community is in a nice setting in very safe Tualatin but be very cautious when thinking about moving into this community. The property management are very nice up front but when you decide to move out you experience the other side and quickly feel the contempt they hold for the residents. They become very argumentative, aggressive, uncooperative and blatantly flaunt the law. Our personal experience was down right sickening on our move out. Not only did we find mold leaching through each exterior wall when we finally moved furniture in preparation for moving, we found the source was the obvious lack for basic building maintenance on the exterior of the building with damaged siding, missing flashing and other plainly seen physical damage. Weeks after move out we inquired why our Security Deposit of a full months rent had not been returned, the Property Management lied to us stating we only paid $350 despite the lease and their receipts showing otherwise. When confronted on the lie they then produced a fraudulent itemized bill, which has turned out to be fictitious, showing wear and tear items as being owed and deducted from the security deposit despite each of the items listed violating The Oregon Landlord Tenant Act, such as a blown light bulb, etc. UDR Billing list carpet as having a 2-3 year life span but list this also on the invoice as being replaced though the new resident says the carpet is not new and our move out photographs show the like new condition of the carpet on our move out which ties in with the new residents observation. Clearly the UDR/Tualatin Heights move out invoicing practice is either complete fiction in a attempt to extort or blatant fraud. If you move into Tualatin Heights or any UDR property you should seriously consider having a very good Landlord Tenant Attorney on retainer as you will need them. UDR Billing and the Tualatin Heights on site management play the odds that tenants don't know their rights under the Oregon Landlord Tenant Act and assume they can break the law at will without repercussions. Other than the issue of mismanagement, poor maintenance standards and fraudulent billing this is a nice community with friendly residence for the most part.
The apartment complex is kept rrally nice and neat as possible. The mamagemnet staff are exceptionally friendly, the maintenance men are good at their jobs. Overall it's not a bad apartment complex. It is a bit pricey and it seems the rent is constantly being raised each year. We do live in a safe neighborhood and if yu have children elementary and high school arr really close. Complex has two swimming pools and two basketball courts as well as a tennis court.
Older apartments but very comfortable, More of designer layout giving the apartment more of a house feel. Living room and master are a good size, Kitchen is small but for one or two it's well laid out. Two full baths is also nice. My unit is a single story with apartments only on each side. This has been great and I do not hear them. Exercise room and pools plus tennis and basket ball court. The staff here is exceptional!! They have always been friendly and caring and have shown that they are concerned about the people and living conditions. They have always been pleasent to deal with. They have a great maintenance staff that try to stay on top of things that need fixed.
