Property Ratings at Tuscany at Lindbergh
I moved here in 2019. There have been a few changes in office staff during this time. However, the current staff is friendly and attentive. The maintenance staff is awesome! I like this property overall for the good location and my building is relatively quiet as I work from home. Any disturbances are quickly addressed to keep our community safe. I enjoy the amenities and close proximity to many locations. Most likely, I will continue to rent here until I decide to purchase or relocate.

Thank you so much for your high rating! Have a fantastic day! - Nadia Luckhoff, Community Manager
Cons- When we moved in, the apartment was nasty; mold all over every windowsill, dirty carpet, pest issues, and it smelled terrible. I wish I had more pictures for proof, because now that we are moving out, they are charging 1000$ for damages for "scratches on the stove", carpet damage, and somehow they used $200 worth of paint to patch up a few nail holes. This is extra infuriating considering some of the issues we put up with there: our washing machine broke and the apartment flooded, the A/C broke numerous times, terrible ventilation causing mold to build up no matter how many times you clean it etc. The pool is nice if you can find somewhere to sit that doesn't have blunt wraps or empty cans laying on the chair. It's also a pretty dangerous area, multiple people have been killed within a quarter-mile of the apartment in just the last few months (look it up). Pros- not too expensive, close to marta, maintenance is responsive, staff are nice

Hi, we regret to hear that you had a negative experience with us, but would appreciate the chance to turn your experience around. We would like to work towards a resolution, so if you are willing, please reach out to us at (404) 995-9229 to discuss this further. Sincerely, Tuscany at Lindbergh Management
This community is nestled in a quiet area of Lindbergh. It is an older property about 20 years old so as you can imagine some things required the attention of maintenance. Marco was assigned to address my issues and he was nothing short of AMAZING! Thorough, communicative and willing to address all the issues even committing to return to repaint areas he had to fill and sand. I am pleased to know they have a maintenance ram committed to excellence. This speaks volumes about a property as the upkeep is super important to residents. Thank you Tuscany!!
The requirement for the 60 day notice is buried deep in the lease and -after living somewhere for 2.5 years- you tend to forget about the intricacies. I didn’t receive a renewal letter by mail (but lots of my mail got lost in my time there). The digital renewal letter was attached to a formality email. That letter was 3 pages which were: Page 1) The new rates for re-upping my lease. Page 2) Talk about amenities and how great they’re reviewed online! and Page 3) Formalities and sign off THEN in smaller text tucked away is “Failure to give us 60 day notice etc”. I, of course, didn’t read all the intricacies of the renewal letter as I was busy with my dad being hospitalized with COVID at the time. I got hit with a fine of over $2000 for my 1 bedroom apartment. Renter beware and maybe look elsewhere.
I haven't officially moved in to this complex yet so stay tuned for an updated review when that happens, but so far my experience with Tuscany has been incredible. The leasing office is very responsive and friendly by phone and email, they laid out all of the costs for me, and the no-contact move-in process has been very easy as well. I think it's worth noting that you should take all apartment reviews with a grain of salt. 99% of apartment complexes have reviews saying "DON'T MOVE HERE! YOU'VE BEEN WARNED!" that give a bad rap to decent apartments. I believe if you are nice to the management, they're nice to you. I look forward to learning if this is the case with Tuscany when I actually move in.
I've been a resident at Tuscany at Lindbergh for nearly 2 months. The community is gated and you have to use either a card or a callbox to get inside. Despite this, my car was vandalized and robbed in the resident parking. The catalytic converter was cut off of the bottom and the repair cost over $700 which is more than half of my rent. I couldn't get a number to contact security after-hours and had to resort to calling the police. Afterwards, the community manager refused to take responsibility for covering the damages. The community is beautiful, but I'm afraid that as a resident, you will have no assurance that you are safe or that the community will do the right thing when you are affected by their lack of security.
WOULD NOT RECOMMEND. Seriously live anywhere else. For the past year I have put in constant maintenance requests for the same issue's only for them to break again in weeks. They also never removed the mold that was there when we moved in. On top that there have been several car break-in's and the front gates are broken often allowing anyone to come in. A few months ago there was a trail of blood down the hallway in front of my unit and it took two calls to the leasing office to get someone to come and clean it. Blood. Literal blood. Management will pretend to be sympathetic on the phone but at the end of the day they have no power to do anything, it's all in the hands of Venterra who couldn't care less. For example, while i was a tenant here my car was booted and even though they have a contracted company that boots cars, i still had to pay get to the boot off despite it being a mistake. It has been a complete nightmare.
I've lived here since October of 2014 and I've noticed that the management has gotten progressively worse throughout the years. I will try to highlight each one of the major issues. 1.) I recently got a puppy in the last year, and I always pick up after him. If you live here and have a dog and do the same, you'll notice that it will seem like you are the ONLY one that picks up after your pet as theres gobs of dog poop throughout the trail and jsut overall, throughout the entire complex near bag stations. 2.) Onsite Security Guard Actually Waves at Speeding Driver that Runs a Stop Sign - Upon arriving home from CVS one night, I witnessed a car speeding from the big parking deck and run through the stop sign (approximately 7:50 PM November 30).The onsite security officer not only did not stop the guy but waived at him. This is COMPLETELY AND ENTIRELY UNACCEPTABLE as I've brought the stop sign to the attention of the leasing office before as a safety concern when I was almost hit by a car running the stop sign. 3.) Being charged late fees for packages that are not yours - they recently implemented a new package locker system for their residents. Just recently, a package notification email was mistakenly sent to me for a package belonging to another resident with the same last name. Upon opening the locker and finding out the package wasnt mine, I closed the locker leaving the package inside and immediately sent the leasing office an email stating this as well as detailing the name of the resident the package was addressed to as well as his apartment number. Not surprisingly, the leasing office did not read my email, and I received an email from the system stating I would be charged a late fee for this package that wasnt mine. 4.) Incompetent management "forgets" to sign my lease renewal - On Nov 18th 2018, I electronically signed my lease renewal for 2019. Thinking that this was sufficient, I was surprised to get an email on Jan 1st stating that I could not pay my lease online because my lease renewal was still pending. I call the leasing office to find out that MANAGEMENT DID NOT SIGN OFF ON MY RENEWAL for an unknown reason. They told me that since management has not signed their end of the lease, my renewal was never valid. Keep in mind, I electronically signed my portion on NOV 18, 2018. So for 40 days management neglected to do their job, and I was almost forced to pay a late fee for rent when the issue was 100% Venterra Realty's fault.
It's been a shame to see how this complex went from very good to below average after management change to Venterra. Roaches are a problem in the apartments (not all year round), you can smell weed in the hallway at times, buildings are old, even though most units are renovated. Security is not onsite often and there have been several break-ins. Entrance gates constantly break during thunderstorms. Management has a very fake caring attitude but are quick to take your money. When it's time to really have your back, they make it clear they don't. Oh and they also tell you 48 hours prior that they will hit you with fines for issues that either don't exist or that you weren't aware were an issue because they never communicated to you prior, but they will always play it off as if they did. Smaller issues include windows are not vacuum sealed, valet trash costing $30 and not optional but you have to use their small trash cans and they refuse to take anything outside what's in the bag, like a cardboard or something like that that wouldn't fit a tiny bag. On the plus side, pool area and club house are nice, parking has become hassle-free due to decals and neighbors are well behaved in the public areas overall. There's plenty of residents with pets but I haven't had any problems with them. They try to engage residents with events and parties but due to them having trouble building a good rapport with the residents, nobody really goes to those.
I lived here for 8 or so months, and I will say maintenance was very good. However, the cockroaches in my apartment were absolutely terrible. I was killing sometimes 3 or 4 a day. It may sound silly, but it was a terrifying experience when you are always having to be paranoid about a cockroach touching you while getting ready. Pest control sprayed, didn’t help. If anything, when I found the bugs, they were moving slowly (dying) but still saw so many. I was on the terrace level, so this might have contributed, however, I realized at one point that they were coming from the water heater closet (which was in my hallway).

Thank you for sharing your feedback with us. We will be happy to set aside to speak with you in regards to any concerns you may have with the community. Please let us know if you would like to schedule. Thank you, Tuscany at Lindbergh Management
The main issue I had: PESTS. The first week after I moved in (August 2016), I killed a few spiders. The very next week, I discovered that there was a SERIOUS water bug/roach problem. These were not small roaches, but the large ones. They would crawl up my drain in the bathroom/shower, from under the doors of my balcony and front door. For the first couple months, I was disposing one two-three times a week. I put in maintenance requests, but all they would do is come spray on Tuesdays. And that did not help at all. I usually leave my makeup bag under my sink. One day I was getting dressed for class, when I saw a dead water bug had crawled into my makeup bag and died. I had to throw all my makeup away. One day I was in my kitchen cooking, and I saw a shadow of something moving. Two large roaches had crawled from God knows where and were stuck in my light fixture in the kitchen. I put in a maintenance request, but since it was the weekend, they stayed up there for 2 days. This happened about 3 times. One of the times, a roach managed to crawl out of the light fixture. Imagine trying to kill a roach from off the ceiling in the kitchen. I have pictures and videos to prove all this. In the 1 year I stayed there, I put in between 18-20 maintenance requests for pests. I also had silverfish crawling up my drains as well, just not as often. I also walked into my closet one day, and there were hundreds of ants crawling from the ceiling. They took care of the problem right away, but it was very frustrating. When I moved out, I was hit with heavy fees and did not get my deposit back. I am sure that not everyone has had this many issues (especially with bugs) at Tuscany, but I would recommend not living on the first floor of the 200 building or in a unit with a lot of plants/trees outside of it.
The staff is always nice. You feel important and like they eventually care. Maintenance is responsive. Some changes in office but they are #1.
We lived here for 3 years and only left because we moved out of state for work. From move in to move out, we have been very pleased. The staff is friendly, maintenance requests are taken care of quickly, and the amenities are nice. This is a great location for commuting to Emory and gives convenient access to 85 and 75. I'm always afraid of apartments with thin walls and a lot of noise but our apartment was nice and quiet and I rarely heard our neighbors. The move out process was easy. Other reviews here made me nervous that we might see unexpected charges at move out, but this didn't happen. I've also seen reviews that complain about parking, but we never had trouble finding a spot and if you're really worried about this, you can pay to reserve a space.
Tuscany is an ok apartment. It is close to marta, which is why most people choose to live here.
Our vehicle's catalytic converter was stolen twice in a 2 week period: 1st when the vehicle was parked on the top of the parking deck next to our apartment, 2nd when it was repaired and parked downstairs at the busiest level. We're paying over $1300/month for a 1 bedroom for the safety the community promises, and no longer feel safe or able to live here. The staff has not replied to any requests to review security tapes or for help. This apartment is full of crime, and some of it is being committed by residents. Do NOT live here.

Thank you for speaking with me this morning regarding this incident. I sincerely apologize for any breakdown in communication from our office and can assure you that it's our goal to deter this type of activity and for our residents to proudly call Tuscany at Lindbergh home. Please feel free to reach out to me directly with any further questions or concerns. Sincerely, Tuscany at Lindbergh Community Manager
Due to a short-term, work-related move to Atlanta from Austin, I had to find a place QUICK and sight unseen. I called everywhere and searched apartments.com for 4 days straight. The Tuscany at Lindbergh's sales staff was responsive, knowledgable and sensitive to my schedule. I was approved and set a date for my move within 48 hours of contacting them. It felt like they totally understood my situation and made it very easy for me. Note: the Lindbergh area is known to be a little bit more rough than the rest of Buckhead, but please know this property works hard to keep things safe for its residents. Engineering team is prompt and thorough, management team is super friendly and helpful, pool is fun and I love my neighbors! The icing on this apartment-cake is the location. A short walk to the MARTA station (which I use all the time) and a quick drive from anywhere in Atlanta. If you're looking at this area to live... live HERE!
These apartments are very nice yet a little overpriced. There have been many burglaries these apartments are very nice yet a little overpriced. There have been many burglaries on the premises and the gates are constantly broken anyone can just walk up stairs and get to your apartment the card keys are hardly needed because the stairway gates are constantly open
Property Manager at Tuscany at Lindbergh, Responded To This Review
Hello, thank you for taking the time to submit your feedback. There are often times that residents prop the gates open to allow their visitors to come in. We do ask that if you see any gates being left open that you notify us immediately so that we can take care of this. If you have any more concerns or questions, please do not hesitate to stop by our office and speak with us directly.
I love living at Tuscany at Lindbergh (going on fourth year), and I'm no easy sell. Here's why: location, ambiance, maintenance, and management... all excellent... oh, and valet trash pickup-bonus! Let me elaborate: Location: super close access to 400 and 85/75. Walk to Lindbergh Station in 5 min... and catch a flight, easy as pie! Located smack in the middle of Midtown and Buckhead. Most Uber rides are $6-$12 anywhere you'd want to go. I love running, riding my bike or walking my dog in Peachtree Hills neighborhood nestled just a block away. Ambiance: Living at Tuscany feels like being on a resort. Something about the archways, the wide, clay-tiled breezeways.. feels like Mexico. I absolutely LOVE spending weekends at the pool. Great people watching and socializing. Even the landscaping makes you feel like your on a Caribbean getaway. Management frequently hosts happy hours and pool parties with complimentary drinks and food. The also offer free fitness classes.. from yoga to body sculpting. Maintenance: Never have I EVER been graced by such an awesome maintenance team (I have lived in at least 7 other apartment complexes in my time). They are exceptional.. and I know most them by name... and stop and chat if I see Shawn or Dee passing by.Garbage disposal jammed? Submit a request online and it will be fixed by the time you get home from work. Amazing. Every time. I will say I have had number of maintenance requests.. but they never became "issues" because they were fixed so quickly. My stove burners have gone a few time.. and my AC has struggled the last two years, so I've had to make a few calls on that. These things are inevitable when a complex ages. Most of the units have been renovated by now. Mine is not because I've been here so long. Management: I have to say, the management team is exceptional as well. The are always personable and helpful. Lauren and Damion keep the lines of communication open and are very responsive. I had an issue with my carpet being old and stained. They worked with me offering to steam clean it. I gave it a shot, but after a few months the stains and smell came back. They replaced my carpet no problem. no questions. no charge. It made such a difference. I can't forget to mention Johnny.. the friendliest security guard ever... and dog whisperer. He LOVES your dog and your dog loves him. But don't let that fool you.. he'll catch you trying to tailgate into the gate! He's an eagle eye. :)
