I've been a long time resident, and have had a mostly good experience, but things have gotten progressively worse and I can not recommend moving here. Resident complaints are not dealt with and management doesn't seem to offer even the most basic solutions. Make sure you check very carefully before moving here.

1) Kids cannot ride bikes/scooters in the complex, BUT we have a bike rack. Can't find in the lease where they aren't allowed... 2) Corridors are not cleaned very well, when they are water is then left to sit and bubble off the paint on the concrete floors in corridors. 3) Gates don't work, always open. 4) Maintenance work takes a lot of patience on the renters part to get anything fixed properly. 5) Hot tub has been cold for 3 weeks, when asked when it would be working, was told it was. 6) Poor communication from management, and emailing to ask questions gets you told not to email. What IS good? All the neighbors are great, except the one that leaves his dog on the back porch that barks at EVERYTHING. The maintenance men are very nice and do the best with what they are allowed to do- Sean and Angelo are fantastic! You can get a reserved parking spot now, even though it is about $10 higher than any other apartment around. It hasn't flooded, yet. Common areas are kept cleanish, even if the pool/hot tub needs a deep clean. Landscaping is well kept, looks really good.
*STAY AWAY FROM THIS PLACE* Good Things: I am still trying to find out if any. Negatives: 1. This place is infested with roaches 2. Trash management- extremely poor and you will see trash laying everywhere in the property 3. Leasing - Leasing agents constantly change and you will have to deal with all the issues your leasing agent creates and you will not have them to get it addressed. 4. Access- Its been 2 weeks since we moved and we do not have the Gate access card. The front door keys/locks were not properly working. 5. Internet- No internet connection even after 2 weeks of moving. It was mentioned that the property has a technology package for mandatory $85 and the internet connection will be ready on the move-in date but we are struggling without internet even after 2 weeks. 6. Service requests- We missed our pest control service request. 7. Communication - Extremely poor communication from the property management. My move-in dates were all messed up and had to pay extra pro-rated money to the property for the issue created by leasing agent who was not there working in the property on our move in date to get it addressed. 8. Utility service requests were not released by the property timely causing issues and made the residents responsible. The list goes on. Very frustrating to deal with so many issues.
I currently have carpenter ants coming through my front door and windows. I am allergic to ants and I have been killing them for days. I requested pest control that did nothing. Now I'm in an apartment that I am afraid to sleep in because ants are popping up everywhere. Great! So now I've contacted the front office five times. I've sent three maintenance requests. I have emailed the front office twice about the matter. And still no response when I have carpenter ants invading my entire apartment. I am now staying in a hotel, until I can figure out what to do. Horrible, horrible complex and they take forever to fix an issue.
I have been in the US for 3 weeks, before calling I called in Tuscany and asked if the extract from Brazil served as proof of income and the girl who answered said yes. We paid a $ 300 fee, we waited more than 1 week to have no return. We only received an email saying that the bank statement was not accepted.We call to try to resolve, make me available to pay half of the advance rent. The woman kept coming back to me, but it never happened. Very sad to have lost 300 dollars, I want my money back or a solution.
The proximity to the good schools and apartment quality for recommendation. - Things of concern. The common areas lacks lighting or may be trees need to be trimmed near lights. - The Gym has poor AC / fans functioning . - There is no provision for bicycles stands in the appartment complex. knowing the fact that the school do not provide bus . enough bicycle stands need to be present
My experience at Tuscany Bay has always been positive. I would highly recommend it to anyone looking for a place to live.
I would like to update the playground, also not enough umbrellas around the pool. it would be nice if you could get into the pool with the key

I find all of our fellow tenants very friendly. The same is true of the office staff and the maintenance men. The swimming pool and workout room are excellent.
I would and wouldn't at the same time. There are many different factors that determine each and not all of it pertains to this this incident. I would advise but with word of caution.
Regarding Maintenance, I have been lucky to always have received immediate service to any repairs necessary, so in that respect I am very pleased with the maintenance crew and their attention to detail.
Next day repairs and all my issues were fully resolved. Great esperience

The interaction was positive for this issue and seen to quickly. But it seemed to be a temporary fix. And the air filter was allegedly clogged when we moved in here less than a month ago, so I am wondering if it was a fresh filter when we moved in.
Great Location and School District.. Apartments are undergoing upgrades which is a big plus now..
I would recommend because this is beautiful and peacefull community to live.

Nice community, just not a lot going on for young adults without kids. Geared mainly to kids and families.

It is a community, clean, quiet, the staff is excellent, attentive, cordial and respond quickly to any concern, the three-room apartments are large, spacious, comfortable and have an excellent distribution
From apartment layout to the grounds and community areas, Tuscany Bay provides a great place to call home. The price is affordable as well which is a huge plus. All around great community to live and love the on-site lakes.
Bethani was very helpful and patient, she took her time to answer all my questions and took calls from me the very next day.
I have lived here a long time, and I love living here. I was so happy to hear that the Maintenance team stayed and did not leave as a result of the recent management transition.

i was told i had an apt on the first floor then a week befor i was to move in i was told it was no longer available im now on the 3rd floor exactly where i did not want to be. the office had an oh well take it or leave it attitude. at that pount i had no choice

Been here 4 years... Until a couple of years ago it was a lot better... The barbeque area is old and dirty... The hallways are dirty and the lights on 24/7... No bicycle rack in different places as we were told several times... The social area at the swimming pool is small nd lacks entertainment options suchs as as ping pong or billiard table... The complex seems more deteriorated as time passes.

One of my biggest personal peeves is with people not picking up after their pets. I am a dog owner and would never think of not cleaning up after my pet. I know there isn't a lot that can be done but there doesn't seem to be any attempt to rectify this. Even something as simple as email communications to the tenants would be a start. The area around the playground section pond is especially bad. It's always an adventure to navigate this area.

I like the property overall but some things need attention. Gated entrance has been open or out of order longer than gated. Stair rails need sandblasting and repainting so rusty they can cause injury. Breezeways could be cleaned periodically there are spiderwebs everywhere. Potholes all over the property need repair. Landscaping near stop signs need to remain trimmed down it?s hard to see pedestrians. Children at bus stop should be advised to stay on sidewalks for safety.

The apts are comfortable and nice inside. The grounds look great. However the landings are always dirty. When I moved in a few years ago, they regularly were sprayed off and too many wasps nests on the buildings. Those were usually taken care of fairly quickly.

Dear reader, My family has lived here for over two years now. Recently Pinnacle property management has taken over the responsibilities (or lack of) at this apartment complex, Tuscany Bay, in Westchase. All you need to know is that the garbage compactor has been broken for the better part of a month, none of the 'security' gates have been working since mid July, not to mention they are all rusted and broken as well, and the staff will NEVER return any messages or phone calls. The last management company began slacking on their duties when they were passing this property off, but now it has just become deplorable. Tenants care so little, that they are now just leaving their garbage on the sidewalks and no one picks it up. There used to be a 'decent' playground for the kids to play in, but it is rusting as well and I have personally seen worms in the puddles under the swing set. I am shocked and appalled that things could have gotten worse after IMT, but the new company has reached all time lows with their unprofessional and careless treatment of tenants and the property. One thing they did, that doesn't seem to benefit anyone, is replaced all of the roofs on top of the garages. (We got a notice that the buildings of the apartments were going to be done as well, but I have never seen them actually do any work. It's possible they did it, but there's no way to know since their communication with tenants is terrible.) Do not rent here. They are likely going to remodel some of the units and charge WAY too much money for terrible property management. Not to mention the school district is redistricting the lines and it will affect whether living here still allows you to put your kids in Deer Park Elementary or not. I hope this has been a helpful review. I have no personal issues with any of the staff, we have never interacted much, so don't know them very well, but the management of the property is nothing like I have experienced.

I only have one complaint about this place and that is they let 4-5 people live in single bedroom/bathroom units when the lease clearly says 2 people max. This place feels overcrowded because of it. I have 4 person families that live to the side of me, behind me and above me. (single bedroom units) The walls are pretty thin so you can hear conversations and babies crying. The family above me stomps around like a parade of elephants so the pictures on my walls and dishes in my cabinets shake whenever the 110 lbs woman and her 6 year old daughter are "walking" around. Let's just say when that child gets up I have no choice but to get up as well. I work from home so this gets pretty annoying. I shouldn't be able to tell what room my neighbors are in... I wish I could have spent 1 night in my unit before pulling the trigger. Would have been a massive NOOOOO! The staff is amazing and they are very quick to fix any problems you may have. The grounds are pretty nice and the units themselves are pretty spacey.
This is an older apartment complex and the interiors have not been updated. The walls are extremely thin and if you have one of the apartments where the bedroom is against a stairway wall such as the 3 bedroom units, the noise is excessive when anyone goes up/down the stairway such as when your neighbor gets home at 2 am or another leaves for work everyday before 5 am. The noise between floors is also very noticeable.The apartments are just ok. Very old style appliances and the exterior windows have likely not been cleaned in years, I complained about this on move in and was denied when I asked if I could hire a company to clean them. Move out about 1.5 years later and some were so dirty the view is hazy. The staff is very friendly and very responsive (except for window cleaning ) and the grounds and amenities such as the pool and weight room are nice and very well maintained. The location is also great. If you are looking to save money short term and are more concerned about location than the apartment itself this would be a good option. I would not recommend long term due to the noise issues and outdated appliances/kitchen.

I'm happy to report that we are currently upgrading our apartments with new ceiling fans, light fixtures, and microwaves. Also, though it’s true that living in an apartment community, we sometimes do hear our neighbors, whether through the walls themselves or while they are enjoying the outdoors, when resident activities infringe on other residents’ quality of life, we do want the opportunity to help resolve these kinds of issues. I know you moved out over 1.5 years ago, however, I truly wish I had the opportunity to rectify your concerns while you were still residing at our community, because most matters do have simple resolutions. Lovely community in the heart of Westchase with plenty of amenities. Location is within walking distance to parks, grocery stores, schools, restaurants and the library. Friendly office staff and the maintenance men are responsive to your needs. Excellent apartments at a great price. Will be staying for a while.
Great amenities, beautiful grounds and quiet location. In addition as a parent of children just entering school, I really like the schools and child care facilities in the area. The recreational opportunities in the neighborhood are plentiful, the YMCA, several gyms, lengthy jogging/walking course, jogging groups and more. On the weekend you can fine bike riders out in packs. Lastly, there is a swap meet that had everything from new and used items, fresh vegetables and produce to out door furniture. Home is everywhere here!!!!!!
Great area, wonderful staff, no problem residents. I will deff be renewing my lease here.
