North Burnet is a busy Austin neighborhood filled with shops, restaurants, and businesses. It is a highly sought-after neighborhood, home to JJ Pickle Research Campus of the University of Texas at Austin, the upscale outdoor shopping mall the Domain, and Austin Community College: Northridge Campus. Although my apartment itself is nice, since moving in this spring there is always some excuse as to why the gym, pool, business center, fire pit, and other amenities are not working or are closed. It feels like there is literally always some excuse, and yet I doubt they'd accept excuses from me if I couldn't pay my rent for weeks, or months, at a time. With so many other great options in North Austin, there's no reason to put up with this. If consistent amenities are important to you, look somewhere else.

Since the storm, my unit has had no water for over 2 weeks. There were daily emails sent with work updates but it did not include my unit for reasons unknown. When I attempted to call the office, most times I was sent to voice mail. The lack of communication is appalling. When I was finally able to get running water the plumbers left a mess saying maintenance will take care of it. It's been days and I have yet to hear anything from them. I should mention that the water is cold, not hot, but hey....at least it's better than nothing. When it came to paying rent, the server was down for hours, it's insane. Not sure if it'll be the same onwards. Save the hassle, do not move here. As of right now the new management needs a lot of work.

They have really poor service and management. I have been having terrifying experiences since last 3 months. That includes over paying, no service and loss of time.

Griffis North Austin are the best apartments I have ever lived in. I am in love with my unit, it’s spacious, renovated and has an attached garage. The landscaping is beautiful, and community is quiet. The management is consistently friendly and helpful, maintenance responds to issues quickly. Tomas one of the techs was a life saver when I called regarding an emergency at 2am. Parking has never been an issue for me or my guests. They have an app where you register your guests; its super easy to use. This place is a paradise for dog lovers. My dog and I are so trilled that Griffis has so many amenities for dogs; Dog Park, Dog wash and proximity to Walnut Creek Park. Overall my stay at Griffis North Austin has been phenomenal. I'd recommend living in a Griffis community to friends and family.

1) They let tow companies prey on guests and residents. They force you to use a parking app to register your car every time you park and if it is 1 digit off from your plate, they will tow you immediately without a warning. All of the other vehicle info the app asks for is ignored. It will give you and your guest PTSD worrying if your car will be gone in the morning for any mistake in the app. 2) Management does NOT value your business. When you voice a frustration to management, they give a uncaring response. Then you threaten to move out, they welcome you to immediately put in your notice. Wow! 3 years of rent and more rent to come does not mean much to these people. 3) They will give you a preferred parking spot one year and take it away the next. They used to reserve few parking spaces closest to the buildings for a premium. Then one day they chose to take them away due to confusion. They could have simply made better signage to eliminate the confusion. 4) The kitchens and bathrooms are C- quality for A level prices. The ugly counter-tops and cabinets are out dated and need a face lift.

WORTH THE READ!! We've only been living here for a week and had our car towed over night with our resident permit clearly showing in the window. There is a sign in front of the spot that says "permit only" that, after having talked to the front office, is not up to date and should actually explain that it is a RESERVED spot. The towing place is 12 miles away and we now have to Uber there to get our car back. The office management said that they would ask their manager if we would have to pay a fee to release the car from the towing company and after sitting there for almost THREE hours and checking in, they only texted their manager and offered up the idea of calling their manager, which they should have done in the first place. They got an immediate response- go figure- and we were told that we would have to pay to release our car, but management would pay for half of it later if we bring them the receipt, even though we shouldn't pay ANYTHING (to get there or to release the car) considering that the signage was not up to date and thus, we were not wrong to park there. On top of this, literally on my way up to my apartment on my move-in date, I was told that my balcony was possibly unsafe and would be under construction for about the next FOUR weeks. Seeing as to how I was literally moving in and had no other place to go, I had no choice but to be okay with it. I don't go into work until the afternoon, so I get woken up most days because of banging right outside of my apartment. This would be less frustrating if we weren't paying for the balcony as part of the property that we're renting, but we are, and the office refuses to give us a credit for not being able to access part of our apartment, even though we got no advanced notice. There is rat poop behind our refrigerator, there is hardly any parking (each resident is only allowed to have one car parked on the property and only given one permit per car/resident), they make you pay for your car getting towed even though you may rightfully park there, assuming you follow the verbiage of the sign in the spot directly- one of the office people accidentally said this isn't the first time this has happened :))) and they still haven't updated that sign- and there is dog crap everywhere you step.

(Continuation) I've never been one to take off my shoes at the door, but we do now because of the fear of tracking dog poop everywhere. To dry clothes in the dryer that we have (on HIGH heat), we have to run the dryer twice. Only half of our outlets in our apartment actually function and after freezing our butts off the whole first night and next half of a day with the heat "ON" and putting in a maintenance request, we found out that the connection was done wrong, so we were just wasting our money and freezing because someone didn't know how to do their job :). He at least, was very open and honest and apologized to us directly letting us know that he hooked it up wrong when he was doing the walk-through of our place before we moved in, but all the office staff do is apologize and send you on your way. Oh, also... We don't have a fan/light in our living room but there is a connection?? Seems pretty hard to forget, but they did. Also, when we walk our dog at night, we fear that we're going to get hit because the tow truck drivers pay no attention to pedestrians and just zip through the parking lot to hurry up and finish their job.

When we come after 10 pm, most of the time we don't get parking. We have parked in front of leasing office many times. Before we moved-i, they had mentioned they have sufficient open space parking for the residents.

I really like living here. The outdoor area at the main building was just updated and looks super good. I like that theres a grilling station, and hot tub for when i have a group of friends over. My apartment is one of the updated ones, so everything is new and includes a washer and dryer in unit. I have a dishwasher and a huge bathtub. Dionna was my leasing agent and she's super sweet, so are all the others who work in the main office. Highly recommend Griffis!

A very worst and irresponsible management, each service request is taking 48 hrs to address. And there is no proper intimation about water maintenance, most of the time there will be a notification in site before 1 hr on water maintenance. many times sewer back'd up and flooded my apartment. Gym and swimming pool was closed most of my tenure with the Griffis. Not worthy for the rent paid. Better Avoid signing lease here.

Overall, I have no major issues. The complex makes an attempt to have events for residents. The property is always well kept. The office staff is fairly friendly and helpful. Maintenance is quick to respond and has never complained even when I asked them to do very very minor things that I just couldn't do myself. My one complaint is that sometimes maintenance is somewhat careless. They've left my patio door unlocked and moved stuff around without putting it back. Very minor things. Overall, good property. At this point, no major complaints.

I am very happy with my apartment it's close to downtown and so convenient. The domain is right around the corner and the grocery store is also close. The maintenance is a good team and change my filter whenever I need them. The office staff is friendly.
I have never loved where I live more then I have here. The office staff is amazing. They know you by name and are happy to see you. They also all live here! There is available parking every night of the week. The community here is awesome with different events every month. You can also join the volleyball team. The pool area is beautiful and clean. You can grill in the grilling area. We also have a real working hot tub! The work out center is fully loaded and also very clean. Any problems we have had where taken care of in a timely manner. Everything can be assessed on thire website and is easy to work. Also paying rent online is free. I plan on living here till I buy a home. No reason to leave.
It's very true: no establishment with a French name lacks sophistication, and Chez Moi is no exception. Pros: * The property managers are always busy creating events, updating everyone with relevant news, and listening to your needs. * Chez Moi's maintenance crew has got to be one of the best in town; I've never had to wait more than a day to get someone to respond to even the smallest upkeep needs. * The "extra" facilities (laundry, sweet pool, gym, volleyball court, and kids playground) are excellent and actually get used quite frequently; the place is lively! * That being said, every neighbor I've met has been respectful and quiet and the kids are always back home by sundown * Great location if you work for some of the tech companies here, go to ACC, or work at Pickle's Research Center. Oh, also, the domain is 10 mins away Cons: * The appliances could really use an upgrade, but work fine and never broke on me (they're just inefficient) * Speaking of inefficient, insulation is pretty bad tbh. Expect your electric bill to be somewhat higher than usual. The water bill is ridiculously high, they run the sprinklers even after it rains. All in all, this is a great place to live and I've genuinely had a pleasant experience. Would definitely recommend as it's probably the best deal for the money in the area.
From the moment I inquired abt this complex they have been nothing but amazing!! I had to do everything online & was sent pictures, had follow ups & they have gone above & beyond! When we moved in I loved the welcome home surprises throughout the apt & with any issue we've had they have been nothing but helpful!! The community is beautiful & our dog as well couldn't be happier!!!
I use to live in this area when I was in college about 6 years ago and after moving around to different parts of town, I decided to come back again because I miss being able to either jump on I35 or Mopac or 183 to get to where I need to be. I also miss being near Chinatown and the Domain. I looked at every, and I mean EVERY apartment on Metric and the off streets and I never even looked here because I thought it looked too fancy and was probably way too pricey. So as we were about to sign our lease at another complex, the boyfriend wanted to stop in and look real quick. Jennifer was the rep that greeted us and aside from her offering different floor plan options to us, her exceptional service was really what got us to sign our lease here. She was very upfront and nice about everything and even 5 months later, the front office continues to impress us. The apartment seems to have gone through a management change but that hasnt effected us much. For a month we couldnt pay online so we just had to go get a money order from the bank and paid our rent for that month that way. We order alot of our things online and the front office has been exceptional in accepting packages for us. They keep it in the back where its secure as to where I have lived in places that either didnt accept packages or would just keep it in a pile at the front where anyone could take it. A few other things I like is the secure gates that actually work. The playground comes in handy when my little nephew comes to visit. Dog waste recepticles that are actually filled with bags everytime I have needed it. The gym is great, lots of weights and exercise machines, although I seem to be one of the only ones that use it. There is a sand volleyball court and even though I dont use it, I always see a group of people actively playing there. I never have any problems parking, even when i work and come home late at night, I can find something nearby my complex. My boyfriend paid for a cover parking spot because they were running a special for it when we signed our lease and now I wish I had too for me, mainly just for bad weather days to keep my car and bike safe. There are kids and family here and it seems to be a very safe complex. I walk my dog around and Walnut Creek dog park and trail is just nearby. A few complaints: Some of the drywall in the apartments have been worn, so they have been doing construction outside our apartment on the patio deck. The construction wakes me in the morning when I work nights and my dog goes nutso with the hammer pounding every time. Also, I can hear my upstair neighbor, possibly because they could be elephants but that is soemthing I put up with since I always want to live on the 1st floor. I dont hear the family that lives next door even though they have 2 small kids, so the walls are pretty well sound proof. The inside carpet is a dark brown which works with all our furniture. All in all, I wish we could sign a longer lease here.
