Property Ratings at Twin Fountains
Stay far far away from this money pit. They literally added $700 to $900 to the entire community’s rent for December 1st. The reason is that the water meters were broken for the last 7 months. So, how did they come up with this cost right? They gave us a 3 day warning by posting notices on our doors that mentioned “Good News” as if we had something good to look forward to. Imagine opening your rental statement to see you have to pay an additional $800 with only a notice mentioning “Good News” the water meters are reporting correctly now. Instead of giving residents the option to pay in installments they aggressively added the costs to the monthly rent then drove around laughing as they issued eviction notices to community members that couldn’t pay. Then had the nerve to send emails to enlist us to give them good reviews for the CHANCE to win money. The gym is nasty and outdated. The laundry room is filthy. The ponds are a health hazard for kids and pets. The walls are paper thin and you will experience multi-family living on a whole new level. Every wall in our unit is a separate family with constant noice. The windows are outdated and the draft in the winter will make you think you are living outside. The electric and water costs are unreasonable. The trash container is always broken and they will literally trash dive to find out who leaves their trash outside the trash container to charge them a $100 fee because they expect you to take it all the way back to your house. We literally pay more utility costs than our former neighbors that bought a 2600 sqft house. If they are willing to pay for reviews that should tell you something.
I don’t even know where to begin. I requested a walk through before signing a lease. I was relocating and never seen it in person. I was denied and informed they were unable to show it due to vendors being in the unit up until move in. Despite my hesitation, I came early on moving day, and still denied a walk through. They gave me a check list to complete instead before they could release the mailbox key. Immediately disappointed, there was no island in the kitchen, but was pictured in the email the office sent when I inquired about the unit. I was then told the islands/garbage disposals were removed from all units during renovations which isn’t noted. No fresh coat of paint, no new caulking in the shower (rusted & looked like it hadn’t been cleaned in ages) outlet covers missing, blown bulbs, water filter in the fridge never changed (I replaced out of pocket) and a host of other issues. Still don’t believe I wasn’t allowed to see the unit due to vendors, it wasn’t even move in ready. The work orders were never completed, and its Feb 2023. Its a different story/excuse each time I call, my guess is they misplaced the check list and want me to start a new one 7 months later to cover themselves. The walls are paper thin! Water loudly runs through the walls if neighbors flush the toilet/take a shower, phone alarms vibrate loudly, their dryer rattles loudly, I hear their conversations all day. The upstairs tenants have the most disrespectful, unruly children ever! Run through the house all hrs of the day/night. So much so, they knock pictures off my wall, dishes in the cabinets rattle non stop. I bang on the ceiling, they stomp back even louder. I have many videos of constant disturbance. I haven’t had a good nights sleep since day 1, its miserable! l’ve contacted the office several times and spoke to the adults, still no resolve there. The spiders, centipedes, worms crawling up walls/curtains is sickening. They charge a gate key fee but the gate is never closed. I personally looked forward to security in a gated community. I replace things out of pocket that I shouldn’t have to. The emails/letters they send out about community issues are quite rude and unprofessional! I was excited to be a resident initially, despite reading other negative reviews. I still chose to give it a chance and I would not recommend. You’re better off renting a single family home for less with more space, peace and privacy. Take it from someone who did not listen, so yeah there’s that!
My family and I recently moved to Twin Fountains. The office staff was helpful during the application process and the apartment is absolutely perfect for our family. Friendly neighbors-my kids have already made new friends! Maintenance staff was quick when I called in a work order. We love this place!
I had the worst experience when I rented this apartment. Not only is the management extremely rude and unhelpful, the manager is extremely greedy and dishonest. They would do everything to squeeze money out of your pocket. Here are the few examples: (1) My neighbor, who has lived there for many years and who has not missed any payment, entered his new bank account number online with one digit wrong. He entered the information way before the pay day, which is normally the first day of the month. People can still pay without penalty until the 5th. The management did not notify my neighbor the information was wrong so that he could still provide the right information. Instead, they just charged him $200 for a nonpayment 10 days later. (2) Another neighbor had a pool party and they left a can on the table. He offered to pick it up and throw it to the trash can. The people there said no and charged him for $50. (3) When we moved out of the apartment two months ago, we hired a professional cleaning company to steam clean the carpet. It was very clean, but they still charged US about $900 for the carpet. Even though I asked to be there for the final walk-through, I was not given the opportunity since I already returned the key to them. After I received the bill, I went to the manager's office and asked her to show me the damage. She told me that she could not show me the apartment any more since the carpet is already replaced with wood. She only showed me pictures mixing different apartments. There were quite a few pictures I could not recognize. Even the manager said, " I may be wrong." She was wrong since she used pictures from other places to charge me. Obviously they wanted me to pay for the replacement cost. This was a totally set up. They sent two people to my department two months before I planned to move out. They wanted to replace the floor with wood even before we moved out, but they wanted us to pay. I cannot believe how this company could be so greedy and dishonest.
I'm in my 5th year living at Twin Fountains and couldn't be happier. My apartment is 2BR/2Baths, has 4 walk-in closets and a 1-car attached garage. My apartment is large compared to the many I had looked at before moving here. It has a very nice clubhouse with a large workout area, movie room, game room and fully equipped kitchen for hosting a party. The pool is very large compared to other complexes. After several years of management that was, at best, barely passable, the management and rental staff are top notch. Sheila, the property manager, is by far the best since I have been a resident here. She listens and she cares about the residents. Rachel and Laura, the rental agents, are always very helpful. As far as maintenance is concerned, Casey and Jeff have taken care of whatever I have requested on a work order and has been completed the same or next day even though nothing has been an emergency. Finally, Kevin has the grounds, walks and driveways immaculate. If you are looking for a place to rent, take a look at Twin Fountains.
Not even really sure where to start here. Our apartment building had a power surge in 2016 that could have potentially burnt our entire building down. It was a nightmare to get any type of assistance from the staff at the front office and after the fire, their still remained dug up wires and cables for months. This posed a hazard to residents and wasn't fixed until brought to the office's attention. The turnover here at Twin Fountain's has been outrageous. In the 4 years we have been here, we have gone through new management each and every year including front desk staff and maintenance. We just received our newest property manager who doesn't appear to be any better than the rest. One of the primary reasons the company is failing is because of the Nexus manager, who essentially is hiring and firing all the new staff here constantly throughout the year.

Current property manager (2015-2016) does a fantastic job as coordinating parties and rallying up the resources and funding for a new fire pit/grill area. However, when it comes to actual property management, I cant say I've ever seen such negligence and carelessness when its comes to the safety of her tenants. Again, very nice and fun person, but horrible at the things that ultimately count.
Office is extremely difficult to communicate with and maintenance is very slow to address issues. Staff generally changes every 6 to 12 months because of poor communication.
