Property Ratings at Two50 Downtown
Left apartment cleanest I ever have and they charged full cleaning and a nonsense painting fee. Great location and big rooms but very very loud, the windows leak air and the cabinets are old and easily scratched. Pool closed half the year. Utility and trash costs are also high. Heating ducts blow dust all over. Don’t bother cleaning or hire their cleaners but you’ll be out your $500 either way.

In regard to your concerns, our pool is open seasonally during the warmer months of the year. Upon vacating, our home office provides an itemized statement of any specific charges assessed to your account. These charges reflect the work required to return the apartment to move-in ready condition based on the state of the apartment at move-out (minus normal wear and tear). Photos are taken upon vacating and can be provided if more detail is requested, or clarification is needed. Your lease agreement clearly details the resident’s financial responsibility to return the apartment to the same condition as move-in. Thank you for allowing me to address your concerns. I hope you can enjoy the good memories of your home at Two50 Downtown Apartments.
We have really enjoyed our time living in Two50 Downtown (Hillsborough plaza) for over two years. It has a great location! The building is well maintained and the routines were very thoughtful especially during the covid lockdown, the gym and pool are in great shape. And recent remodeling gave a nice modern look to the building. Ben as the building manager is always super helpful with everything, he is respectful and knowledgeable about all the routines and procedures related to residents and Gary does a great job in the maintenance, he always made sure that everything in your apartment is running smoothly and very helpful to fix any issue as soon as possible. Overall we recommend this building to anyone looking for nice apartments with a great community, quiet and respectful.

The building has been under construction since I moved in 08/2020. The management mentioned during virtual tours that there would be “minor improvements” (a couple weeks of work) done for the hallways. However, major capital improvement projects have not stopped since then. Major works that all last more than 6 weeks have been happening in lobby, hallways, vacant units, deck area, balcony, and exterior facade - imagine the noise (on top of train noise), smell, and concerns over Covid with construction crews going in and out of buildings throughout the entire year. It’s extremely disruptive when everyone has to work from home. I assume the building management took advantage of the Covid downtime to these projects because lots of people moved out, but it’s extremely disrespectful to current tenants, who are paying almost 3k and above to live here, supposably getting a “premium” experience. A crew of construction workers entered my balcony space to do paint works on a Saturday at 9am without prior notice, playing music and completely disregard my privacy - just one instance over many things that explains the 1 star review. I didn’t want to rant in public initially but these are things potential tenant should know. FYI- Also there’s a new construction starting across the building, so addition cautions. Ps the only good thing about the building is the property manager Ben, who has been hired by ACCO to patiently to listen to all the complaints, with which the asset manager does nothing about. The star is for Ben and nothing else.

I regret to hear about your frustrations while living atTWO50 Downtown. As you know we are undergoing a modernization of the entire building which has taken years of planning, permits, and coordination. It is regretful that our timeline has coincided with this unforeseeable pandemic, as we understand that noise from these renovations can be an inconvenience, particularly to those working from home. We do apologize for the trouble this has caused for the current residents. We are happy to report that all of the interior renovations have been completed and the exterior renovations will be completed in Fall 2021. After speaking with the leasing office, I can confirm that a Notice was posted to your door regarding the painting scheduled to take place on your patio on the Saturday you specified above. If there is ever a time where you are surprised by a repair, I do encourage you to reach out to the leasing office immediately. I can assure you the office staff will be able to update you on the repair timeline, follow up on notices that were issued, and address any noise stemming from music. We understand that the repairs can be an inconvenience and the leasing office staff is available to discuss the repair timelines and help give you information to remain transparent throughout the process. We hope that installation of the outdoor spin bikes, fire pits, and BBQ area have been some added positives to your Hillsborough Plaza living experience. We also hope you have been able to take advantage of the pool that is now open as well as the gym (by reservation). Thank you for your kind shout out to Ben, the resident manager, and thank you for allowing me to address your concerns.
Just note that if you are sensitive to noise, this is not a place for you. This property has been under construction for the last 6 months, the noise has been so intense. It is inhabitable. Besides the construction noise, you will also hear the noise of your neighbors from slamming doors, tv noise, footstep noise and kids screaming nonstop, from other units and hallway. The property is not in a living condition. The management is not being helpful at all.

Thank you for sharing your comments. We have indeed been undergoing a modernization of the entire building. We are very excited about the updates & improvements and can report that the construction within the interior hallways is now complete! With your neighbors, management is able to address excessive noise only, particularly when it occurs during quiet hours. (After 10pm you should contact security who can immediately respond to the issue.) However, if the noise is not excessive, simply your own sensitivity, please understand that apartment living comes with a certain amount of inherent noise; you can expect to be aware of your neighbors from time to time. Thank you for allowing us to address your concerns.
Worst management team ever. The manager is super impolite and doesn't show any respect. I don't recommend this place because of the unprofessional manager. The location and building is all great except the management team. I cannot imagine the manager is work in such manner, judge people and scold you. She also interrupted you when you are saying something. This is the WORST PLACE!! WORST MANAGER EVER!! DON'T COME!!!

Hillsborough Plaza Apts Right in down town San Mateo, you dont need to drive anywhere since everything you need is within minutes just by walking. Need to get on the train to see a show in San Francisco the train station is a few minutes walk, Movies, gourmet grocery store, hospital just across the street from here, Fantastic restaurants all just a few minutes walk. Temperature is always lower here when everyone else is cooking on the east bay and lower peninsula Its like living on a cruise ship at this location, the apartment is the best in the area run by the best manager I have ever met. Need to get a quick workout in before going to work without leaving the building, gym is right here. Want to get some laps in at the pool yep thats here to. Priscilla has completely renovated the whole building and everything is first class, security cameras and guard constantly monitor the property, yea I been here 14 years and have always been happy here.
