I would have loved to give a good review. I loved the location since I worked and attended CSUF which was across the street. Also super near food, coffee, and stores. But I was horrified by the cockroaches. They just got worse and worse. The attitude our first year was that it occasionally happens, just be diligent about not leaving food out and emptying your garbage every night, and close your drains and you'll be good. Hahaha. Yeah, no, we had our place sprayed multiple times. One of the times, several times in a row, and we would walk back in and watch a cockroach casually stroll over where it was just sprayed. Second year when you'd call the response was we'll get you on the Orkin schedule - so they were no longer even pretending that this wasn't the norm. I felt like no matter what I did it was a losing battle with the pests. I for sure noticed an increase in the amount our second year. They were there the first year, but you wouldn't see them during the day, etc. But the second year they had just taken over no matter how many times we had them spray, laid traps, got those stupid plug-in bug-away things, and just went on the attack. I pretty much stopped cooking all together because you couldn't trust that the cockroaches hadn't been on the food (even in the fridge, yes we found them in the fridge and freezer). We moved out during the pandemic and I probably would have stayed if not for the bugs. Management wasn't that great as other reviews have stated, but I would have dealt with that if not for the pests.

When my roommate and I first moved into the apartment, we noticed there were red stains on the carpet. Management assured us that they had cleaned the carpet already. When the lease was over, we got charged to replace the carpet ??????? Not to mention the fact that this place is loaded with cockroaches since day one. If you make the choice to move in, make sure you scan the entire house for issues, record them on your phone, and somehow email it to management so they don't try to charge you for a mistake they made.

I saw other reviews about cockroaches, but I didn't think it would be an issue. Upon moving in, I saw some dead ones under the kitchen sink but didn't think too much of it. Fast forward 3 months and they are EVERYWHERE in the kitchen. We told the leasing office and they sent Orkin pest control to our apartment to spray. But we are still seeing them every day. Apparently, Orkin comes every Thursday to spray the infested apartments. Also, we have called maintenance three times to fix our dishwasher, but it is still not working. Now there is stagnant water at the bottom with no way to drain it. In addition, our shower is always cold, but we get charged so much for hot water. Also, our heater is broken. SO if you like cockroaches, washing dishes by hand, and being cold, this place is for you. Avoid if possible.

My 2BR/1BA is perfect for my roommate & I. We have not had any problems with insects or unruly neighbors. Everyone is friendly, including staff. Sometimes it does get more noisy on a friday night than during sat/sun but it’s the start of alot of peoples weekend, no biggie. Plenty of parking surrounding my unit. Maintenance is helpful & they get the job done. I will recommend this place to anyone who’s looking.

This place is COCKROACH INFESTED. I lived on the third floor of the complex, and most would think we wouldn't have roaches because we were not ground level. There were roaches in all our cabinets, bathroom, kitchen, living room, and most importantly, the KITCHEN and BEDROOMS. They would CRAWL on my roommates and I on our BEDS, and we kept the apartment very clean! It was a struggle to cook food in the kitchen due to the roaches crawling all over the pans, and on our food. It was absolutely disgusting. I have included pictures of baby roaches in our fridge, and a dead roach found on the floor of our living room. Absolutely disgusting. You can call the office to complain about the cockroaches, but all they do is set cheap paper traps under the kitchen cabinets. What this place needs to do is fumigate the place, but even they wouldn't do that because the UCAs really does not care about your living situation or the health hazards that it's occupants are exposed to.

I dont even know where to begin, but I'll keep it very short. Listen to all of the reviews on every platform about this place. The paint is peeling off the walls, they dismiss your matenance requests. Every tennant I've spoke with has a relentless roach infestation. You have to plug up all of your drains and night and put rags under the door to keep them from coming in. No matter how you handle the bathroom mold always grows on the ceilings. They never had shown us our unit before we moved in and instead showed us a nicer polished room which was not like the one we'd be living in. They cover all of their problems with bells and whistles like raffles or kureg coffee in the lobby but it doesn't change how disgusting the hallways and the conditions of our apartments are.

Was good but not now!! 1. One of my friend's apartment in UCA "caught on fire" because the exhaust fan burnt down around half of the part of the apartment because there appliances are soo old and they don't care to change them according to me. I put the maintenance order around 5 times regarding exhaust fans which was making weird sounds whenever someone was turning it ON. They fixed it but next day it starts again. I was not able to sleep because I was afraid that my apartment could be on fire like my friend's apartment in the same complex and finally after several complaints by other people they have to replace all. They rarely change dish washer, microwave, gas, etc.when you sign the lease. So make sure you are getting a new appliances when you sign the leasing papers. 2. Presently worst staff ever : My 2nd year is about to end here. My experience about this place in starting year but dealing with the staff is worst because they don't care. I am talking about the new staff especially " The manager". They will charge you in anyway they can even if that is not your fault. My old roommate gave them the parking permit before he moved to other city and they stopped charging me for that when returned the parking permit but when i went for the new parking permit, they said that my roommate never returned it and we mistakably didn't charge you for the whole year and i have to pay $125 fine for losing it which i never did. They are highly miss-managed because they lost it and charging me $150 fine for that. I am not the only one who suffered. There are other people who faced the same issue regarding this particular problem. 3. I asked my paper work regarding leasing agreement and they said they don't have it in their file and they need some time to find it. It took them 2 weeks to i hget andit and I have to go over there around 4-5 times regarding this issue.
If youre a student as csuf this is the place to be, across the street from school. not being a student or alumni, youll feel disconnected from the comunity, so id look else where.
Living at UCA has had it's pros and cons, nonetheless it is one of the ideal locations to live at since it's literally across from Cal State Fullerton. As a resident since my freshmen year, I'm more than credible to review the location as I've seen major changes occur in the complex over the years. First off, the UCA staff is wonderful. If maintenance is needed, my roommates and I have always just talked it out with the staff, and the situation is typically taken care of within a reasonable amount of time. Tammy, the property manager is also great! There have been a few instances where she has been more than understanding about late rent, parties, etc. One thing I have noticed is that general staff members do change out a lot, especially when you finally get to know them. The office area also leads into a nice hangout area, perfect if you want to watch TV or study there (free wifi). Sometimes people come in and play pool, so it can get a little loud. Small fitness center is attached as well. Seasonally, the staff likes to throw little mixers with free food, plus what college kid doesn’t like free food? The pool/spa area is just as nice, generally great place to meet fellow residents and get your tan on. There is an outdoor shower, bbq grill, and fire place, but no outdoor bathroom. In terms of space, my 2 bedroom/1 bath was doable with 4 people (only cause we had to as college students). Renovated kitchen, appliances, and bathroom was a plus. We lived in the front of the complex, so our hallway area was always clean and well lit. They even allowed us to paint one of our walls, adding a beautiful splash of color! Storage was surprisingly enough, the pantry allowed each of us to have our own shelf, closet space is equally dividable, and kitchen comes with lots of cabinet space. We did have an ant problem, but luckily no other types of infestations. That was taken care of by UCA management, and is normal in SoCal heat. Cons: We got 2 parking passes for our place, but we all had cars, therefore extra passes were $50 each per month, pretty pricy, but we all just split it 4 ways. Rent does go up a little every year, it is frustrating but the location is what made me stay all 4 years. Guest spots are limited, free passes until 6pm, but overnight is $5. Some of our guests have been towed because initially we didn’t know they weren’t allowed to leave their cars overnight. Occasionally it gets noisy and there are parties, but that’s expected for an apartment c
