Overall, I’ve had a pretty bad experience within the last two years of living here. The first two years I live here was great, but then the property was bought out and had new owners. Since the new owners, there have been so many issues. We were without power at one point for 3 full days. They told us they would supplement for any groceries lost, but never did. This is especially frustrating because our rent includes utilities, and we did not receive a discount off our monthly rent. The power came back and then turned back off for 24 hours a day later. That’s awful to not receive any assistance. We have also had a power outage, water shut off, or AC outage at least once a month. The maintenance guys are honestly the only good thing about this place. I try to get in touch with the office, but they are impossible to reach by phone, voicemail, email, or text. You will always need to go in person. They will also never give you corporate phone numbers or emails. I hope it gets a lot better!
Incompetent, incapable, and uncoordinated;A.K.A My experience with Ulake Apartments. For the past week and a half, I’ve been trying to get a lease here. I submitted my application two weeks ago on a Friday. I’ve made it clear that I didn’t want a co-signer on my lease (I emailed 3 times and texted them 5 times until I got confirmation that I didn’t need it.)but they held up my application until last night after I made my 12th call to them in a week (first time they actually answered). This person finally helped me get my application pulled through. They told me when it was approved I could move in today (August 17th, 2024). That was a lie I showed up today (August 17th), after a 3 hour drive, and went into a crowded leasing office. No lines, a hodgepodge of chaos. I was finally assisted by a friendly young woman. She said that she would assist me with getting a lease and would just need to stand to the side until her manager could assist me. Another 20 minutes passes until another young woman came out and asked what she could do for me. I informed her that I was waiting to speak to a manager so I could lease my room like I was promised I would be able to. She informed me that management had barred them from leasing rooms the day I was promised I could move in and would receive a phone call. I highly doubt I will get a phone call. I wasted time and gas.

absolutely awful. roach infested. mold on the ceilings. holes in the floors. dirty cabinets and drawers. i honestly could go on and on. it’s a crime to have us paying for this as we moved in today. it hasn’t even been 24 hours and we’re already living in a nightmare.

The community is alright for what you pay. The lake is nice and the ducks are cute. The surrounding area isn’t great but the inside lake area is kept well.

Constant power outages here, just save your money there are tons of cheaper places here that have better livability. You will be spending your money on rent here just to have constant power outages and the money you spend on groceries will go to waste

Too many issues from the last year, which is a shame because my time here when I first moved in was pretty good. Too many power outages due to old machines. Too many times that maintenance and management come around due to quarterly apartment checks that are pointless. An a/c unit that is constantly getting backed up with water. I like that it includes all utilities, but the rent hike this year was too many considering the problems the property has.

Excellent and very good. I am excited to live in a community which is safe and protective. This is going to be a second home for me till I complete my Education in USF which might take 4 years.
This is a common problem at ULake Apartments. And the Duck’s could easily be kept out of the pools by putting up a screen around the base of the fence and by stringing fish line above the pool areas to keep them from flying into the pool area. Ecoli related infections & Ringworm are common health realted problems from swimming in Duck Poop infested pools! And yet, nothing is done to keep the ducks out of the pools, even though many suggestions have been offered to correct this obvious health-related problem with the pools. Its absolutely disgusting! I would upload pictures, but this sight doesnt allow.

We have a professional pool company that cleans and chemically treats all three pools three times a week. We have taken your suggestions seriously and have a plan of action in place to help keep the ducks out of the pool areas. This property lacks care and concern for it's residents. If I could give this property ZERO stars then I will. They refuse to address the issues and take ownership of things that happen that are out of the resident's control. The property has issues with MOLD and the property management teams fails to take this issue in consideration and make sure that the a/c units in the properties are working properly to prevent mold. They don't care about resolving issues to make residents feel comfortable, they will rather continue to patch up the complex NOT FIX and hold the resident accountable. DO NOT RENT HERE.
I hope the management and the owner have to live a year under a management like themselves, so they can understand what its like to be treated like trash. (Except for Sonja) I would not recommend this apartment to anyone. Please take these things into consideration before you find yourself going through what I did! The rent looks cheap and the "lake" seems appeal at first site but you will be much more stress and debt free living elsewhere.
University Lakes is an upscale apartment complex that is not only 5 minutes away from campus, but has all the amenities that students are looking for. ALL utilities are included WITH NO CAP on electricity or water. There are 3 pools, a basketball court, and even a little study room accessible for all residents. The managers Monica and Lauren are awesome and they really take the time to know all of their tenants. There are events held all the time, even special events for pets! I am so grateful that we have a had such a good experience with them, because you don't get a this kind of service at every student-housing complex.
University Lake apartments is one of the best apartment complexes in the USF area. The office staff is extremely knowledgeable and helpful when you need assistance. Each apartment comes clean, with the option to have it furnished with nice, durable furniture. One of the most appealing things regarding this complex is that the monthly rent includes all expenses - water, electricity, trash, sewer, pest control, cable, and wifi - with no cap. The complex is equipped with three salt water pools, a 24 hour fitness center, free printing in the office, a gorgeous lake, and gated security. I highly recommend this beautiful place!
I had the worst experience living in this apartment complex that I wouldn't wish this living arrangement on my worst enemy. The day I moved in (August 2014), the apartment had this moist/stuffy feel to it that I just associated it with them cleaning the apartment before move-in. In less than two weeks, we called maintenance because mold took over my room. Every time maintenance came, they said they fixed the problem but they never did. This went on for months until I told them I refuse to pay rent and that's when they tried to do some stuff. I had to move into the living room, I had to go to the hospital and was placed on 3 different types of meds because I was diagnosed with a viral bacterial infection. Then they moved us to a new unit come January 2015 only for mold to start showing up less than a month into the unit. They wouldn't pay me back for the damages that occurred (designer sneakers ruined with mold, laptop bags, dresser, clothes, etc). I ended up breaking my lease and moving out in March 2015. Please don't stay here!
Living at university lake apartments has its perks and disadvantages. Perks: the inside has been updated, the rent is all inclusive and there is no cap on utilities, the apartment has a gas stove, the people in the office are awesome. Some of the downfalls: the rent is high (I lease a 2 bedroom to myself and pay quite a bit), the apartment is older so there are issues that come along with living in an older property, and it's designed for students so you do run in to noisier college students. All in all I have loved living here. There are things at give me a headache but I've had an overall great experience.
I'm so excited to have found this apartment comunity through Apartments.com. University Lakes is located close to everything, such as recreational as well as parks for serene walks! Great amenties (all included in the rent) & they're pet friendly! I'm so happy with my decision to wait & move into the best!
