The management staff are very helpful & friendly with a positive attitude. Anytime I've needed some maintenance the issues were handled immediately & properly. I've lived in Overland Park Ks. in places that were 3 times the rent and they were never that efficient. Plus, their attitudes were quite poor. I known in the past Unicorn may have had some bad reviews but that's the past. I can easily recommend them. Especially if you're on a budget. BN 2022
Roaches literally e v e r y w h e r e and if you try to call maintaince to have them spray, or do anything for that matter, they ignore it. Oh and when you move out they'll blame you for the bugs and try to stick the exterminator bill on you. They'll also lie about multiple things that supposedly happened when you moved out, say you owe them hundreds if not thousands, and when they sue they serve your old apartment that you've already moved out of, so you have no idea you're being sued and can't defend yourself. When you call to figure things out and call them out for lying, in a calm respectable voice might I add, the manager then goes on to cuss you out, call you names and is just disrespectful and unprofessional. They also flood a lot. Not worth the time or money, sure they're cheap but you get what you pay for. Manager/owner is way too unprofessional to have that job, if you can't have a "tough" conversation without cussing someone out and calling them names, you shouldn't be a manager/owner.
When the washing machines rinse clothes, it will go into your sink or tub. There are parts of the walls and ceilings where they just put wall putty to fix drywall issues and never painted or sanded down the area. What once was a tennis court was smashed to pieces by trash dumpsters and is now a dirt / grass lot. Walls are paper thin, so hopefully you have a quiet neighbor. Hallways echo, so if someone is talking or having a fight with girlfriend or boyfriend, you will hear it all. For a complex built in the 1960s bringing in an estimated $500,000 /yr gross in rent payment, these people are out of their minds. They are raising rent across the board and everything is outdated. Does not matter about the area complexes, they are new and this place is old and needs completely renovated. There is also a thrift store in the office.. why are we struggling so terribly that we must try to make more money off of a dollar store type set up. It is to help people and be convenient? Mmmmmm idk about that. Deep down every business is there to make a profit. And from the looks of the complex, SOMEONE is making a profit and they are not investing it back into the complex. There are literally little baby cockroaches that you can find on your mailbox. Yes metal mailbox on the wall. So what will the response to this be? Same as always. "Why haven't you talked to us". "How can we fix it if we don't know about it". "We have been working on it". Bla bla bla bla. The issue is clear and everyone sees it. Maybe this review will help clarify?
There is no pool. The pool has a crack down the middle, has been permanently closed for several years due to the fact that there is a ravine that has washed away (caused flooding 2 yrs ago and was on the news). Do not be fooled there is no pool. If you visit the website, it uses stock photos on the home page. These are not the actual photos. The two managers / owners, nice people. The office help...so so. But there are several problems with this complex. Go look for your self! The other negative review on here is very truthful. And yes. Beware of mold. The parking lot is full of potholes, and I am not exaggerating when I say potholes. The owners will have the maintenance mans children use shovels to fill in the holes with rocks and the remaining silt and bits of worn parking lot as a temporary month long fix. There was once a crew that came in, but the work they did used compactors to do the same thing that was going on with the shovels. Only lasted a month. Go check it out for your self if you don't believe me. Decor is stuck in the 60s, carpet in the halls is stained and old, kitchens 50 years old in addition to the likely original oven range from the 60s. No dishwasher. Good luck if you expect to hop into the shower and have hot water. 40% of the time you will have to wait a few hours or try and take a shower in the morning. If you plan out your day accordingly, you can take a warm shower before someone else uses up the hot water. Laundry facilities are $1.25 for a small washer, and $1.75 for a small dryer IF you can get in there when one of the 2 washers or dryers are not in use. You can't use the dryer at the same time as someone else because it will blow the moist staunch air from the other dryer into your clothes and not let them dry.
The people that live here are so nice and they say Hi when you walk by them. Its a Quit place and the people that run the place always answers my questions. If you work at the air port this is a great to live.
This complex has had a flood, and the current owners do not invest the time or money to quickly fix issues. The pictures on the websites are old. The pool is permanently closed, the tennis court has been removed. Mold has bexome a major issue, along with the cockroaches.

The issue with the flood has been at our paramount attention. We are owner/operator and we have been working on this flood damage for sometime now. It has our full attention. We have made significant progress and units are back up and running. We've even made improvements beyond what was there in the past. So to say we do not spend our time or money when that is all that we do is simply a lie. The pool is permanently closed. This is true. It was disabled when we bought it and tried to get it back online, but there are other circumstances that warrants not opening the pool at this time, and these conditions are beyond our control. As for the pictures, again I am not able to update these pictures because it is not my website. What you have viewed was put there by this company. They need to do the update and have been asked to update. The tennis court was in disrepair when we bought the complex. The only choice was to take it out due to it being unattractive, and allowing us to plant grass for future consideration, such as putting a park or mailbox structure. Mold is not something we put into apartments and your statement of that is absurd. We take mold serious and have always made it a point to fix any issues that pertains to such matter. The same goes with pests. We do not put bugs or any other pests into the apartments, and it is silly to think that we do. We schedule a routine preventative bug extermination every 3 months, whether it needs it or not. The key word is "preventative". The reason for this is to dismiss claims of this sort as well as keep a natural occurrence of these living creatures at bay from entering in to the building as best as possible. However, cleanliness is paramount to also keeping them at bay, and that might have been one of your issues if you did not keep your apartment clean. All that being said, we take running this property serious and have always paid close attention to complaints, and acted upon those complaints swiftly. If you NEVER expressed the concerns nor put in a work order, then how are we to ever know what is going on behind closed doors? The truth is that we commit ourselves, and take pride in the fact, we are an onsite owner/operator and will continue to reach for higher levels every step of the way.
