Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at University Club Apartments
It's in a good location, and has some good community aspects but other than that it's just been one problem after another. I moved into this place because I ended up staying in Waco a bit longer than expected and I was in desperate need of a one bedroom apartment for a decent price. The staff is friendly, but maintenance isn't given a big enough budget to fix apartment issues effectively, so they have to keep coming back for constant repairs. For example, my garbage disposal only works half of the time and there's a leak in my shower faucet that continues to run up my water bill. I have to mention, though, that's there's also a terrible cockroach infestation and it's been an absolute nightmare. Pest control has come every week for the past month and a half and I still can't get rid of them. Also, none of the one bedroom apartments have washer and dryer units or even hook ups, so I have to use the laundry facility. I was fine with that until I realize they leave the door open 24/7 which attracts a ton of bugs, and it obviously isn't regularly maintained. I don't typically write poor reviews but I'm just trying to share my honest experiences to help the next person out. I know there are plenty of places that could still be worse, but bottom line it's just an old complex. I definitely wouldn't recommend these apartments for more than a six month lease.
I found my apartment off of Apartment.com. It is a very nice location surrounded by trees, close to a beautiful park and the beautiful brazos river. I read a review about the apartments being small, but once I moved in we love our new apartment. The staff and maintence workers are awsome. Thankis Aparment.com
I came here one afternoon to take a tour. I was looking for a three bedroom to share with my roomates. The location is a bit sketchy. It's in the Carver neighborhood - a part of town notorious for crime. The complex is fenced in, though, so I don't think this would have ever been a problem. If you are looking for a place where you can walk to the store or go jogging every morning, this would not be it. But if you drive to work or school in the morning and drive back in the evening, I think it would be just fine. They have a nice sized swimming pool, an exercise room, and they keep their grounds looking nice. The staff was very friendly. This place probably has the best price in all of Waco. The reason we decided against renting here was the size. The square footage is minimal. If we were in London, Paris or Manhattan, it would be understandable and fine. This is Waco, though. There is no reason to make a place ~that ~ small in a city like Waco, Texas where one thing we have an abundance of is open space. I also would not recommend this place to anyone who is planning on cooking and using the kitchen - for the same reason, the square footage. We cook every day and I am sure that if we'd decided on this place, in less than a week all of our furniture and clothes and even the walls would smell like a BBQ pit. And I'm sure the smoke alarms would have been going off every day. It's a shame, really, because I could have imagined myself living very happily on this property. But it was just ~too~ small.
