Property Ratings at University Crossing
Where do I begin Let’s start with payment issues. Upon deciding to sign a lease, the online payment form wasn’t working. I tried a couple more times and it didn’t work. Mind you, PUP charges a fee each time a payment doesn’t go through whether or not it’s a system error or yours.I was told to call the vendor, who told me to call PUP. After about 5 unsuccessful payments I was able to pay my security deposit, and smartly, PUP didn’t charge the additional fee. During this, I asked multiple times if PUP would be willing to accept a mailed check and never got an answer. This just added to the feeling that they’re just out to get money and do not care about the tenant experience otherwise. Fast forward about 3 months in they mistakenly said I didn’t pay my rent….I paid by physical check (lack of trust after the aforementioned incident) so how do you not see I didn’t pay? Next, facilities issues. My door was jammed to the point it wouldn’t open on my move in day, so I had to get a manager to help me open it. When she did she said “Oh yeah, I noticed this a couple weeks ago but didn’t think to fix it!....”. The walls in this building are THIN. Like I can hear people in the hallway and my neighbors walking around, open drawers, using the bathroom, type of thin. Wifi is included, however it is BAD. I haven’t had a buffering error since 2010, and I have had several here. You are allowed to upgrade and pay more, however the reviews for Supranet are atrocious, and the rent is already pretty steep,so there’s no reason to pay more for bad service. Google mini won’t work because it can’t function on a shared apartment network, which is what you’ll have, like living in a dorm. Cell reception is non-existent. I frequently lost service in my own home, and didn’t have it until being a few blocks away. I had a party and my guests who all have different mobile providers did not have service. This is a HUGE safety issue. Aside from that, they were fairly responsive with noise complaints and apologetic when they mistakenly accused me of not paying rent. It’s a great location with beautiful units, but not worth all the stress. Rent with this company at your own risk.

We are so sorry you've had such a bad experience renting from us! I will respond to address each of the issues you mention in the hopes that it will provide clarity and possibly an opening for further discussion and a positive resolution. Our goal is always for our tenants to be happy with their homes and with us. We have had some problems this year with the online service we use for rent payments, and I apologize for the confusion and stress it caused you. The service we use does charge fees for payments via credit card, and if that was not better disclosed on their site, I am sorry for that. We will update our instructions to tenants to highlight that fact and caution tenants from paying using that method. Using a bank account, on the other hand, does not incur tenant fees. The online service also requires correct entry of tenant account numbers when you register, and if even one number is off, we are told the payments are not going through. I see that this occurred with your account, as well. I sincerely apologize for the troubles with paying online and for asking you to contact the provider. We no longer ask tenants to contact the provider unless we are told it's the only way to resolve a problem. Our email policy is that all emails are responded to within 24 business hours. I am so sorry you did not get a response when you asked about paying by check. That was our mistake, and additional training is now in place so all employees know the importance of this policy. Regarding your door/maintenance issue - our notes indicate your door being difficult to open due to humidity but that we were able to get it open for you. I'm sorry that comment was made - I haven't been able to identify who said it, but our policy on anything not operating as it should is to fix it when it's noticed, if possible. Our buildings are wood frame with double wall systems between apartments and single wall systems from apartments to hallways. We've never received a noise complaint regarding noise between units, but we have heard that certain noises can be heard from above. When I checked your account, the noise complaint I see is regarding someone above you. We addressed that immediately. If you are having any other noise issues, please contact me directly, and I will take care of the resolution. Your comments about the internet are concerning, I agree. We contract with SupraNet, yes, but the reviews you are seeing are for a different company, and the one we work with is local and has exceptional customer service. We use the same service at our office, and we have had zero problems. Your connection is not shared - each apartment is individually wired and has 100 Mbps for both uploading and downloading, so yes, you should never have any buffering issues. Additionally, we're told by SupraNet that many buffering issues are actually caused by the user's router and/or computer as opposed to the connection. If you are still having problems, we are happy to help, just let us know! Your experience with us is not the norm, and I hope you will give me a chance to make it up to you by contacting me directly to discuss this further. Your satisfaction is very important to me, and I will make any adjustments needed with systems and training so that our tenants all have the same great experience we strive to provide.
