Property Ratings at University Crossing
The air has been out for almost 3 months during the hottest days of summer and mold continues to grow in my room. This apartment is unlivable and they do not communicate with residents except to say they are short staffed which is their issue, not the people paying rent. The only reason they contacted me was to accuse me of leaving notes on the doors about the horrible condition of the apartments and their apparent apathy. This apartment and their management company should be ashamed of their conditions and the way they (don't) respond to residents.
I stayed at UVC for for 2 years and this place is AWFUL. Many students are tricked into thinking this is a great place due to the location and the payed reviews. My roomate/girlfriend was payed to say that place is "great!" So some reviewers are probably payed to say how great this place was, but it was an actual nightmare. I will list down all the things that happened. My girlfriend and I have suffered with the amount of roaches and gnats in our apartment. We are not messy people, we never had food sitting out or gross areas in the apartment. SOMEHOW, there would be roaches crawling around our kitchen and our living room in the night. I scared, disgusted and hated stepping into my on kitchen, I starved myself because of how many roaches I would see crawling on the floors and the walls. Gnats were EVERYWHERE, in your drink, in your food, in your bathroom, in your ears and so on. I most definitely ate one or two and didn't care because I was just so hungry and TIRED of these bugs. I have PTSD, so loud banging noises will trigger me immediately. The neighbor above us was so nosy to the point that our apartment would be shaking whenever he bangs or stomps at 3AM. I would go into a episode every night, it was terrible. I sent complaints towards the people above my home, but nothing helped. They past landlord charged them, but they still made to much noise. I have had 3 landlord in the past 2 years I stated at UVC. There was a time that we had no landlord and we all didn't know. Some people, who couldn't pay online rent, was not able to pay in person because no landlord was there. My girlfriend and I moved out because we could not take the treatment and hated this lifestyle. So, we created a new contract talking about our early termination. We stated that we only pay for past unpaid rent and leave because we are breaking our agreement with UVC. Our landlord was given person my one of the managers, signed the agreement and we moved out. Weeks later, they charged us a termination fee, which is basically future rent UVC wants us to pay for. I have tried speaking the landlord and the landlord was very rude to us and doesn't even remember what they have signed. I emailed the managers and they basically told me that they didn't discuss the contract with my girlfriend and I, therefore we are forced to pay. YOU GAVE PERMISSION TO THE LANDLORD, YOUR OWN STAFF, TO SIGN OUR CONTRACT. WE HAVE ACTUAL EVIDENCE THROUGH PHOTOS AND THEY CHOOSE TO DECLINE ACTUAL PROOF.
Please spend the little extra money and move somewhere else. I hate to write such an awful review, but living here was by far the worst living experience I have ever had. 1) the apartments are not well kept AT ALL. Upon moving in, the kitchen walls were dirty, toilet seats were filthy, floors seemed to be waxed over while they were dirty so there was permanent markings on the floor. 2) good luck getting your security deposit back. This apartment splits damages in the common area between the two roommates. I had money taken away from mine and my roommate did not. It took them forever to fix and I also did not get my security deposit back for another 2-3 months and this was after I had to call them repeatedly to ask for updates. My Roommate has yet to receive her security deposit and we moved out 7+ months okay. 3) I am not the only one who has had a very unpleasant experience with the new property manager. There were several unprofessional comments made and in the process of trying to get my security deposit returned to me, I was met with hostility and rudeness. 4) pay attention to some of the good reviews because some of them are made by staff. 5) It is also incredibly hard to get someone to answer the phone in the office. So you are better off going to the office in person and hoping you get treated with respect. 6) I had maintenance request from the time I moved in that never got completed. 7) the bug situation is insane. There are many apartments on this property that had roaches and the first time I surfaced this concern, the response I got was making it seem is if we kept our apartment dirty. When in reality, our front door was never sealed properly (even after I told them about it) and the property in general is unkept. The location is nice and the price is not bad at all, however I would seriously consider paying a little extra money for somewhere better. I moved out almost two months early and paid rent at two places for two months just so I could out of there sooner.
I lived here for 2 years (2020-2022), and I highly recommend these apartments to students attending CSU. It’s minutes from campus, meaning you can easily walk to classes. The apartment is a good size, there’s an in unit W/D, Wi-Fi is provided, and they pay for utilities up until a certain amount. The community is smaller, making it a quiet area. The only issue I had living here was that my unit became dark quite quickly, as it was facing towards the back of the building. However, that’s completely personal preference. This is a better alternative to on-campus housing especially if you have another person to room with.

I was charged $10 for a Landlord's Liability Fee in September 2021. I did not pay it since the fee was nowhere in the lease. I was charged the fee for not uploading Renter's Insurance, which was not listed as a requirement in the lease. I was charged a $50 late fee and $5 a day for this. I had Renter's Insurance. I was promised a refund. I email and call periodically, and I have not received a response since the initial response. Additionally, the apartment was not in moved-in ready. The washer wasn't hooked up, a kitchen cabinet was hanging off the wall (that took months to fix), tons of dead bugs in the lights. brown caulk around the sink, old filters, scuffed floors, drawers and doors off their tracks. etc. Then, in this furnished apartment, the missing bureau was delivered a few months later with dirty underwear in it. I have pictures. It was finally fixed a couple of months later.

Great and efficient staff. Ms. Caro is so nice. She picks call even when it’s off hours office just to make sure all is well. Apartment is safe and neat.
Great place to live! Convenient to get to CSU and anywhere in Columbus you may need! Jake and Carol (property manager and Maintence coordinator) are great and on top of their jobs. Definitely give this place a look and become a resident!

I love living here. It’s super affordable, convenient location, easy access to walking trails near by, close to the college, and all around a great complex. I couldn’t have picked a better place to live.

If you want to be in a great location close to shopping, food and other fun activities, this is the place. I’m in the military and I recommend this place. They’re great with military personnel and the location isn’t far from Fort Benning. It’s right across the street from Columbus State University as well. So it’s great living for college students, staff and faculty members.
Hey I'm Ashley and I've lived here over a year now and it's been amazing. The property manager Carol is so lovely and always cheerful. Our maintenance guy Jake is just as remarkable. He's always moving around working on one thing to the next making sure everything is in tip top shape. This complex is pet friendly, there's a pool and a gym. Moving here was one the best decision I made in 2019.
Lived here for 8 months for an internship, and thankfully management was willing to be flexible with the length of my lease. The landlord ended up changing towards the end of my lease, and the new woman managing the complex is so nice and helpful! Some other things I like about the complex: maintenance was very timely and helpful (especially the new guy), utilities included, ample parking, gated entrance, etc. Me and my roommate had some issues initially with roaches, but each time we found one maintenance would come to spray. Also, it's literally right across from CSU. I didn't go to school here but got a cheap gym membership here and walked to the gym every morning. Would recommend. Things I didn't like/would like to see improved: no recycling :(, the gym needs improvements (treadmills don't work), I was also not aware that if we went over a certain dollar amount on utilities that we would have to pay for it. Maybe this was something I didn't see on the lease. The old landlord updated us on our utility balance every 3 months, but it would be nice to be updated monthly to evaluate our utility usage and how much we owe. Overall, a nice place for the price with great management! Just a few things that would be nice to see improved.
University Crossing has a lot of problems that they do not fix and that management does not listen to it’s residents. Their was stains all over the floors and goo running down from the walls and would never come off. The beds would come in terrible conditions and would not be able to hold anyone. Management does not get back to you in a reasonable amount of time on any matter. Whether it be the gate never being closed, getting your credit for getting other people to move to University Crossing, and getting your security deposit back at the end of your stay is awful as well. The only good part about University Crossing is that it is right across from the school and you do not have to drive every day to school.

They automatically include your utilities in the rent but if you go over a certain amount you will have to pay the difference, but it is usually no more than an extra $20. I walk to class every single day and the walk is literally 5 minutes. The leasing agent is always friendly and willing to help if you have any issues, and should you need any maintenance they always come within a reasonable time frame and fix any issues you might be having. The rooms are big enough for one person and there is enough closet space for your belongings. Another thing that is very useful while living here is that the apartments come equipped with a washer and dryer and you don't have to walk to another building to do laundry. Pest control comes regularly to spray and there haven't been a bug problem for as long as I've been here. The only complaint that I have would have to be the wifi reception. They recently upgraded the wifi but I live in a building that is farther away from the routers so sometimes while doing homework the signal drops but if you use an ethernet cord to directly connect to the internet then you will be fine! The last thing is that there are two people to a unit and no options for private apartment units. You have your own room and bathroom but you will be sharing the common area with another person. This is a very nice place to live and I thoroughly enjoy it! View Less
University Crossing is one of the best apartments in Columbus, GA. For college students, it is right across from the college, Columbus State University. The rooms are big with a big bathroom and closets. It is fully furnished and all the utilites are paid for you. It is a pet-friendly apartment complex.

I sure wish that they did not get rid of the ability to use your own router, but hey they do provide their own internet. Also, they decide on their own when to enter your apartment so I suggest you keep it tidy! Regardless, University Crossing is a nice place to stay if you need the convenience of walking across the street to school.
