Although this neighborhood is a clear choice for students, faculty, and staff, the University District offers allure far beyond the campus. Moved here from DFW a year ago and I absolutely love it. I have the same amount of space for $300 less, they upgraded the playground, the pool opened today but always looks clean, and I've only had one maintenance issue which was resolved instantly. Haven't seen a single roach which is a first for any apartment I've ever lived here.The office and maintenance crew do a great job so I renewed for another year. These apartments are trash pool is false. They remolded a playground but not the units. They also paint bathtubs
1) The pool is false advertising. I moved in late June 2018, and it was only when I asked why no one was ever in the pool, I was told oh yea, it failed inspection and they had no idea when it would be open. I was also told how much the repairs were going to cost, like I was supposed to sympathize with corporate. I could have gotten a nicer place for the same rent if I didn't want a pool. 2) The leasing office has 3 employees in there, but they will not hold packages. So if you're not home all day, prepare for trips to the post office. The agent I dealt with when moving in, admitted to me that she contacted my boss ABOUT A JOB when she verified my employment. I was mortified and had to apologize to my boss. I haven't seen her in a while so I guess she escaped. 3) No one from corporate replied to me about the pool until October, conveniently well after pool season ended. They totally understood and were going to look into it. OKAY. 4) The neighbors are cool, but they love showing off their bass-blasting speakers. Any time from before 7am until midnight, you can expect the windows to vibrate, and not to be able to think straight let alone read or watch tv, for 20-60 min at a time. So much for security that walks around. I guess I should be happy I haven't been robbed and just keep my mouth shut. 5) My rent is going to go up $100 after a year, because why not. I'm counting the months until I can leave, and get an apartment with access to the pool I'm paying for and maybe decent windows that don't give me a $150 electric bill in the summer and might absorb the noise from the DJs I'm not paying for. 6) Lastly, they hose the place down in paint, so the tub has paint in there, and the shower head is perfectly placed just above my head, and I'm 5'3", so good luck with that, and there have been a few roaches even though I'm on the 2nd floor.
These are old apartments that have cockroach issues (they come up from the drain), bedbug issues (seem to either live in the walls or under the carpet) and pigeon problems (poop on the roof and walkways). The apartments were acquired by a company called "Westland Apartments" - it's a management company based somewhere in southern California and they are ruthless. They raised the rent by $100 a month, they added ridiculous late fees and very quickly give five-day notices. When you try to explain a situation the person in the office "e-mails" the lady in the office right next to her (even though she can hear the whole conversation because her door is open) just to reject you. They pulled out all the grass we once had just to put in red stone that "bleeds" everywhere. It's just not worth the money they charge for the place - these are trap houses, tiny apartments with old plumping, appliances, everything. I'm actually afraid of moving out because of the ridiculous charges they will probably try to incur...
My review from 9 months ago was all about the bed bugs and not having hot water. Well I have an updated review. My name is Amber. I was a tenant since June 2013. During my time as a tenant at this property we have gone through many different property management companies. I understand there is a transition period between property management, office staff, and maintenance. Since March 2017 Westland Real Estate Group took over the property. My lease expired at the end of April 20017. I tried for weeks to get a written lease (anything in writing stating what my new rental amount would be). After WEEKS of talking to different office staff, getting conflicting amounts, making appointments to sign my new lease with no actual lease when I show up for the appointment, and never getting anything in writing I had no choice but to move. I turned my keys in May 1 2017. I took pictures of the apartment when I left, I got written statements from the neighbors stating what condition the apartment was in when I left, I also have all the miscellaneous correspondence I had with the new "management" team. I recently received a bill from Westland Real Estate Group with charges for: Cleaning $200, Painting $400, Trash out $120. I find it interesting that corporate was able to create this fraudulent bill IN WRITING and yet they were not able to produce an accurate lease/ rental agreement for a long time tenant. The office staff is deceitful. I asked for corporate information. I was told I had to speak to the office manager. Left messages, went to the office multiple times, conveniently she was never available. Local channel 13 news has done multiple stories about the property as well. Please do research before attempting to rent one of these units. THE COMPLEX ALSO IS PLAGUED WITH SQUATTERS, DUMPSTER DIVERS, HIGH CRIME RATE, BED BUGS, AND ROACHES. THE NEW MANAGEMENT, OFFICE "STAFF", AND MAINTENANCE DO NOT CARE ABOUT THE TENANTS, THEIR WELL BEING, NOR HOW TO RUN A BUSINESS. I will be following up with all agencies. Best of luck and please do not rent from this management company.
I moved in this past January 10 2017 and have seen nothing but trouble. The police are in here day and night, SWAT was here a couple weeks ago for a drug and prostitution bust, maintenance does not show, the grounds are cover with filth and garbage, squatters are here, management is horrible all round. Needless to say I am looking for another place and will break this lease within a month or two. It may be affordable but the sleepless nights from police an loud neighbors is not worth it.
Do NOT rent here! New owners took over a few years ago and the management they put in place did nothing. Come to find out the maintenance guy, who is married to the gal in the management office, gets a big bonus at year end if his repair budget stays down. When you complain to the management office about something, they lie, ignore you and just don't care. Last week we had a drug bust in our courtyard. The last day this management company was in place. The next day a new management company took over. Previous management ruins every single community they move to. I hope they never come back to this one! There is a leak in the ceiling of 1 bedroom where it leaked from the roof into the upstairs bedroom and down into our unit. Another bedroom has holes in the wall where CCFD had to punch through because the woman in the unit behind us decided to set her unit on fire 2 years ago when she was being evicted. The ceiling above the shower is leaking and peeling. AGAIN! We told the prior management about these issues several times and no one EVER showed up, called or anything to get them fixed. I sure hope this management company does a better job. If not, it will be time to move and call the health department out to have a look around. Time for some heavy fines to come down.
I don't even know where to start. . . when i first went down to view the apartments. my family & i was shown a model that was very nice and warming. i had no negative thoughts about the complex. management seemed very professional & caring for the tent dents & future tenants. i needed up dropping the deposit & signed the papers to start my lease. move in day approached and the unit i was suppose to move in was beyond disgusting. there was trash everywhere, holes in the wall, scrapes on the floors, doors off the hinges, and not to mention infested with roaches. it was a terrible sight to see & very disappointing. After compiling to management i finally got placed into a different unit. . . 3 hours later. it wasn't much of a difference as far as the cleanliness of the unit but it was a little more tallerbale. the unit needed more maintenance but was live-able. management promised several times to assist wit the maintenance but never did. i've put in several different work orders, called with complaince and nothing has been done. terrible place to live. maintenance is terrible & complex is roach infested. stay awaaay!
This place is ridiculous since the new management company took over. They spent a lot of money on remodeling the office (something a new tenet will see) and cut back in a lot of other important places. First they got rid of the overnight security - now we have to call the police when there is something wrong and wait a very long time. Then they turned off nearly all of the outside lights overnight, it's so dark around the property I don't feel safe here anymore. I also complained about the bird feces all over the sidewalk, several times, and they never did anything about it. Also, though they do have an onsite laundry room, DON'T leave it unattended - my laundry has been stolen right out of the washer/dryer several times here. I told them about it a few times over the years and asked for a security camera, only to be snickered at. I have to stand there (because there are no chairs) and watch my laundry for the hour and half it takes it. Don't be late with the rent either - after the third day you owe them $65 more, then $12 per day after that. On the ninth day they stick you with a print out of a five day notice and tack on another $25 - want to know what that looks like? I'm not even two weeks late on the rent and I owe them an extra $246! I've also noticed that they can't keep anyone on staff in the office, the place is like a revolving door. So for you employees who are clearly writing these fake reviews on here, it's not worth it.
My boyfriend moved here from Chicago only to find that this place is almost as rough as where he is from. This is a very disingenuous listing because Swenson is a well-known area for violence and drug-related issues. I know this because I am born and raised in Las Vegas. Every time I visit him or drive by this area past UNLV, I see at least one cop car. This place is basically one step up from Seigel Suites. Pre-furnished apartments in Las Vegas are basically holes for very bad circumstances and are nothing like the places in DC or other East-Coast cities that offer this type of living for young professionals. Avoid this place. For the same price you can get a way better apartment on the East-side or some other spots with a working class population which is definitely a step up from drug addicts.
Hampton is real cool. The office staff is very helpful and they look out for there residents. The neighborhood is not exactly what people think because it has come a long way and the property is way better. I have been referring my friends to live here and they love it too. Go Hampton Court!!!
lean, Quiet, Comfortable living with a friendly atmosphere. Well maintained by Property Management and LOW CRIME!!!! If problems do occur management takes care of them immediately. Would recommend this place if you want a stress free living environment.
MY NAME IS ALBERT AND I HAVE BEING LIVING HERE SINCE 2012, AND I LOVE THE NEW UPGRADES SUCH AS LAUNDRY ROOM, POOL AREA, AND MAIN OFFICE WITH THE NEW GYM. I LIKE THE FRIENDLY PEOPLE IN THE OFFICE AND I LIKE TO LIVE CLOSE TO EVERYTHING. I WILL REFER MY FRIENDS THERE. ALWAYS PRETTY GIRLS WORKING AT THE LEASING OFFICE.
So initially this would not be the type of place I would live...just because of the area....however when I walked into the office I was pleasantly surprised at the renovation as they call it, the office and gym. But then as a surprise I am greeted by this lovely bubbly woman, Stephanie . She showed me around and was a breath of fresh air after looking all day for a place. She is funny and honest. That is what sold me on the place actually. She made me feel like family and reminded me of someone I felt like I had known all my life....Im sure that if I would not have met her I would definitely not had rented. and it turns out so far everything is good. I would definently recommend living here ...if nothing else youll love the staff.
I have lived at the Hampton Court for over3 years. About a year ago the ownership and management changed. They have been renovating and upgrading the property for a year now and it looks great. The management is very good and they have a great and friendly team in place. I just hope that they will not increase the rents after spending so much money for the upgrades. I would definitely recommend renting an apartment here as the location is very central and close to the strip too
Trouble here started before I even moved in. I was told my apartment was ready weeks before I moved in. Came in only to be told it wouldn't be ready until the next day. My apartment was supposed to be renovated... however all they did was paint over the 20 years of old paint and tobacco stains and put down some cheap (and I mean cheap) vinyl flooring. (Which was already ripped in many places when I moved in.) Even the light switches are so heavily painted over you can hardly use them. There are still holes in the walls with nails and so forth painted in from previous tenants. The appliances are ancient, I dread to look at my electric bill every month. My front door is BARELY on and difficult to close. I've had a work order in to fix it since I moved in, have yet to see a maintenance man. We are supposed to have free wi-fi and 24hr security... what we have are more lies, some roaches, bums rifling through the trash EVERY day, dirty diapers and chicken bones everywhere and pot smoke coming out the doors of far too many apartments. Management couldn't care less about any of it. You can't even get them to answer the office phone. (Because they are renovating the office and the phone is "all the way over there".) Stay far, far away. There are better apartments out there, don't be duped by a shiny new facade, a decent price tag and a kind face (like I was).
