Property Ratings at University Hill Townhomes
Poorly maintenaned. Repairs not made quickly. Rules not the same for everyone. People don't mind their own business. Rents recently raised too high for what the place offers. Management comes across as decent in the beginning but becomes hard to get along with as soon as you have a complaint or problem. Place is ok but not long term. You'll do better elsewhere for the same money.
The management company that took over ruined this apartment complex. The maintenance crew does not maintain the facilities. The parking was HORRIBLE during all seasons. (They do not shovel the sidewalks or plow the parking areas. Prepare to slip on ice.) When we initially moved in, we had to have a background and credit check prior to having our application approved for move-in. Under the new management, there is no type of background check. This present management company will infuriate you. They do not return calls, they do not offer attention to immediate problems (such as the heat going out, or the water not running.) The included trash removal in your rental cost is consistent with the small trash bin that is used by all tenants (At least 35 people) and is emptied once a week. If you go to remove your trash and the dump is full, the cameras will record you placing your garbage next to the bin. The management company will then charge you for doing so. Your complaints about this will go unnoticed. Also, if you have children, do not move here. We noticed drug-deals happen CONSTANTLY within feet of our front door. All of this occurred on the management companies property. Cops regularly would be called to check in on fights happening outside, or drug-related incidents. The low rent, spacious rooms, and the included utilities may grab your attention, but I do not recommend moving here. You will begin planning your move elsewhere within a month of moving in.
The owner is horrible. We have 1 hot water heater heating 4 apartments with more than 12 people. You have to wait until people in other apartments are done showering to shower
I love that this complex is pet friendly. Very few places allow pets. There is an issue with parking. It’s impossible to find somewhere to park in the winter. There are also some sketchy people living here, I’ve witness drug dealing, theft, arrests. The quality of units has declined since the previous landlords owned this complex. But overall it’s a place to live that I can tolerate.
This place is beautiful! My kids are sharing an apartment there to attend college across the street and can safely walk to school every day. It's the perfect size and clearly is spoiling them, as this is far too nice for a first apartment! The maintenance guy is extremely responsive whenever they have a concern and the owners were very flexible under COVID, allowing us to rent month-to-month briefly when our lease ran out and we weren't sure if school would be reopening. A place this nice, with a heart, is a diamond in the rough! Thank you so much for keeping my mind at ease while I entrust you with the safety of my loves far from home.
University Hill Townhomes in Wellsville, NY has the potential to be a beautiful apartment complex when kept up with. I personally was one of the lucky ones to get to live in one of the nicer apartments, meaning that it had hardly any damage. I really like the layout of the apartments. The maintenance man, Matt is wonderful. He works excessively on the property, including nights and weekends, and he has prompt responsiveness when we have an issue. The complex is a little outdated, but that is no one's fault. The parking is very unorganized. Theres no place to turn around, and during the winter it is very difficult to find a spot in the lot provided. Also, it is located right across from the SUNY Alfred State Wellsville campus, so there is constant noise 10 months out of the year that comes from student diesel trucks and their obsession with letting the entire town know they have a diesel truck. That can be annoying. We sleep with a fan on so we don't always here it. Some of the tenants are sketchy. There should probably be a more selective process on tenant approval. We have had people looking into our windows at night and smoking Marijuana behind our apartment. Other than that, it is a typically quiet complex, and most of the time nobody bothers anyone. I also wish there were more washer and dryer units, as there are only 2 of each for the entire complex. However, there is a big laundromat right down the street if you don't mind transporting your laundry. I am so relieved that management decided to put up security cameras all around the complex. It helped me find the man who tried to walk into my apartment one day in broad daylight while I was home alone. I don't think the man was harmful, I think he was just confused. This is a good starter home for young couples, or singles, in college or just graduated from college. My boyfriend and I just graduated college and it is perfect for us. The rooms are very big, with walk in closets, which I love. The kitchen is small, but the size of the rest of the rooms makes up for it. We have adapted to our limited counter space and single sink basin. The owners are very nice. The stairs outside are also a concern, especially in the winter. I would not recommend elderly people or young moms with babies to live here, but like I mentioned before, it is perfect for college students, recent graduates, or families with young children. I am very content with my apartment. Thank you for reading!
