Property Ratings at University Hills
My son lived here for 2 years. The apartments are dated (they were around when I went to UT in late 80s-early 90s). The complex does a lot of wonderful stuff with students. My son got a job after graduation, and moved out 8 weeks early. I am being charged $30 late fees (nothing was ever late) and I even paid for the month of July, and he moved out in June and excessive cleaning fees. Just so you know.
It’s a happening place to stay and it’s community is pretty good. Just need to improve some services other than that overall a good place.
Nice place to stay. However email responses are not fast and maintenance is sometimes slow. Love all the events it organises.
Lived here since July for school and only issues I have had is a sink leak, which was resolved within a days notice. The wellness center being open 24/7 is AWESOME
My son just moved to University Hills in August and loves it. The staff was always very helpful and friendly when I called to ask questions. I feel it is a safe place to live and my mind is at ease knowing my son is being taken care of while away from home.
So where do I begin. I moved to Toledo from North Carolina last July(2019) for an internship at the University of Toledo. I have never been late on rent and never been a problem to Uhill. COVID-19 (Coronavirus) has caused the University to shut down. On Tuesday(3/17) I learned that the University of Toledo terminated my contract, leaving me unemployed. I went to the leasing office and explained the issue to Lora that the University terminated my contract due to the Coronavirus and that in the world right now is in a pandemic. Meanwhile, I have 4 months remaining on my lease. With that said , Lora’s answer was, “I understand the issue but it is nothing we can do. “ I have called Capstone Real Estate to see what they were planning to do for their residents who experienced such an unfortunate situation and and the response was, “We understand the world is in PANDEMIC but there is NOTHING we can do.” I am stuck 12 hours away from family and friends with no job or money. Imagine being stuck in an apartment complex because of something that you had no control over! There was no compassion or sympathy for people going through this hard time. No offer to waive fees or allow early termination. There are other agencies across the United States who are allowing tenants break their lease due to the PANDEMIC but this agency has no plans to help their tenants. DO NOT STAY HERE! I would not recommend it.
I had several issues in this apartment complex that all arose from one hostile roommate and the management refused to help me in any way. This particular roommate violated the lease in several ways from literally living in the living room, smoking in the apartment (when he stated on his application that he was a non-smoker, and this was a problem because my boyfriend has asthma), and leaving the apartment absolutely disgusting, to the point where we got cockroaches. He was also hostile towards me and threatened to call the police on me because I was "harassing him" when I only had asked him to clean. I went to the office several times throughout the months I lived there, and they would always tell me they would send him another notice or a fine (even though they never once fined him). We also got bedbugs in the apartment; I showed the office physical proof (I caught one on a piece of tape) and they tried to tell me their inspectors found no evidence. The problem was so severe that at one point I slept in my car (in below 10-degree weather since it was the end of November) and once in the bathtub because I was so paranoid about getting bit. I was forced to go not only to legal services at UT, but I also contacted the health department who actually put an order out for the apartment. Throughout this entire process, the office showed no concern for my well-being and did essentially nothing to help my situation. They let this roommate do whatever he wanted at all times and refused to move him out. They also repeatedly told me there was no apartment for me to move to, which I learned was a lie. They also lied to me about several other things that happened in several instances. The only way I got out of this situation was to find a subleaser (which was advised to me by UT legal services). This is the reason I contacted the health department so that they might fix the issue by the time the subleaser moved in.
The apartment is very organized and nice .I feel comfortable when I live in it .and the rent is really suitable
Part 2 We had a mouse come in and so did our neighbors upstairs but staff was very unbothered by this and handled the situation on their own time while we had to live with a rodent for a little while. If you’re moving here to escape dorms, DON’T. The environment is the same as far as loud parties, neighbors who scream, neighbors who leave trash in the hallway, neighbors who try to open my BEDROOM DOOR FROM THE HALLWAY, neighbors who don’t know how to park, and their obnoxious dogs. The building smells awful. The dumpster is in an inconvenient location. Laundry room in the basement is terrible. It cost $1.25 for wash and $1 for the dryer but you have to dry it 3 times in small loads on high heat for it to actually get dry. Also it’s nasty because people don’t cleanup after themselves and leave hair and crumbs in the machines. On the plus side, we were provided internet, cable, grills, sewage, trash and water. The pantry is pretty big and the kitchen is decent. It’s close to campus if you’re a student. The fireplace outside is nice. Maintenance responded to work orders quickly and were very cool except for the mouse incident. Overall, we didn’t really like it here though. Good luck if you still decide to live here.
Please don’t move here!!! If you can find another place to move, please do. The office staff is rude and non responsive. The apartment is overpriced for what you get. In the beginning everything is good. However , here is how they swindle you in, 1st they will say we will wave the security deposit if you fill out the application. Then, the will rush and have you sign a 12 month lease, without you knowing it. It all happens so fast! BE CAREFUL!!! I wouldn’t send my worst enemy to this place. Stay Away...
I lived at University Hills for 2 years, August 2015 through 2017. The first year I lived there it wasn't great, but it was horrible. However, after the first year they changed management and it was absolutely HORRIBLE. From August 2016 through July 2017 they came into my apartment multiple times without notifying me or even leaving a letter that they were there. I only knew because they would leave messes or move my stuff. I was told that there was security there, which was part of the reason I was willing to pay so much for rent, but after the first year I never saw any security like I had the first year. My car got broken into and I saw multiple other cars that had been broken into throughout the year. They tow like CRAZY. When I first moved in I was told they didn't tow after the office was closed or on weekends, because there's no way to get a guest pass. But, it was a lie, they towed my car between 1:00 a.m. and 6:00 a.m. on a week day. Then, I was told that if I had a guest over after the office was closed that the guest could park in the guest parking area and not get towed, this was also a lie and my friend was towed out of there another night. They hardly ever mow the gas, like it gets way past my ankles and there is dog poop EVERYWHERE. The office is horrible, I've had to call multiple times to ever get them to answer. Then when they do answer they won't ever let you talk to the property manager, so you'll have to leave a message to have her call you back and she never will. I've had to call there probably 20 times in a week, just to get in contact with the property manager. Also, when I moved it the carpet was old, gross, and had a bunch of stains (like bad enough to where I shampooed it immediately when I moved in) and now they want me to pay to have it replaced. Oh, and they made their facebook so that you can't see reviews because there was so many bad ones, very nice. The proximity to campus is nice, but it is NOT WORTH IT. I have wasted so much money at this place, I definitely don't want anyone to make the same mistake I did.
I enjoy "UHills". Great people, workout room, computer lab, tanning, & security. Can have pets for extra $, parking is $75, you only pay electric & gas. All other utilities (cable, Wifi, water) are all included in rent.
Newly built, fully furnished and completely pet friendly. Sign a 12 month lease for a 4 bedroom suite and receive $500. No pay washer dryer in unit! They can match you with roommates so you are only responsible for your portion of rent ever. Cable and WiFi included. Huge community fire pit and grill. Literally across the street from U of Toledo. Really fun and clean place to live!
