As other reviewers have mentioned. The management here is very welcoming initially to work with to sign a lease and give tours but once you move in, they are the some of the rudest people to ever interact with. Other than that the complex is quite nice with plenty of amenities with easy access to both interstate 90 and interstate 29 in Sioux Falls.
I had lived there a couple of years and recently moved out. Let me tell you everything wrong with University Hills. First off the staff are not on sight so if you have an urgent issue or you would like to stop by the office to see them they are not there and will not get to you soon (They don't even live in Sioux Falls). There is not enough parking spots for the tenants and this issue will only get worse with added buildings due to poor building placement. You are constantly surrounded by construction so expect the noise from that every weekday. The ownership refuse to spray down the gravel so if you park outside expect your car to be constantly dirty and covered in dust. These buildings are out in the open so plan on hearing the wind buffet your windows at night if its windy. It does get pretty loud. Speaking of wind there is a 1 inch gap under your door so buy a wind stopper. My vehicle had been broken into twice since moving in there so if you have a nice car or leave things in your vehicle then park underground (assuming there is room which there wont be). The amenities are nice but are often out of order and you can only bring 1 guest per tenant. Our packages have a bad habit of being stolen but the staff wont do anything besides tell us it is up to us to move them inside. There is no office for the postal companies to leave the packages so its just left by the front door where anyone can take them (and often do). The staff will not install outdoor cameras that would solve both theft issues. This complex doesn't have much around to do besides Walmart. Only papa johns delivers this far out. When moving out fully expect to lose your entire deposit plus possibly more. They will gladly charge you as much as possible. Your rent will constantly go up if you sign a 6 month lease so if your planning on under 1 year then it will get spendy fast. Underground parking is nice but it is over priced and there are not enough spaces. You also have to pay an entire lease period if you do want the spots. There are never any lease deals so don't expect any flexibility. Currently the Amazon construction workers are all living here so space is very limited. This has sense given the staff an even bigger head and do not care to lose you as a tenant. University Hills might be a nice place to live if it had different ownership and different staff.
