Largely due to its relative isolation from other major metropolitan areas, Sioux Falls has developed thriving local culture with robust shopping, dining, and entertainment scenes, delivering homegrown cultural resources that would be the envy of any city its size. The local rental market offers a diverse range of options -- the historic homes and apartment buildings of the City Center are popular among young professionals seeking to participate in the thriving downtown community, while the quiet suburban environment of the Shindler neighborhood tends to attract folks seeking a tranquil home life. No matter where they live, all residents enjoy the benefits of an exceptionally low crime rate, which sits at roughly half the national average.

Property Ratings at University Hills Village - UHV Building 1
The apartment itself is okay. The elevators are broken half the time. The walls are thin. Every 3months they have inspections. One of the inspections the lady woke me up (I was sleeping and work night shift) and started yelling at me and saying she was going to charge me $500 for the stove not being cleaned up to her standard. I then couldn’t sleep for my second night shift. The property managers are extremely rude. Upon moving out, they sent me a large bill for not cleaning when I did everything the move out list said. I was warned about this by someone else I know that used to live there. I should have listened and should have never moved in, in the first place. I’ve lived in many different apartments and I have never had a worse experience or dealt with such rude property managers.
My general thoughts are that the place is okay if you plan to live there for a short period of time. It's a place to live but is in no way a "home". As a note unrelated to this review, do not break your lease. The management will not be forgiving no matter the reason. They will keep your deposit, charge you an extra half month of rent, and THEN charge you for anything they find wrong with the apartment (wall damage that doesn't exist, cleaning fees for things that you cleaned professionally, carpet cleaning, etc.). They don't use the deposit money for any of this. Location - 3.5/5: 2 interstates very close, but as far away from everything in Sioux Falls as possible while still being within city limits. Security - 4/5: Pretty good. Doors into the buildings are locked and you have your own deadbolt on your apartment. The only issue is it's pretty easy to just walk into the building with someone else that doesn't know who you are. Noise - 1/5: The walls are paper. You can pretty clearly hear the conversations people are having next door and in the hallways. The only redeeming quality here is that I didn't hear the person above me TOO often. Affordability - 3/5: Affordable if you don't get anything extra. No pets, no storage, no parking, no gym, etc. From what I can tell, the jump from 1 bedroom to 2 bedroom is somewhat unreasonable. You would be much much better off finding a 2 bedroom anywhere else in town given the price. Parking - 2/5: I used the free parking, not the underground parking, which there is a $50/mo fee for. There is plenty of parking. The parking spaces are very small and within 2 weeks you will have no faith in others to park within the lines there. Quality - 3/5: The building quality of the apartments is okay at best. I'd describe it as fake nice. It looks good but the quality is low. The carpet is loose on the floor. Baseboards that have been nailed in but are bowed off the wall from not being measured properly. There are a lot of small things like that that you won't notice right away but will become apparent after living in it for a while.
Management is nice until you move in, then all the rest is your problem. Constant noise, thin walls and floors. The view is not there. Recommend not wasting your time.
Fell in love with the appearance of the apartments, as well as the rent, and the in unit laundry! However, as soon as I moved in, the management stopped being helpful and joyful. I have left various voicemails and sent emails that were never returned in regards to maintenance and other things. The office manager is rude and very short with people! The walls seem thinner than most apartments, or my neighbor talks very loud. I would not reccommend these apartments to anyone!
I fell in love with these apartments as soon as I saw the pictures online. The landlords are two of the nicest ladies who are willing to go above and beyond for their tenants. The building is beautiful and spacious, and with a community/party room, a rentable guest suite at a beyond affordable price, two lounge spaces, central heat and air, in-unit washer and dryer, spectacular views of the city, and all of the other modern conveniences, there's no other place in Sioux Falls to get all of these wonderful amenities for such a great price!
What I love about my apartment is that it's brand new and only 650 a month for a one bedroom. They're very nice and spacious, the studio apartments are only 550 a month and still very nice with in unit laundry! It's near impossible to find a nice place with in unit laundry that isn't over 800 dollars a month so I'm very happy with my current apartment, I would like to move out of South Dakota thought, if only I could bring my apartment with me where ever I went!
This would be the Perfect retreat for my Home away from Home. Absolutely Beautiful! ?? I would love to come home to this after a long night of work! Relaxing and refreshing!! ?? I hope to make this "Home" work for me!! ?? LOVE
