Property Ratings at University House Fayetteville
Poor service. Things take a long time because of things like errors with the software that they use for their infrastructure, they have also been known to be shady on their self-inspections of the apartments, so if you do move in you need to note every little nick in every possible place in the apartment on your own inspections - or they will charge you for the tiny things that were already there when you moved in. Also be aware to not expect a package delivery notification when you're getting things delivered to the office - it may happen or may not. About a 60/40 chance in my experience.
Property Manager at University House Fayetteville, Responded To This Review
Hi Spencer, if there were charges that were applied to your account after moving out that you do not agree with, we have an easy dispute process to look at these further. Please contact us live@uhfayetteville.com at your earliest convenience.
My son signed a lease in January for a room in a 4 bedroom apartment he had hoped to live in with friends beginning in August of last year. Unfortunately, he was put on academic suspension and could not attend the University last year. We contacted the apartment complex and they would not let us out of the lease for ANY reason. I understand that we signed a contract to pay for a year's rent but there should be some sort of exception to the terms to let a tenant out of the lease under special circumstances. Death in the family, extreme illness, loss of job/financial aid, and suspension from the University should be conditions that are considered but are not. We would have gladly given up our deposit or even paid a fee to get out of the lease but instead, we were told we had to pay the entire year or go to court. We were told that we could find our own replacement tenant and they would put us on a waitlist for suitable candidates. We were never contacted and called to see if where we were on the waiting list only to find out that we were never added to the imaginary list. We were also told that we could not sublease the apartment but had to find someone to take over the lease and then pay $250 to transfer the lease to them. We put out ads and had several leads on subleases but none of these wanted to take over the lease from us. We received NO HELP from the apartment complex on resolving this situation and even worse they started charging us for a parking spot that we never signed up for. I had to call to get that fee taken off. The lesson we learned is to be careful what kind of lease you sign. We would not recommend this property company to anyone.
I have had nothing but problems with this apartment complex since I signed my first lease. Believe me, I would have never signed a second except you sign in November for the next lease starting in August and then you're stuck. 1. My roommate and I moved in to a 4 bedroom apartment in August 2016. It was filthy. My mom and aunt cleaned the whole apartment before we moved in. 2. When we signed the lease for 2017-2018 they had a special for no transfer fee (yes, they charge you $200 for moving to a different unit). Well right before we moved we had $200 transfer fees on our account that we had to dispute. 3. They have a trash pick up service.. suppose to be 1 bag per day. Ha. It's nice when they actually do it. 4. The day we were moving from our 4 bedroom to our 2 bedroom, I woke up to my outside door fixated open and 2 strange men in my apartment running a hose to the upstairs to clean the carpets WITHOUT MY KNOWLEDGE. 5. As I'm trying to move stuff out, 2 more guys just walk in my door and say they're moving in!... while we're trying to move out. They were moving into the upstairs bedrooms but the downstairs where we were is the common area and kitchen. That was a mess. 6. I get over to the new apartment and in walks the carpet cleaning guys AGAIN. Turns out they hadn't even cleaned the carpets but yet the office gave me my key and said it was ready. 7. I wish I could attach a picture here... The dumpster by the fire department is overflowing to the point of impeding traffic. Yes, it is literally in the road. 8. Tip of the iceberg. Refer to point 1 where I stated that my first apartment was not clean when I moved in. They had the nerve to charge my roommate and I not 1, but 2 cleaning fees each! They stayed that the common area wasn't clean (which we shared with 2 other girls who moved out earlier than us and weren't charged a penny) and because we left trash outside of the door. We left 1 which is what is included in rent with the trash pick up service. Keep in mind there were 2 other people moving in who could have out a trash bag out. 9. Again, included in rent is pick up of 1 trash bag per day. We have 1 bag of trash outside of our door that has been there for a few days. We have 2 bags inside we can't do anything with because the dumpster is already overflowed into the street. Are the ammenties decent, the cabinets nice, decent space? Sure. But absolutely not worth it.
