Established in 1795, historic Downtown Clarksville contains beautiful architecture and a distinctive Southern style. The Customs House Museum and Cultural Center, housed in an 1898 building, explores the region's history and is the second-largest museum in the state. At the heart of this regal neighborhood sits Austin Peay State University, the fastest-growing university in Tennessee.
Located along the Cumberland River, Downtown Clarksville has amazing river views. The river is lined with parks and jogging paths and the McGregor Park Riverwalk, a park with boat ramps, a walking trail, and a bike-sharing station. Residents can shop at the Clarksville Downtown Market, a weekly farmers' market. The historic Roxy Theatre, built in 1947, is an Art Deco building that offers live performances.

Property Ratings at University Landing
I applied was told property manager would email me with decision of approval or not approved . I drove back to complex I was not approved. Manager had known all day. Then said he would check with corporate. Still no email. This is not the way to treat people. Corporate she investigate and upgrade the management
living here is a great experience and the office is nice as well always giving!
I been staying here for 2 years now and I would say University Landing is a good place to stay! They helped me with any problems I had over the years. The apartments look so much better now!
Great place to stay highly recommended for people who go to Austin peay to stay here
This is a great community. There’s very understanding of people’s circumstances and the people in the office are amazing. Wonderful place to stay!
I love being here they give me great hospitality and they will get you in and out with an apartment. If you don’t have anywhere to go then come on to university landing
This is a great place to live and the people in the office are very friendly and care about the people that live here. It is also very close to Austin peay and I never worry about being late for anything on campus.
Good space and amenities for the price compared to other places. About a 10 minute walk to APSU so it’s good for students.
It’s an easy 10 minute walk to APSU and the rooms are spacious. I’d definitely recommend moving here.
This is a great place to stay if you are an APSU student as it’s within walking distance and the staff are very friendly. Apartments are nice and ideally for students but overall a good space to be in
The apartments aren’t bad. I’ve lived here for almost 2 years. The maintenance comes pretty quickly the utility overage isn’t too high I don’t think I’ve ever paid more than 30. The staff usually are pretty helpful if you are having payment problems but that’s only if you can get ahold of them. There’s only like 2 of them who can actually set you up so sometimes it’s difficult to get into contact. I wouldn’t recommend renting the 4x4 because you really don’t know who you are going to be living with plus those units aren’t as well kept as the 3x3 or 2x2. I live in the 2x2 now and it is a much better upgrade. But if you are renting make sure to ask for a non handicap accessible unit if you aren’t handicap. I didn’t realize that that was a thing so when I first got into this apartment that I’m in right now I found out that there was no under sink space in my bathroom and there’s no under sink space in our kitchen. If that’s something that wouldn’t bother you no problem but I had to go out and get shelves at Walmart to hold my towels.
The UL is a great place overall to live, especially if you are attending Austin Peay. It’s only a couple blocks from campus, and it’s closer than some of the dorms. Everything is included in the rent, so it’s also super hassle free
The apartments is good for a student in college. It is a bit pricey then what is expected. The apartments are not underwhelming then what you’re paying for and should definitely think about charging cheaper rent. The only other issues were being put into an apartment that was filled with alcohol bottles and smelt like cigarettes and other substances that may or may not be legal. When prompted by the apartment I was moved into another apartment after having to move into that one all by myself. I was not given any compensation for this nor still haven’t. Management said that the apartment throughly checked and that I can just air out the smoke even though the lease says no smoking. The hallways are disgusting and are not well kept. This is an issue with multiple apartments here but the outdoors are beautiful. That does not make the price fair though as it is definitely still overprice. You will expect suspicious overcharged for electricity every month. I was away from my apartment completely for one month and it had the most I was ever overcharged which did not make sense to me. Overall, it’s an okay apartment for college students who have enough aid or money to pay the overpriced fees and rent. They will find anything to charge you unless you record all issues that come about your apartment when you move in. Which I believe if they actually throughly check the apartment like they said they do when moved in, they should know what was already wrong with it in the first place? “Luxury apartments that are furnished.” The apartment are dull and the furniture isn’t even “cool” or even “luxury” pieces. I still would recommend his place as a temporary living space for college students. Still, overpriced for what you get.
This is not a good place to live. They take advantage of young college students forcing them to stay in a lease even when they are graduating. Do not let the university name fool you, this is not a place that has student's best interest in mind. The apartments are always noisy past quiet hours and they room you with people with no thought or consideration of the roommate test they give you. They threaten to kick everyone out when an apartment gets noise complaints even though there is no way to determine who is making the noise even if you are not. They do not have proper upkeep of the apartments and they bill you utility overages. The staff also lies and says they never threatened to kick you out even though you have proof in an email. The apartments really deserve no stars at all. Not worth the grief they give you.
They are not a good financial option for students attending APSU who do not live in Clarksville. They require you to pay extra monthly fees for a short term lease and they do not prorate. You pay a full month's rent for living there for a week when you first move in. They also charge full months rent plus extra monthly fees for months when you do not live there. The management team is dishonest and they add extra fees for utilities, parking, etc. They also require $200,000 worth of renter's insurance.
The UL is not worth the hype. The rent is a bit high. The apartments are not as nice as they would like you to believe. The buildings are not well kept on the inside. They also LOVE to charge you with anything possible. Expect overages every month on utilities. They have also went up on rent, and are now charging for parking monthly, making it soo much more expensive rather than a one time fee. Also, there is almost NO parking in the lot by the apartments. You have to park across the street most of the time, wasting your $100 fee for parking.
University Landing is definitely one of the best apartments I've lived in. The staff and management are incredibly friendly. The rent is reasonably priced with the added convince of being so close to campus and having the utilities included. The apartment b e in fully furnished is an awesome touch too. The only problem I see really, is th occasionall thin walls, but that's the only slight problem. Other than that, the apartment complex is one of the best places I've lived in.
University Landing provides comfortable student living close to campus, with good sized apartments. I personally like that it has a good maintained pool area right in between the buildings that gets cleaned regularly. The management team is supportive and does resident events from time to time. I live here now for almost 2 years.
Great place to live. Beautiful community, well taken care of. Each of the personnel are super friendly and take the time out of their days to always say hello when they see you. Maintenance are wonderful, real quick to fix any problem you may have. I love the hospitality and personality that the apartment buildings have as a whole.
I've lived here 3 years and have enjoyed it greatly. Perfect price and location for any college student or resident of Clarksville! Staff is very helpful and offer deals for early signing and renewing. I've had a great experience and very thankful!
This is the first time I've ever lived on my own, and the UL staff has been incredible about answering any questions I've had--and trust me, I've had plenty! This beautiful complex is well-kept, affordable, and very secure. The wonderful staff puts together little parties for us each month so that the residents get to know one another, too. I love it here, and I absolutely can't imagine living anywhere else!
The University of Landings is a great place to live and you will not regret it. The prices are very affordable since they do come fully furnished. Which is a PLUS!!! You just cannot beat it!! The staff is just so warm-hearted!! You will definitely enjoy your stay!!
I live in the biggest studio apartment University Landings offers. It is complete with a single bathroom, kitchen fully equip with all the necessary appliances, a washer and dryer, and a slightly furnished living room. The apartment itself has very accommodating space for one or two people. It's a nice place to live and it only took a few days for it to feel like home. Surrounding the apartments is a lovely pool which gives the whole area a resort type feeling to it. If you're going to Austin Peay State University this is the perfect place to live. I can literally leave 10 minutes before my class and walk into that class 2 to 3 minutes early. There really is no need to drive to school anymore so I'm saving big on gas per month. Lastly, if there is something wrong inside your apartment (clogged sink, dishwasher not working ect.) the maintenance team is quick and effective. I called about a bad clog in my sink as I was walking to class and came home (2 hours later) to a little note on my table letting me know they had fixed the problem. Very quick. I love it here and couldn't imagine living anywhere else while I'm in college... other than home with my parents where the fridge is always full...

The University Landings Apartments are very nice apartments inside and out. There are pros and cons to this apartment just like any other. One of the greatest things about these apartments is it is walking distance from campus therefore I don't have to waste a lot of gas money or have to search for a parking spot when I get to campus. It is well maintained except the furniture that is still out in the hallways. I think they should have more social gathering like a taco Tuesday or other engagements for residents every now and then. I love the fact that everything is right where I need it. As far as the quality of the apartments, it is nice in the inside and very spacious.
Living in the University Landing is very convenient for college students, it is literally a quick 5-10minute walk depending on where your class is located on campus. The staff of the apartments are also very friendly and always willing to help you if you are dealing with a problem concerning your apartment. The apartments are also not located to far away from downtown Clarksville, the mall, numerous restaurants, and the military base for soldiers interested in living off post. I enjoy living here and strongly recommend this complex.
I've really enjoyed the past couple months I've lived here. Close to campus and security is good. Gets a little loud sometimes but other than that is fine.
If you are looking for an apartment that meets a college student needs! This is the place for you, quick access to campus, Riverside, and also downtown. Neighbors are very friendly, and the Landings is a super safe housing community!
University Landing Apartments are a great place to live. They're are reasonable and are willing to work with you. They provide a small gym and a great pool. They have a friendly staff that is very helpful and is located close to downtown Clarksvilee where everything is within walking distance. I love living here in my studio apartment!
I live in the University Landings. Before I moved here, many people told me it wasn't a good place to live. I was interested in moving here before I left campus. Once I came over and met their staff. I felt so welcomed and at home. Each person here made sure I was set and everything in my apartment was good for me. Each staff member is very polite and cares about your needs. I had a slight problem and I went to the office to have a talk with the manager. He sat down with me and helped me out as much as he could. It's a great place to live. Also, it's very convenient. It's walking distance to campus. There's so much to love about it. Anyone would feel welcomed to live here. I'm more than glad I chose the University Landings.
Well, this is my first year at the University Landing . Since I have been here, I have loved it. It is a 7-10 minute walk to Austin Peay State University. The manager and workers are very friendly. The apartment is walking distance to a pizza restaurant, hookah bar, and many more activities to enjoy when I do not have homework and when I am here over the weekend. The only things I would change would be the parking and the garbage dump. I feel that there should be two garbage dumps. There is one beside the C building, but when you have arthritis like me, it is hard to walk all the way over there. So, I think that there should be a dump between the A and B building. Now to the parking, I believe that there is not enough parking. I mean I park in a handicap spot, but my friends have to park across the street from the apartment. Now to inside the apartment, when I first moved in, there were a few items that were messed up, but the faculty was quick to fix most of the important things. I love the apartment. I has a pool with lounge chairs, a fitness area that is open 24 hours a day for those late night workouts. I would recommend the University Landing Apartments to anyone in the Clarksville area that is attending college or in the military!
These apartments are the ideal living quarters of a young college student. The UL has a few free amenities to enjoy too, such as a nice pool to relax in during the summer months; an adequately sized game room; and a tanning bed. The apartments can be shared with up to four people, each person having their own room; roommates share a full kitchen, laundry room, and living room. They are within walking distance of Austin Peay and downtown Clarksville. Many Austin Peay students opt to stay at these apartments for the convenience of being so close to campus. Of course, with the amount of college students residing at the UL, there are a few parties that go on every weekend. However, the noise is not unbearable and most parties shut down at a decent hour. I would highly recommend these apartments to students who wish to move off campus.
The University Landings is honestly a great place to call home. It is especially convenient for Austin Peay students. Its only a 8 minute walk to campus. I like living at the Landings because of the comfort knowing that I don't have to worry if my roommate is going to pay their half of the rent or not. The rent that you pay is only for your room. The maintenance and staff here at the landings are also excellent. When I put in a work order, I'm not waiting days for someone to fix my problem. They are normally there within 30 minutes! I also like how the staff remembers my name, it makes me feel as if they take their time to get to know their residents.
I have lived at University Landing for two years now, and have enjoyed every minute of it! I love living there because it makes living as a college student hassle free! I love the way, all utilities are covered in one flat fee for rent! I love that the maintenance is always on the ball! The managers and the community assistants are always there to help you, when you need it! I plan on staying there for years to come, and would recommend University Landing Apartments to anyone looking for a place to call home! It has everything anyone could ever need, the location is amazing being walking distance from Austin Peay State University and the beautiful downtown Clarksville! The property is beautiful with year round maintenance to maintain the beauty! The apartments are perfect for anyone, from college students to families, love that each room has its own bathroom and feels like your own personal oasis! Oh and by the way, it was voted the number one apartment complex in Clarksville in 2014! I would not choose any other place to live, University Landing is my home!
I have been here for three years. It has been nice for school because it is in walking distance from APSU. Which means you don t have to fight the crazy parking areas. All of the staff work hard to keep the residents happy and keep a clean environment.
The University of Landings has provided me with an outstanding place to live! They give wonderful communication to all residents! All the things they have provided me with, the information that was needed, and also the deals that I was able to obtain, made me feel like I was welcome! I am a proud resident and I encourage everyone to move here!
Wonderful apartments! Its affordable, and very convenient if you go to APSU. Its in a good environment, and the comes fully furnished.
University Landing is the perfect place to live if you are a college student. The apartments are within walking distance of campus, all utilities are paid, they have computers for use in the club house, and the Internet is high speed. The staff is very friendly! They are quick to help with anything you might need and are fast-acting to any requests you have. The apartments overall are very nice and well kept. Keep it up, UL!
University Landings is the best place to stay if you are an Austin Peay student. It's affordable, nice, and comvienent. It's close enough to where you can still walk to campus but far enough to where you're still considered off campus! You also have you're on bathroom inside you're rooms. I love my apartment complex and my roommates! If you're in need of a place to stay, come on down to the landings!
Overall, University Landing is an excellent apartment complex for anyone who wants to be close to Austin Peay. The walk to campus is fairly short as well. The apartment as a whole is worth the rent each month, which is still cheaper than some apartments nearby. The staff is very friendly, and they are always willing to resolve any issues or clarify any questions you may have. I definitely recommend living at the UL!
The university landing is a great place to live the apartments come furnished with washer and dryer. Also the cost to live here is very manageable, the staff here works with you and they are very reliable. They have a nice pool and maintenance stays on top of things. If you're looking for a place to stay university landings should be a great place to start.
