This place is a dump. Rotting floor boards, mold all throughout the bathrooms and the carpet is old and musty and stained. The ceiling looks like it’s about to cave in all around the apartment. They will charge you a cleaning fee but don’t actually clean the units before you come in. Disgusting disgusting place and a rip off for how much you pay.

I have loved my apartment since day one, the balcony is a major plus! Amazing amenities and VERY helpful & friendly staff, this is such a cute little place to make your own. One thing I will say is having to pay for parking each month sucks.
We had to clean the apartment Day 1 because they did not at all, repairs that they said would be done have not, Management is very shady and condescending. Evidence of bed bugs as well. You are getting what you pay for with this one...
This place is a very warm and welcoming place to live! The staff are amazing and work their butts off for all their residents. This company wants you to feel like you are coming to you warm cozy home... not like how other places make you feel like you are living in a cold hotel.! 10/10 would recommend to anyone!

After paying $20 a month for parking plus your electric bill the rent isn’t very cheap. No laundry in your apartment and have to pay to do it at the clubhouse. Pay the same price for a bedroom half the size of the other person your are living with. If you need something fixed they most likely will not spend the money to fix it. Live somewhere else, seriously.
Already renewed my lease! My roommates and I love our little balcony, the club house and our friendly neighbors. We can’t wait to spend another year together in our cozy apartment!

I really enjoy living at oaks because of the home feeling I get and how cozy the rooms actually are! Also the club house is very resourceful and they has fun activities that me and my roommates go to every time! Highly recommend living here.
The location and clubhouse is great. Balcony was peaceful and always full of the sound of birds. I wish I could stay but the parking situation is too inconvenient if you want to have guests ever. This place has the strictest parking compared to others around. You cant even have visitors in the lots on weekends when students go home or over summer when the whole lot is pretty much empty. If my parents are visiting I have to know in advance when the office is still open to get them a pass and then they have to park OUTSIDE of the apartment complex area, across the street from the main entrance and down a little. So if you have a significant other or want to have friends over, you only can have one guest car and you will need to drive off site to pick them up from the guest lot. During the winter they plowed so the snow was all pushed up behind the cars and everyone had to shovel their car from being unstuck in the parking spaces. A few times I couldnt risk them doing this because I had work early in the morning and I had to park on campus and walk there when it was still dark out. Besides this it isnt a bad place to live as a student and I enjoyed the environment.
If you are looking for housing University oaks is definitely a great move. The apartments come completely furnished, and all utilities are included except electric. Which is the cheapest of utilities.. The price seemed high to me at first but when I looked at places around Kent it is actually right in the middle when it comes to apartment complexes. Oaks has solid security measures and a great pool! If you need a safe and affordable space that is across the street from campus I would recommend university oaks is the place for you.
The apartments are very small for the price you pay, plus rent doesn't include electricity, laundry, or parking. The A/C and heating units are extremely old and often nonfunctional, the internet is provided through a terrible, unknown company, and the doors aren't sealed well enough to keep bugs out. Additionally, management refuses to work with you and is often "too busy" to meet with you. To top it off, some of their employees are young adults or students who also live here, and many times one of the male employees has drunkenly disturbed us. The amount of stress that University Oaks has provided me during my final year of college was uncalled for. Do not make the mistake of living here.
I just moved out and did not care to renew my lease. The apartment was not worth what I was paying. There are no washer or dyers in the apartments themselves so you have to walk or drive to the leasing office to do laundry which was far for me. The paint in my tub always peeled. I got roaches which I don’t know how because I never eat in my apartment I always eat out and maintenance didn’t believe me so I had to beg them to get rid of the roaches. I did like the closet space and how close it was to campus. Maintenance always came immediately when I did need something and they would fix the smallest of problems immediately. I do feel like it is overpriced and your literally only paying for the furniture and how close it is to campus. But would not recommend.
The place has only gotten better over the last 2 years and they keep doing wonderful improvements to the clubhouse and management listens to issues. Really think it is one of the best around
PROS:You get pretty much all utilities except electricity. If you conserving energy, your electricity bill would probably be no more than $20-25! You get all your furniture and there is a decent amount of space! It's right by campus so you can catch the bus or walk to class easily. Very college-like environment. Maintenance CONS: You can't have a lot of people over because they only give one guest pass per day and tow like crazy! You'd better not stay out too late or you won't have a parking spot. The walls are paper thin and if you end up living on the bottom floor, prepare to lose a lot of sleep! You'll have people talking or screaming outside your window at night, or you'll be upset that your neighbors NEVER SLEEP! If you are a college student who isn't a party person, or someone who VALUES SLEEP, DON'T YOU DARE LIVE HERE! Of course, if you don't mind it, go ahead! OVERALL: I will live, I just don't like all the stomping I hear upstairs. AND THEY'RE JUST WALKING NORMALLY! Very sad. However, it has it's perks.
The apartments are overcharged for what they are. They basically charge a premium for living next to campus but the amenities you get are not worth the money. The manager of the property follows company policies to a T and will not be helpful if you have an unfair charge or anything similar. Overall, the apartments are pretty good (just not worth the money), and the staff are as helpful as they can be working under company polices, unless you are dealing with the property manager. I gave University Oaks a low rating mostly based on the fact they will squeeze every penny they can out of you while you live there and it often becomes very frustrating.
Great location, includes all amentities except electricity, tanning bed, outdoor pool, gym, and game room. Management could be better and quicker with responses.

All we have had are problems; the walls are paper thin, our shower head is broken, our bathroom and kitchen sinks leak, our refrigerator was broken the day we moved in and was not replaced for over 6 months, the heat is either on or off meaning you cannot dictate the heat of your apartment, we have had to use our AC in the middle of winter because the heat is unbearable. Maintenance workers are clueless, I lived in a dorm room and two frat houses before I moved here hoping for something better but after all the problems here I regret leaving the frat house. DO NOT LIVE HERE. You will regret it, I promise.
The apartments themselves are ok, you get a lot of space and it is nice to have a patio or balcony, and the gym they have is actually pretty decent when its actually clean. However the prices have increased and I do not feel they are worth it any more when you can go to newer properties. Through the year I had problems with the office. Many of the office staff members are unprofessional and seem lazy. The maintenance guys are the only ones I ever saw working hard to fix the problems that come with an old property and any problem I had was fixed quickly by them. As for the included internet: I would say that dial up from the 90's is faster. Multiple times I did speed tests where I would get download speeds 2 mbps or lower and upload speeds of 3 mbps and lower. If you don't know what these numbers mean, trust me its HORRIBLE. Try calling Airwaves, and they would basically agree that there is not enough bandwidth for the amount of residents. Good luck doing homework. The furniture is decent except the couch cushions always fall out and it felt similar to sitting on concrete, oh and speaking of concrete, I hope you like paying to park in a lot that is covered with pot holes. Once you beat the battle around all of the massive craters, you then have to fight your neighbors to get a spot since there are not enough around the property. Like I said, the apartments themselves are OK and the location is good. That is really about it. Price is too high now.
This place is way overpriced for what it offers. The service is terrible. The management does nothing to resolve issues, whether the issues be between roommates or involving other parties. When we first moved in, it was obvious that the place had not been cleaned out. There was dirt all over the place, including inside the kitchen cabinets, and there were chopsticks in the kitchen drawers (assumed to be from the previous residents). The pipes in my building burst 3 weeks ago and the management has done nothing to repair the damage to my room (bowed ceiling, stains on the wall, and a horrible odor from the carpet). They have one maintenance man doing most of the work, and he can't keep up with everything that breaks. In addition, driving and walking through the parking lot is a nightmare; people fly through as quickly as they can with no regard for anyone else, and the management does nothing but hang signs in the office "reminding residents to drive safely." I live on the first floor, and the amount of noise that comes from upstairs is ridiculous; we can hear every step the people upstairs take, and we can hear their conversations when they/we are in bedrooms. The man who delivers the mail shoves it in the mailboxes with no regard as to what's inside; my roommate has had several letters and checks destroyed, and "nobody can do anything about it." This place is just not worth what they charge, and I will not be living here again.
This place is NOT worth what they charge in rent. I lived in one of the 2 bedroom apartments with my friend and we had a terrible experience. To start the place was hastily remodeled and it's obvious it was a cheap job. For the first couple of months it took about 5 to 10 minutes to get hot water in the shower. The sink in the bathroom clogged and when the maintenance guys came to fix it they remarked on how cheap a job was done. Our ice machine in the freezer never worked, no matter how many times we replaced it. The towel bar in the bathroom fell off the wall because whoever put it there did not bother to find a stud. The list goes on and on, including waking up one winter morning with absolutely no heat. First they tried to tall me that my account bounced too many checks and I would have to pay with cashier's check or money order 3 months AFTER I had vacated the apartment. Now they are trying to squeeze extra money out of my roommate and I without telling us exactly what the charges are for. They informed me that I owed $x and that it was due Oct. 1 on Sep. 25 or it will go to collections. This place is not worth being right next to campus.
