Property Ratings at University Park Apartments
University Park was sold to Live More Ithaca (now Nest Communities) in February 2023. The new owners have raised our rent by $300, increased the pet rent by $25, and stopped covering the $50 internet fee. During the last two winters they have never done a thorough job removing snow from the parking lot and have probably cleared the sidewalks 3 times in total. As a result, the sidewalks and parking lots are almost always covered in a sheet of ice during the winter. No improvements to the actual buildings have been made, and these are desperately needed. The entryways have moldy carpet, the walls are cracked, and the insulation is poor (heating bills are very high). But the owners appear to justify increasing rent because they have added superficial amenities such as a "pet pampering station". The swimming pool remains empty as always. Not much natural light comes in the windows, there is a woodpecker living in a hole in our outside wall, and fruit flies are a persistent problem every summer. There are no overhead lights in the living room or bedrooms. In short, the prices are as high as ever, the buildings are in poor shape, and the owners have provided poor service.
I lived in Ithaca for 5 years, and moved here last year. This is the WORST place I ever lived in. After I moved in, they started to build a new building right next to my apartment, without any notification. Then my life on the construction site began, and it is like hell. Loud construction noise and the workers are playing loud music. I talked with the leasing office many many times, but every time they will just say "they are contract workers and we can do nothing about it". And I experienced at least 3 times water shortage during my days here and according to the leasing office, those were not their problems. So, in one word, I am extremely disappointed with the leasing team here and they are of no help. Also, the buildings were very old. Trust me, you don't want to live here.
I moved to Ithaca for a temporary job and was desperate to find an apartment that would accommodate a short-term lease and was in my price range. They were incredibly accommodating with respect to a short-term lease for me and the price was great for the area. I was there for 8 months and loved every second of it. The management team, as well as the maintenance team, is very friendly and accommodating. If I was able to stay longer, I most likely never would have left.
I lived in a couple of other places in Ithaca but University Park Apartments is the best among all the places that I’ve lived and visited! Officers are super nice and it’s been a quiet and peaceful place with a great location. I strongly recommend this place if you are going to live in Ithaca!
I have lived at University Park for 14 years. I love the location! You can stay on this hill and get everything that you need. I also enjoy taking walks through the neighborhood. The staff at University Park have always been helpful and eager to do whatever it takes to fix a problem. The office staff is also very accommodating. Whenever any issues have arisen, I have always received a prompt response. The grounds are well kept with beautiful flower beds. I would highly recommend that you check out University Park!
University park apartments was great at communicating with us and was quick to fix any issues that we had in the apartment. Justin is the owner and is very personable in all interactions. The maintenance always get things done as quick as possible. The management works with you all that you need.
I am a current resident. In real estate, they say "location, location, location", and University Park Apartments has it! By using a path in the back, you can walk to an Asian grocery store and a pizzeria/brew pub in minutes. It's a two minute drive to both Ithaca Bakery and Ithaca Coffee (which has a bar!), and a 5 minute drive to the grocery store. And you can take a shortcut to Cornell by driving down Warren Rd. My 1 bedroom unit (recently refurbished) is spacious and has ample parking close by. Finally, the apartment manager is friendly and helpful and got me in my unit nice and easy. I am honestly glad I found this place.
The issues my roommate and I experienced with this apartment were too numerous to outweigh the reasonable rent price. The biggest problem was that our heat broke in January and it took them 2 days to come and fix it because it was the weekend. Temperatures reached below zero and we had no heat. We had a pervasive insect problem as well which mainly included quarter-sized spiders coming out from underneath the carpets. There were hundreds of tiny spiders in all rooms of the house throughout our entire stay. There were a few large silverfish centipedes in my bedroom. If you do decide the live here, do not live on the first floor. The walls are incredibly thin and I was able to hear everything that the tenants above me were doing. The landlord is really nice and responsive. With the exception of the heat, our issues were quickly attended to, but there were so many problems that it was just not worth it. There are several other apartment complexes in the area with similarly priced rent.
My family and I lived here for one year and we had a very good experience. The community is so great and quiet for study. The community is close to the bus stop and is convenient to commute to Cornell campus. Besides, there is a shopping mall, including pharmacy, cafe, bakery, and laundry etc.. For Asia students, there is especially an asia grocery store with lots of food and necessities. The landlord is very flexible and reasonable. We never had any major issue with the apartment and the maintenance crew was always available and solved small issues in a quick way. The apartment has laundry in several places very close to the apartments. It also has free parking and a free spot for exercise and pool! The price is very reasonable and competitive comparing to other places in Ithaca. I would recommand this apartment to live in Ithaca.
I have been in Ithaca for five years and stayed in University Park Apartments for my last year in town. I initially helped my friend who came to Cornell as a postdoc to find an apartment here and then I decided to move here myself because I need more space for my growing family. The apartment itself is big! Lots of storage room inside the apt. The apartment complex is very quite and nicely maintained. The location is the best in town if you don't have a car! You can walk to a small shopping center within 3 min. The shopping center has an Asian food store (Tofu market), a Northeast pizza store, a laundry mart and some other small business. The property managers Justin Kimball and Jamie Heroux are the best! Super nice and very professional. For me, the most important thing is a clean, well-maintained, safe, quiet and reasonable-priced apartment. If that's what you're looking for, you should check out University Park Apartments when you look for a home to stay in Ithaca!
I lived at University Park Apartments for 11.5 years and I never had a problem with these people. They are very easy to work with, understanding, friendly, flexible, and accommodating, always ready for you. If something goes wrong in the apartment, they will fix it as soon as feasible, without a fuss. I went there in extremely difficult life conditions; renting at University Park was pivotal in stabilizing my life; it helped me recover, get two graduate degrees, rebuild a family, publish several books, and ultimately move out when I could buy a house. The management at University Park is kind to everyone living there. I have seen that apartment complex transform from a place mostly for Cornell graduate students to a very diverse and inclusive community, in an always friendly environment—from all perspective angles you can take. The place is quiet, safe, and conveniently located, on main bus route: not far from shopping places but not too close to the busy and noisy parts of Ithaca; it takes you 12 minutes to get to the Cornell campus by bus, 15 minutes by bicycle. I have had an excellent overall experience at University Park and I recommend living there to everyone looking for a place to rent.
I lived at University park for one year at 2016. I am very pleased with my life here. The landlord is very nice and easy-going. The maintainance is very efficient. I enjoy emailing lanlord very much. This area is very convinient and quiet. The environment nearby is great. A park is nearby. I see parents playing with their kids a lot. We have plenty of parking lot that I never worry about my car here. I actually don't need my car to work. the bus stop is at 2 minuts walking. TCAT has a very good schedule that following it makes my rythm perfectly healthy. Meanwhile, I like the Asian market nearby (2 min walk). The CFCU and Tompkins banks are also very close. Great location, nice landlord, safe and quiet environment. And most importantly, the price here is very reasonable. I strongly recommend this apartment.
I moved here in October of 2011 and I must say, I have not had a reason to move. The landlord is really nice and very good about making sure maintenance follows up on any issue, in fact, any time I've needed maintenance to come, they have fixed any problem I've had within a day (as well as being exceptionally nice and professional). The grounds are kept clean and exceptionally well maintained. Any time there is an issue that effects the entire complex, such as a few years ago when they had to repave the parking lot, they gave exceptionally advanced noticed and made sure that it went as quickly and efficiently as possible. I've never had a problem with noisy neighbors and given that I live in a college town, that is a huge plus for me. As I said before, this is my first apartment, and these are a few of the many reasons, I have not had to find another.
For living in Ithaca, finding an apartment can be difficult to say the least. Unless you don't mind living in closet sudio apartment, which are sprouting up everywhere due to the college atmosphere. Thus, University Apartments gives the everyday person a great offer! In the rent for a one bedroom (900 sq ft) it can range from $1000-$1200 but water, garbage, cable & interent, 24 hr gym & suana are included! Plus the great location near the mall. But most importantly, the place is well designed and the staff are more than helpful! Finding apartments can be difficult but I hope this helps!
This is a nice place. Some rooms have recently been fixed up a little and are good. The management is responsive of needs. Because of its location in Ithaca, it is more expensive than its worth. As most apartments are this way, it is ok. The pool is nice, but the lounge chairs need to be fixed up.
