The space we have is nice, staff has been great, even when things went bad like for example the AC went out and our maintenance dealt with it instantly. There is room for improvement.

Moved into what we were told was one of the last few unrenovated apartments. Fully infested by cockroaches for at least two months, then the dryer was broken for almost a full year while the office kept pushing off replacing the machine instead sending maintenance back to the apartment several times even though they said there was no way to fix the machine. Good luck getting ahold of the office by phone or email, it’s difficult if you live there and impossible after you move out. We got sent a bill of nearly $600 for “carpet replacement” when they removed the carpet after our departure to delist the unit as renovated. Have called and emailed multiple times to dispute this charge, including pictures we took right before turning in the keys but can’t get ahold of anyone who works there while the management company calls us daily for “owed damages” saying the office would be the only ones to dismiss the charges.

The whole team is actually amazing, they work with your credit and they are so sweet. The office always has a warm smile which makes you feel welcomed to just relax inside. I like to grab a cup of coffee while I wait for the school bus. They are sweet

I wish I could give 0 stars. They do not care about residents property or safety. Just recently my car was hit and run in their parking lot and after being give the run around for several weeks, even after providing them with an exact date and time that the incident occurred, they told me they could not provide me with the footage. They claim they don’t provide video after two weeks, even though they were informed of the hit and run prior and many times. Don’t waste you’re money here, you’ll just end up with damages that come out of your pocket.

My biggest complaint is the complex is not well managed. Office people are rude, maintenance is under staffed (or just incompetent, I can't tell), and the place is a mess. Dog waste, bugs, and garbage everywhere. Yards are not well kept. Complaints take forever to be resolved. It is supposed to be a gated community but the gates are never closed and one of them is broken. There are rules regarding valet trash, which wouldn't be an issue if the trash was picked up in a timely fashion. Kids are LOUD! Do not expect a quiet neighborhood. And I was told there is no renewing leases. After the first year, you take the chance in the rent being raised whenever. Which I was also told will happen once our lease is up. Which we cannot afford. This place isn't worth the money that we already pay in my opinion. The upside (to be fair) is the place is safe and we do like some aspects of the apartment.

This place doesn’t even deserve 1 star. You’ll find weave, roaches and dog poop everywhere. They don’t answer the phone, they don’t respond to emails. This place is absolutely dreadful and you should stay away if you want peace of mind.

The apartments are safe, but it's always loud and dirty everywhere. Maintenance is always available and they're nice. Daily trash pickup, but only if it's in a bag, even if it was from the people who painted your apartment before you moved in:))))) My apartment smelled harshly of cigarette smoke when I moved in and still does. The main reason for the two star review is the administrative side. You have a total window of 72 hours to pay your rent, for which you get a statement weeks in advance and no reminder. I had to call FIFTEEN TIMES before someone picked up the phone. Gas water heating which can potentially be extremely dangerous. Rent is fair and location is nice, but if you're someone who gets angry when people are unclear, dumb, noisy, or rude, live somewhere else.

DO NOT MOVE HERE, I’ve lived here for two years and when i first moved in the show house was beautiful and then when I got to my actual room it was TRASH, dog bites and scratches everywhere, AC unit sucks and the front office doesn’t seem to care about any complaints! The place has gotten disgusting. There’s trash laying around. Everywhere down the walk ways, weaves lying everywhere & smells like someone is smoking whenever I walk out. I will NOT be resigning my lease no matter what. Pay the extra money to live elsewhere

Ever since the new company took over this property, things have improved tremendously. The property looks more maintained, maintenance is very efficient in their work and they complete everything in a timely manner. Also, the office staff is great! Compared to the previous team they had, they're very friendly & helpful. Overall I can't wait to see how much more they improve the property while I'm living here!

I lived in Park 9 Apartments for over two years. The staff from the complex(like Miss Ivy) are quite nice and kind to people which is a really good factor. Nevertheless, the state of the complex is deplorable. The security is close to nonexistent. The main gate which is supposed to protect is always open or broken unless some other event prompts them to close it. Two people got shot (and one sadly passed away) 20 feet away from the apartment I lived that and the complex did not even address the issue or at least sent an email explaining what happened. They are negligent when it comes to their customers needs (I moved out in August and I am still waiting for them to return the deposit I gave them over two years ago) and the quality of the apartments is poor. The ventilation system is constantly getting broken and there have been more than three instances where the fire alarm goes on at night, waking up all of the people living in the building. This is not a good apartment complex and they should really improve in every way. If I were you, I would carefully consider moving to these apartments. You will not have an enjoyable stay at Park 9 Apartments.

I am currently a resident at Park9. While the apartments themselves are solid, but lower end, the staff is absolutely phenomenal. Every interaction I have with a staff member leaves me surprised with the quality of customer service they provide. Today Manny from Maintenance went far out of his way to fix a problem for me. He went above and beyond my expectations and changed what could have been a negative situation in to a truly positive one. Thank you to the staff of Park 9.

DO NOT SIGN A LEASE WITH PARK 9!!! They’re professional scammers and I would NEVER recommend this place to anyone. First of all, they do not explain everything in your contract just so they can collect more during the move out process. So yeah the rent my be cheap but when it’s time to move out, you’ll end up spending what you would have paid if you lived else where. Secondly, the apartments are old and run down. We had to call maintenance every month to fix our broken AC. The staff members are rude & lack basic knowledge. Also, if you’re looking for safety, you definitely will not find it here. Two people were shot & 1 killed at the gate in front of our building. Furthermore, they’re charging new residents $29 a month for Dollar Tree garbage cans that’s suppose to be “valet” trash pick up. And you’ll be charged if you do not bring it in by 9:00am. Another tactic they’re using to scam money out of residents. My room was so small that I couldn’t even fit a chest or dresser in it just my bed & a nightstand. My student housing room was bigger than this!! By the way there’s only 17 guest spots for the whole apartment complex. Park 9 has left a disgusting taste in my mouth. If you’re thinking about living here, pay the extra to live somewhere else.

Terrible place to live. People have gotten killed and robbed. The customer service is absolutely terrible, they never answer their phones, the maintenance guys steal out of your apartment and the tow truck guys break into peoples cars and robs them. The people in the office don’t know what they’re doing, they never know how to answer your questions. I would never recommend this community to anyone. Their rent is to high and apartments are filthy. People are always shooting here it’s a terrible place to have children.

COLLECT $200 GET OUT OF DODGE.. To expensive for a the small unit.. Over priced. Bug infested, Bat infested in the gutters. This place isnt worth it. Car will get towed the office call the tow company to tow your cars and calls the police officer out to notify them that cars are parked outside the gate. They say you will get a ticket but the office work well with the police officers that writes tickets and the tow company. Once a crime happens on property they act like they care but they dont. The to busy worried about parking and careless about their residents safety. When I say dont even bother to apply dont bother to apply. You better off staying in lee vista area for less and feel secure. Another thing the ac units are old you will see residents with ac window units which is unacceptable when the unit has central ac.. DONT LET THE LOOKS FOOL YOU

I would NOT recommended this place. During one of my many maintenance calls for the unit I lived in(the washer machine drum continuously breaks down after three loads) I overheard the staff asking their friends over the phone to post "good" reviews. Besides that issue, the staff was actually very friendly and genuine- minus the assistant manager Angie. She will be nice up until the point when you have a concern that needs to be addressed. Cons: -odds are you or your guest car WILL BE TOWED. There are very limited guest spots and parking in general. The complex has a contract with a local tow truck company, that company is he only one that tows cars in the neighborhood. Yet they aren't willing at all to speak on your behalf if you're towed as a current resident. Not a good business practice. -they will charge you a ton of fees when you move out. I suggest you have documentation and pictures of the apartment conditions because they will try to add random charges onto your account. I was charged for a toilet that was cracked from before I moved in. As well as a fee for the carpets which I steam cleaned before moving out. Also it's not legal to charge if the condition isn't past normal wear and tear. -the gates are constantly broken. Residents speed to catch up to the gates, as they are on timers. NOT SAFE for children and residents.

Here are a few of my favorite reasons for giving Park 9 a 1-star review: - Limited parking: you're friends won't be able to stay past eleven pm because their cars will be towed; they used to be able to park outside the complex, but Park 9 recently had signs put up and everyone got parking violation tickets. - Ancient appliances: my stove doesn't even have a temperature gauge let alone a timer; the dryer guzzles gas (my gas bill is over $100 and I'm only drying clothes for 2 people and I air dry most of the stuff); also the AC unit is very inefficient so my electric build is also sky high (we're talking $150 for a ONE bedroom) - High crime: I literally heard gun shots outside my window a few nights ago; also, several cars have been broken into and there's a whole in the fence that keeps opening up every time they try to fix it - Privacy violation: maintenance literally walked in without knocking once and terrified me (I was wearing pajamas)

The whole front office is nice and the maintenance does their job well. Terrible parking that makes living here not worth it. Been here almost a year and you have to fight for parking (as a resident) that is actually close to your apartment. Visitor parking is extremely limited (15-20) and you get towed overnight as a visitor if you're not in one of these highly sought after spots ($125). But if you can handle bad parking, getting your license plate stolen, and paying too much for small apartments- this place is all yours.

Beware - this place will rip you off. Tried to make final payment but the payment portal was disabled. They informed us that they wanted a cashiers check. Up until then they had no problem charging us an extra $20 convenience for putting it on our debit card. Since we were out of town already, there was no way to bring it in by hand and they started charging us late fees because THEY HAD DISABLED THE PORTAL. They finally withdrew the late fees and enabled the portal but only after we posted a bad review. You would think it was over but NO - the started calling my former roommate and demanding payment. They added over $500 from nowhere and are now demanding payment. What a rip-off organization. DON'T LET THIS HAPPEN TO YOU!!!

This place is the absolute worst!! I just feel like I am being targeted by them. they treat this too much like a place where the clock in 9 to 5 and not consider that actual people live here !!!!.. Which finally leads to this morning! I came home late last night it was around 1:30 am I leave for work at 7am.. I circle MY building and found no parking! Surprise there is never parking here! And when you go and complain it's pretty much not there responsibility blah blah bs they do nothing in that office nothing is their responsibility. So since I had to be up early I parked in a reserved spot. Wake this morning to no parking! I have to miss a day out of work for this an pay to get my car out because it was towed from my home when I live here an it has a sticker. Yes I understand a reserved spot someone is paying extra to have a spot but there should be spots regardless for the people who live here ! And if you go to the office to talk about the towing they do not care it's up to you and the towing company! Which is university towing rated all ones everyone has stories an Terri me experiences but theses are the people you are affiliated with to do your towing when majority of the time it is your residents cars who are being towed! Literally at 7am this morning I walked half way around my building alone and took pictures of 16 cars that do not have residency stickers. Which means they are unathorized to be there unlike me who I am authorized. Is the office going to care.. No because it is not there responsibility.

Decent enough place to live but then they lock you out of the payment portal when the lease is over and then charge you late fees because you could not make the payment. Very unethical practice.

This place is the ACTUAL worst. The parking situation is horrific and after at least 20 complaints between my roommates, friends and I, nothing is being done. The office staff is completely and utterly useless. They might as well train some monkeys and put them in there... and there is so much mis-information. I can go in there and ask a questions and my roommate can ask the same question later that day and we will get two completely different answers. The back of the complex is pretty scary at night and people are yelling and screaming at all hours of the night. 0/10 would not recommend to anyone ever.

We recently moved to Park 9 apartments and we are pleased. The apartments are on the smaller size but all the rooms have walking closets. Great pool and exercise room, the staff is great and I cant wait to use their grills to cook up some burgers and hot dogs. The one thing I wished they had was a lanai or porch but besides that the apartments are great!! Cant beat the location. near all the shopping and restaurants.

My family and I moved into this apartment in April 2015, and it has been a wonderful experience so far. They even offer new tenants a 30 day trial to see if they like their stay. If not they give you the option of moving out without penalties, no questions asked. They are also proactive with maintenance issues, and are very prompt to respond to mechanical mishaps. It's also family and pet friendly, and you are minutes away from major highways, supermarkets and freeways.

Affordability, apartments are well kept and you can meet your family's need for space and comfort at an affordable price within your budget. When I moved in to this place, I was really in a crunch to find a location. The people in the office was very helpful and pleasant.. The ground are clean. maintenance responds quick and professional. Just like any apartment noise level is mild, which kind of makes you wonder if you have neighbor sometimes. The apartment is spacious and has every amenities I need for a great price .. You do have to pay for utilities. Only issue I have is you need propane to use the dry , heat, and stove.

Roughly 10 minutes from Valencia College and 20 minutes from the University of Central Florida, Park 9 is an ideal home for any college student. For those without vehicles the Lynx bus runs to both colleges and the nearest bus stop is less than a mile away. Park 9 is also close to lots of restaurants, grocery stores, and elementary schools. Rent is affordable and the complex is in great condition. The pictures shown on Park 9s website are accurate and the community spaces are kept clean. There's a playground, pool, cyber cafe (usually stocked with coffee and tea), and gym located on the grounds. The guest area also offers free wifi. The parking situation is less than ideal. Unless you purchase a reserved parking spot, there may be times when you have to park a few buildings away from your home.

My apartment is in decent condition. The people who painted the walls seemed to be in a hurry because paint is on the floors but hey its not that bad, its only right beneath the wall. The people who work here are nice too. I love how they have ceiling fans and wooden floors. My apartment is really close to stores and restaraunts. The neighbors seem alright, well most of them. My neighbor who lives above me sounds like she's krumpin but its not that bad and I just killed an ant that was crawling on my leg.

You never know what nice surprises are in store, It can be a movie nite by the pool with refreshments,karaoke, game nite or Ice cream or food trucks (free). Free coffee everyday with goodies. They are always working to improve the living environment of the tenants, plus we are so close to everything from shopping to entertainment.
