Bordered by Island Home Park to the northeast, Vestal to the west and Old Sevier to the north, the neighborhood sits about three miles to the south of Downtown Knoxville.

Property Ratings at University Park
My son is going on his third and last year at University Park. From what I can tell there is a ton of community engagements, the price is so much less due to being over the bridge and though my son has a truck, he utilizes the trolly to and from campus. Anytime there has been a concern that needed maintenance or roommate hiccup, the management team responds in a reasonable amount of time. I’m a property manager in another city (completely unaffiliated) , so I know what to look for and what is reasonable and normal. University Park is fantastic for the space, location, and price.
Quiet, clean, SAFE, great staff and location!!!! I lived on the 3rd floor with high ceilings and away from any noise or aggravation. Maintenence crew and Julia (office manager) and Tara, Eric are really helpful!!!!
I had a great time here for a couple years. It was clean and maintenance was helpful. I would live here longer if I could.
These people really do paint a picture. I guarantee that they will use a sample apartment that looks and is far better condition then the real apartments for rent. Health issues to take into account, the apartments are filled with black mold; even after maintenance cleans it, the mold returns. Also the trash services do not accompaniment for the size of the complex. For days the dumpsters will be completely filled and have ridiculous mounts and heaps of trash laying around the ground. Big problem, the people actually scam residents on utilities and water. They do not give an honest account on the usage you use and will charge you for more than what you use. They did not give any form of honest record of how much water or gas we used. And we found that each month we both were billed $80 dollars each for water and gas alone. Even during months when we were not using the apartment due to holiday breaks and the COVID-19 pandemic. Poor management and zero communication from the main office, since no one but student residents occupy the space, and do not know how to answer these questions/concerns or provided any assistance. Lied about 24 hour access to the gym and computer room. Overall (as you can see) this place is awful, highly recommend you avoid this residential area at all cost!!!!!!!!
Don’t live here! My apartment has been infested with roaches for months now.
(Go to my google review for photos) If you live here, that’s what you will be dealing with! Don’t believe the fake rating they got. I’ve had so many problems living here! Where do I even start! 1. When I moved in, my unit wasn’t ready or cleaned. Cleaning services were still there and they didn’t do a good job! 2. I had to go behind them and clean the whole apartment. As soon as I started cleaning the kitchen, roaches started running out (during the day)! I moved the fridge out and hundreds of them were on the back of the fridge. ( Pest Control said it was the worst infestation he's ever seen and they threw out the fridge) They were in the cabinets and behind the oven. It was so bad they started going into the bathrooms and living room. The office sent pest control to our whole building because it was infested. But It took months and months of keeping the apt obsessively clean every day, so they wouldn’t come back and even then, I seen some. Honestly, the worse experience ever! And when I tried to move out, they tried to charge me $400.00!! 3. Because I was so busy making sure we didn’t have roaches, I didn’t notice all the mold in the air vents, window seals, and the tub when I first moved in. No matter how much you clean the tub, the mold will grow back!! This place is a breeding ground for mold! 4. The apartments are just dirty and dingy! The office doesn’t care! It looked nothing like the apartment they showed us. 5. Oh, and everyone's front porch is a breeding ground for spiders! They'll tell you to just knock them down yourself! 6. Lastly, my roommate was charged $400.00 for carpet replacement due to dust in the corner and a piece of carpet string by the door, and they kept their $454.00 security deposit, of course, to pay for this! The pictures of proof are below. Help yourselves and DON'T live here no matter how cheap it is. It’s NOT worth it. I’m willing to talk to anyone about this. If you want other information on my stay here, definitely email me! If I could stop anyone from signing here, I will! Sorry to anyone who has already signed here. You'll probably read this soon and realize you made a huge mistake. I would have posted this sooner but I was afraid they'll charge me for random stuff. For people who are thinking about taking a chance because of the price, PLEASEEEE do not stay here. It's not worth the headache. If anyone wants more info or proof, feel free to reach out.
This apartment has been an absolute nightmare for me and my roommate. First, when we moved in the apartment was a complete disaster. The front office admitted they never sent someone to clean our living room. There was still food all in the kitchen, and I found moldy sprouting potatoes in the laundry room. The floor was black, there were stains on the walls, and the worst part was an incredibly strong smoke smell that we cannot get to go away. The complex still has yet to send someone to deep clean and repaint our living room and kitchen. This apartment also claims to have cable, but they painted over all our cable jacks so they do not work anymore. There are also numerous things that have been broken for MONTHS, our microwave handle comes off, the toilet falls off the wall, our floor boards are coming off etc. and despite maintenance requests, they have not been fixed. The apartment manager will not let anyone talk to her if they have an issue and will intentionally shut the door to do so. Every person in the office knows absolutely nothing about what is actually going on. I was lied to by the girl who gave me a tour by saying there is a free shuttle to campus, which is actually added on to your rent. She also told me utilities were never over $20-$30, and we just had to pay OVER $50 when the AC was off for the entire month. When we asked them if they could check our unit to make sure that this was not a mistake, because that is absolutely absurd, they would not cooperate. This whole complex cares more about money than the tenants. They are not willing to make us feel safe and comfortable in our homes. Save yourselves the stress and DO NOT LIVE HERE. I wish I had done more research, I would have rather paid more in rent than live in this disgusting apartment. I would also like to add, when I signed I was supposed to have $50 off the first months rent, and that was not honored at all and I had to pay the full rent, and the office again would not cooperate.
The management suck. They don’t carecabout the people who live there. They are over priced and dirty. I lived there for two years and saw rats raccoons and so many bugs in multiple apts
This place is amazing! Our tour representative was Alexis & she was extremely nice & informative. We love the unit & the amenities are fabulous! All up to date & beautiful decorated?? My son just graduated from Ut Knoxville & is very excited to start his new job & have a great place to live. This is very affordable. Thanks so much!!
Please do not be taken advantage of by this place like I did. The office staff is completely unprofessional, and the complex only does what is best for them, not you. A total scam of a business, especially since Peak Campus has taken over. DO NOT LIVE HERE

It's decent. Down side, the wifi connection and my cell reception sucks here. Plus side, it's probably the cheapest place that is furnished and includes cable, water, sewage, electricity, and wifi. I haven't had any major problems so far, so fingers crossed!
It isn't the first place I have stayed and had these but they will ruin your peace of mind knowing they are everywhere. Cockroaches will give any one a bad review but I want you to know more about Gateway Apartments in Knoxville than the bugs that live there. With great location to downtown Knxoville, it is a bit of a drive to west Knoxville...roughly 15 minutes. I stayed in a 4 bedroom apartment with 3 random guys. I walked into a mess with burn marks all over the kitchen counters, broken blinds hidden behind the odd looking couch. I will not be staying here again but it is the cheapest place I have seen around town so is it worth it? That answer may depend on who you are staying with.
Gateway At Knoxville started out being the perfect apartment for me. It later turned to loud upstairs neighbors, constant maintenance problems seems like they never fixed anything only band-aided it. Also management changed too frequently because of "unknown" reasons. Would not recommend living here long term. This apartment story has no happy ending.
