Property Ratings at University Place
The price is appealing but it’s cheap for a reason, go ahead and pay the extra money and go somewhere else. The apartment was filthy when I moved in. They took a month and a half to address active flooding in my unit. They don’t tell you this, but they turn the a/c units off in the fall and since Texas doesn’t have a fall you’ll be burning hot in your apartment as it’s 80 degrees in October and November. DO NOT MOVE HERE

I have lived at UP for two years now and really enjoyed it. The Manager, is newer and has done a great job of cleaning up the property. The Maintenance guy, Ro, has always been a huge help whenever I've needed it, plus the apartments are super affordable!
Big closets are pretty much the only perk. It’s infested with roaches and bed bugs, management is rude, and maintenance comes in unannounced and with no open work order and mess with your personal stuff. One guy stripped my sheets off my bed (and ruined a $60 highlighter doing it) and left the sheets (just washed sheets) on the roach infested ground. My roommate has woken up two different times with one crawling on her; one has crawled across my foot while I was using the bathroom. Not to mention it’s an unsafe environment. I had a lady block my car from exiting the parking lot because she wanted a ride and I didn’t want to give her one. The fellow residents make it a habit to stand outside their apartment and cat call you as you walk up to your apartment. The exterminators even said that the roaches had been there for years and weren’t going away any time soon. Also everything is out of date, fire alarms are in the bedrooms but not living area, you have to get adapters for the plugs, and management will tell you to call them or email them and then ignore you for months despite trying to contact them over and over again, and when you do get in contact they disregard everything you say, they are rude and talk down to you constantly blaming you instead of trying to solve the problem.
My daughter moved here in August and asked flat out if there was a pest problem and balantly lied too. The roaches made an appearance the first and through sealing holes and spraying; she’s been able to significantly cut them down. She’s noticed strange things crawling around that look similar to salamanders and has had pest control out almost every Thursday. I visited a few weeks ago came home with what i thought was mosquito bites, only to now discover she’s got bed bugs. These ppl should be ashamed. She will be reporting the issues tomorrow morning and if the issue is not resolve this will be cause for her to break their pathetic lease!
Place to Be (the property owners) are the biggest bunch of crooks I've ever had the displeasure of dealing with. My experience with University Place is similar to that of the other bad reviews here; a/c problems, bugs, maintenance requests marked "complete" when no-one had been by. Don't bother complaining to Place to Be because they don't care. They just want your money, and once you've signed the lease, they know they have you over a barrel. DO NOT MOVE HERE
In the beginning I was pleased with my experience in the office and the process it took to sign my lease. University Place was within my price range at the time so I moved there. The community is quite and at night a little sketchy, so I'd always park outside of my window since crime occurred in the area. The A/C is controlled by a switch and the in between months and temperatures were unbearable. The A/C unit needed maintenance on more occasions which made my apartment inhabitable during hot months. Also there was a case where my building went 5 days without hot water due to a broken broiler. Pests were also a major issue throughout my year here and to be specific BED BUGS and ROACHES. Never in my life have I had to deal with the discomfort. I had to pay for extermination but speaking to a few others in the complex they had the same issue. I witnessed people throwing away belongings and nice looking furniture when moving out, that may be the reason. But this is what is expected from an older building and trying to be cheap. If you absolutely have to save on a place then be warned.
These apartments are old and disgusting. Windows leak, everything in the bathroom leaks, and there is black mold everywhere! When raising concerns to the leasing office, they simply send an email stating that the "maintenance request has been completed," when not only were none of the issues addressed, but no maintenance worker even bothered to come look at the issues. Yes they are inexpensive, but there are comparable rates at other apartments in the area that are clean and don't raise health concerns for their residents.
It a very affordable place to live. The single bedrooms apartment are very spacious. It close to campus, but has a very quiet atmosphere. I would definitely rent there again.
