Almost 70 miles west of Chicago along Interstate 88 sits the city of Dekalb. Most residents, work, live and play in Dekalb itself rather than commuting to Chicago. For this reason, a wealth of businesses, restaurants, and entertainment venues exist in Dekalb. The city is also home to Northern Illinois University. The students of this large college make up much of the population of this town. The presence of the student body noticeably colors the otherwise quiet atmosphere of Dekalb. The town also contains a smaller airport and several parks, though residential housing makes up most of the city's land area.

Property Ratings at University Plaza Apartments
Overpriced and disgusting place to live with dishonest staff.

Drove here after submitting a tour require while also confirming that move in would be possible this week. Discover that move in isn’t until the next year as they are fully booked, never told me this before the tour. Their phone line also doesn’t even connect to someone, just tells you an agent will leave a message. The agent i spoke to early has also ghosted me when I confronted them regarding the bad information. Avoid this place if this is how they treat potential tenants.
Property Manager at University Plaza Apartments, Responded To This Review
Hello, thank you for leaving us feedback. We are disappointed to hear that your experience was not a positive one. We hope to be of service to you again in the future. Best wishes, University Plaza Apartments
Completely horrible customer service and assistance. Prior to ending my time living with them I inquired about whether I would be charged a re-letting fee due to the fact that I would be ending my lease before my renewal started. I spoke with the manager and two other workers at the location who confirmed that since I was ending my lease before my renewal began, so long as I secured another renter they would waive the reletting fee. This was confirmed by multiple people at multiple points. Following my move out, a month later I was sent a bill for reletting. I contacted and was told it was an error and it would be fixed soon. I was then emailed again and told I'd be sent to collections if the fee wasn't paid. I reached out again and they responded, we made a mistake, you are going to be charged it. So their admitted mistake on the corporate side not communicating that we had discussed and I agreed to move out a month early so that they could rent to a new tenant earlier meant nothing. I spoke with management again and they stated I could either pay or they'll send it to collections. Absolutely abhorrent behavior from management to make agreements and then not uphold them once corporate gets wind that they could make extra money by just saying, oh sorry they made a mistake. Avoid University Plaza in DeKalb, IL at all costs. Capstone acquired while I was a resident and while initially, when Christina was managing it, it was fantastic and would have gotten a 5 star review. It has since become a terrible experience while living there (closing amenities constantly, elevators never working) and now the final straw is them charging a reletting fee which their own managers stated I wouldn't be charged so long as I moved out early. The other reviews are right, they find ways to makeup fees.
Had my roommate switched a week before move in and he was bringing cats EVEN THOUGH I had under preferences that I did not want to live with cats due to being allergic to them. I called the front desk and they told me I would need a doctors note to get out of the room even though it was their mess up. Picked a B4 apartment because I wanted more space however the apartment looks identical to a B1. There is no extra space at all and when I confronted management about it they said there was nothing they could do and that I shouldn't have gone off of the picture they had on their website. And when I moved in the shower had mold in it. Overall the apartment is nice because it is close to NIU however the management here is terrible.
What you see is what you get. Just a wonderful building.
UP is a fantastic place to live. Austin helped with whatever I needed and made the move in process great. I would suggest living at UP to anyone who asked. The apartment offers several amenities and utilities are included within rent making it easy for the renter.
I wouldn't even give it one star but it made me select a rating. Overpriced and huge mold problem was fixed(problem not solved, just sprayed with bleach) and returned quickly after. Heating was stuck at near 100 degrees on top of other issues that were fixed. Moved out and refused remainer of rent, for my own health, and now they sent me to collections. Also, not a safe neighborhood. My dad almost got jumped in parking lot when he was moving me out. Cops were called
If I could give any person searching for an apartment a piece of advice it would be to NEVER live here. I lived here for two years, during the transition into apartments, and the change made it worse. Ever hear the phrase, "You can paint the pig but it is still a swine?" That PERFECTLY sums up University Plaza. Possibly worst of all is the awful staff. I have never met such rude, ungrateful employees. They treat the tenants like garbage, and the cooperate office supports it. (The cooperate office has another property at SIU and friends there have dealt with identical issues.) Between mold, strangers lurking the halls, people fighting in the hallway, the staff telling you you're bothering them when they need to tend to an issue at night (which they get PAID to deal with and get discounted rent to be there for the issues), I cannot stress enough how grateful I am to be out of there.
I have a one bed one bath apartment. The apartment is slightly off campus but very commutable. Rent includes utilities, a workout facility, and a pool.
