University Village Apartment’s new management took good care of us even though we were a 1 1/2 year ago resident. Has good ethics and will make sure things are done with integrity.
They do not return phone calls when you leave voicemails and very hard to get ahold of when you try calling them. If you do get thru to them you feel like you have won the lottery! They are rude when you do speak to them and they give you little to no information or conflicting information depending on who you speak to. I had the unfortunate privilege of speaking to Vanessa and Gidgette on many occasions who both had no customer service skills whatsoever! They say the property is secure but yet so many renters cars are constantly being broken into. They say they have full time maintenance but that’s not true either! The unit we had was having issues with the air conditioner and we went days without it getting fixed when it was extremely hot in Sacramento. I do not know how they think they can hold on to a cleaning deposit when you cleaned the place much, much cleaner than how you received it but they do! so beware! Do not rent at the River Village Apartments in Sacramento! it’s BAD!
Infested with roaches. Took SIX months to “fix”, reeks of animal urine, stains and discoloration all over apartment, horrible management, rude neighbors, filthy lot, horrible maintenance. The list keeps going.
Even if this is the only apartment that accepts your application, don't live here. The incompetence of the staff is horrifying. For example, we had to have them re-draft our lease THREE different times before they got it right. They told us the wrong mailbox, gave us the wrong key for the amenities, and absolutely NEVER answered the phone. The only time they would communicate with us is if we threatened legal action. We also had a neighbor who would scream to himself and at others while he smoked meth right outside of our door. The complex refused to evict him. Homeless people broke into cars all the time; there is absolutely no real security. URV acts as if they are a gated community but the gates are never locked and some of the doors don't even have door handles. I saw the police in the complex AT LEAST once a week, and there was even a large drug bust in the building next to mine. The laundry machines were constantly broken, and if they weren't you have to pay to dry your clothes twice because they never fully dry with only one round. If you want to feel safe or live hassle free this is not the place for you.

when you first look at the apartment it is great, decent size. But then you really take a look and you see cabinets that have been painted over a dozen times, walls that have layers of paint. The front door wasn't cut correctly allowing your cold AC air to escape, the AC is only in the living room and due to poorly sealed door and windows does not cool down the bedrooms. The shower water is never the same temperature it's always fluctuating in heat. The front desk people seem nice but never answer the phones. Its location is great right next to Sac so if you are a college student it's great, but be aware when you move out they will charge you for everything. DONT LET THEM! they can not charge you to clean the carpets when you move, they have to do that anyway, and if you clean the apartment and it is as clean as when you moved in, they cant charge you a cleaning fee. Just be aware and take lots of photos.
The new Management is Caring, Helpful, Empathetic, and Professional. Staff that were Always Genuinely and Authentically willing to assist me were Maribell, Aarynn, Trish, and Maintenance. They felt like family...Home away from Home. Thank You!!!

I lived here for one year, and I found mold growing in the walls, there were leaks everywhere and any time it rained, water would pool inside the apartment. They said it was "because we didn't turn our heat on high enough that there were leaks." As if they thought that because I was 20 years old and a woman in college that I would believe them. My roommate threatened to get their attorney involved and that was when management finally responded and maintenance actually came to seriously inspect the place instead of brushing us off. We were finally moved out of that specific apartment, and the disgusting part was that a couple weeks later they already rented that unit out to other people when it was clear the walls were molding through since it had destroyed out couches and my mattress that was against the wall. Because we had to sign a new lease for the transfer, I went in to the leasing office, and they had me sign up for the wrong term, for the following year's 12 month lease instead of for the duration of the initial lease. I went to the regional manager about the mistake and she told me I would need to find someone to take over the lease, even though it was THEIR mistake. Luckily I found someone, and thought I was done with this place when I found out they double charged me, and they owe me money. When I called about getting refunded, they told me that the money would just go on to the girl's account for the following month's rent, and I would have to try and get my money back from a COMPLETE STRANGER. This is a HORRIBLE apartment with APPALLING management. They do not fix their mistakes and they treat residents like complete crap. Do not live here.
If you are a college student avoid this place at all costs IT IS NOT A COLLEGE APARTMENT FAMILIES LIVE HERE AND HOMELESS PEOPLE ARE ALWAYS GOING THROUGH THE TRASH. If you read any positive reviews, it's from staff that live there for half rent. It is cheap but you get what you pay for, office management is super rude and unhelpful once you actually move in, maintenance work orders take weeks to be complete even for small order like a light change, people who rent have no respect for others, there's garbage littered throughout the complex, the walk to campus takes 20 minutes and the back path has a group of homeless people living on it. DO NOT SEND YOUR CHILD HERE IF THEY GO TO SCHOOL, THEY WILL HATE IT SOOO MUCH.

The rent goes up with every lease. Cars get stolen out of the parking lot. It may be close to the school, but the traffic is gridlocked for hours during the semester- It can take half an hour just to get to the parking at school. If you want steady rent, safety, or ease of access to school this is not the apartment for you.

As someone who went to Sacramento State University, I really wish I had found out about this place before my final year. However, to be fair, the only price most students can afford over here is either a two bedroom or three bedroom. If you want to live alone, you need to pay at least 800$ a month. Now don't get me wrong, there is a lot to love about this place. It's right across the street from a gas station, two fast food places, two convenience stores, a pizza place, subway, a liquor store, and the freeway entrance. Plus, within walking or driving distance are hardware stores, grocery stores, Doughnut Shops, and Sacramento State University. Combine that with a great clubhouse and pool to hang out at, and for the most part, this place is pretty good. Where it fails is in things like the primitive excuse for AC, the small spaces of the living room and bedrooms, and the homeless people that tend to root through the dumpsters. Issues such as that can really add up. Still, this place does also come with cable and internet included in your rent, and the only other bill you have is the electric bill, so overall, if you are on a budget, well, it's easy to see why spots at this place fill up so quickly.
