Property Ratings at University Village Apartments
This apartment community is wonderful . It's real peaceful and serene here. It's so close to shopping and the views are spectacular. The people who live in the complex are friendly and fun.
Nice area near the university shops. Does have a lot of homeless in the area that caused some issues. Please start here quite a bit. There has been quite a bit of gunshot since I’ve been here lately. Things have seemed to settle down. I did have my car broken into once since I’ve lived here, but it was not stolen. They just went through the glove box and center console.
Love living here close to shopping and I25. Best front desk staff. Able to get help very quickly and efficiently. Able to work with maintenance people well. All around good vibes in the community

Nice apartment but a lot of things were broken or missing when we moved in. Mantience also takes awhile to fix an issue and as well as the office never answers the phone.

For what is caused it's not worth it the place is falling apart there is zero security and zero security cameras on any of the parking and homeless and crackheads are everywhere I have been stolen from twice and they refuse to do anything about the security. There are much more affordable and better places to live.

Hello, Thank you for sharing your concerns and perspective about our beautiful community. We're disheartened by your review and distraught that you've had any negative experience while living in our community. One of the highlights of living at University Village is the location. As you are aware, we're in a great location that is bustling and so close to everything. Having said that, there is a lot going on and we have a thriving community. The safety of our residents is paramount and we do everything we can to make the place we call home the safest possible. While we work closely with local authorities to help us, there is only so much we can do to prevent every unwanted incident. We remind our residents to not keep valuables out and remain vigilant so that we can all watch out for one another. What makes this community so great is all the wonderful residents that help ensure that we all have a safe and beautiful community. We welcome you to stop by our office anytime to share your concerns and suggestions. Thank you. - The University Village Apartments Team
Do not live here. This place is a slum. The management is pathetic. Trust the other reviews you read about this place. I’ve lived in many apartments over the years and this was by far the worst experience I ever had. The AC never worked. The heat barely worked in the winter. I had pipes leaking in my pantry. It’s almost laughable how this place is still operating.
Property Manager at University Village Apartments, Responded To This Review
Hello, Thank you for your feedback. We're sorry that you feel this way about our beautiful community. It's always our intention to provide a wonderful, safe community for every resident to call home and we're sorry that we didn't meet your expectations. Should you want to provide specific feedback about your concerns, our community manager would be more than happy to speak with you at your earliest convenience. We would like every opportunity to improve your opinion and overall experience. Thank you. - The University Village Team
The plates have been stolen off one of my trucks, packages stolen off my porch and back patio, and out of my car. The manager, if you can get ahold of him because The office wants no part in your issues on property, refuses to do anything because it's not their responsibility. Yet, the send notices to others saying it's the property's responsibility to make your kid behave. What about the being able to use all 3 washing machines without flipping a breaker, or walking outside without setting in dog poop? What about the nasty film that's on top of the pool because it isn't cleaned enough? What about cleaning up the property after a huge storm, instead of leaving branches and debris everywhere? Why are there piles of concrete and asphalt taking up parking spaces? At least the shootings once a month stopped....

The community here is unbelievably awful. The laundry rooms are always filled with garbage, and so are the parkings lots and hallways. The walls and even floors are paper thin to the point where you can hear absolutely everything in the building. The neighbors are deeply inconsiderate- not picking up pet waste, screaming matches at 4 am, blasting music 24/7. It takes at least a month to get a maintenance request fixed, and we’ve had to send in multiple requests for the same issue (which rarely ends up getting fixed anyways). The buildings are poorly constructed as there’s constantly water issues or something broken. When complaints are made to management, they do send out a letter but it’s 50/50 if it solves the issue. I would not recommend living here if possible, especially if you have children or work from home. The complex also has a lot of safety issues as there’s been fires started on the property, heat or a/c going out at extreme temperatures, or guns fired in the parking lot. The people who work here are polite and seem to try, but it’s very clear that the issues here go beyond what can be fixed at their level.

Again, we would be happy to work with you to ensure your experience moving forward is an excellent one. Thank you. - The University Village Team
This place is DISGUSTING. Dog poop everywhere, smelly hallways, broken glass in parking lots, overflowing dumpsters, roaches and mice, and disruptive neighbors are just a few things you can look forward to. Nothing is cleaned, nothing is fixed. Lack of heat, even in the dead of winter, will take them MONTHS to address. And forget about it with anything else. The maintenance team themselves are awesome but Management is so poor its hard to get anything actually fixed. Management is rude and terribly unorganized. Corporate does not care at all. The units are also outdated and very cheaply and lazily "updated". I came from out of state and actually cried the day I moved in because the experience was absolutely horrible, and on top of it I was moved into a filthy, uncleaned apartment (moldy food under the stove, dirty dishes in the dishwasher, crunchy carpet, etc. The works). I was fooled by their online presentation of themselves and unfortunately ignored some red flags during the move in process- don't be like me.

We would very much like the opportunity to turn your experience around and offer you an exceptional experience moving forward. We hope to speak with you soon. Thank you.
The worst place I’ve ever lived. I lived there for almost a year it was the worst experience I have ever had between multiple water shut off‘s sewage back up into my apartment. Heat interruptions lack of professionalism in front office. Lack of care to the property. I would advise anybody and everybody to live anywhere else. By the way yes I did say constant sewage back up’s into units! Broken glass all over property. Police there constantly. Homeless sleeping in dog spa and in laundry room.

We want to provide our residents a safe place to call home and we will be happy to look into your claims. We want to thank you for having been a resident with us and we wish you all the best in your new home. -The University Village Team
We love living here and have lived here for 13 years. There are 3 things that we have issue with. First, is irresponsible pet owners, but they are becoming more and more rare. Second, is that the pool is not used within the rules, so those of us who can only use it after 8PM, can not. This needs to change, because we pay a LOT in rent. Those folks who allow giant parties/glass/alcohol, should be reprimanded only. Third and final, the laundry rooms are just plain awful. The machines are never all working at the same time and they're expensive. I wish that they would be prioritized for our comfort. Alas, we'll see when it can be fixed and maintained. Beyond that, we love the office staff and our neighbors. We also really love the easy walk to groceries and other shopping amenities along with the gorgeous trails in and around the area.

Hello, First and foremost, thank you very much for being a part of our community for so many years. We appreciate you sharing this feedback regarding your concerns. We can certainly understand that pet waste can be frustrating. We have been diligent about reminding pet owners about their responsibility to clean up after their pets. Unfortunately, we still have some issues with a handful of pet owners not doing their part and we certainly want to address this. We will be sharing your review with our team so that we can assess how we can make improvements to our pool policies and laundry room amenities. If at any point you would like to discuss your concerns in further detail, our door is always open. Please don't hesitate to chat with our manager at any time. Thank you, again. -The University Village Team
We lived here for about 3 years and I was really sad to leave. My husband's job had been relocated, so we had to move. The office staff really felt like family to us and we loved our apartment. We spent many days at the pool and loved our neighbors as well. It's a great location and made it easy to commute to work. The complex was always clean and well taken care of, which was really important for us as we like to walk outdoors a lot. Sad we had to go, but happy to have had a few great years here.

Hello, Thank you so much for having been a resident with us for so many years! We are so happy that you had a great experience with us. It's always hard to say goodbye, but we are excited for your new adventure. We truly appreciate all of the wonderful words about our staff and community and we will be sure to share that with our team. If you should ever find yourself in the area again, please don't hesitate to stop by and say hi! Thank you, again! - The University Village Team
The first thing id like to say is that the low quality flooring didn't meet the floorboards in multiple places, making it easy for bugs and roaches to roam freely. Second, maintenance took 2 months to fix a washing machine at one point, and theres no repercussions for people who leave garbage and dog poop right outside of building entrances. Third and lastly, the only time they tell you that you have to notify them 60 days before lease renewal/ non-renewal is at the beginning, and of course its hidden in fine print in the lease. With that being said, we told them we wouldnt be staying with them about 40 days that we would not be continuing our lease. When our lease was up, we paid prorated rent for the last month that we were supposed to and moved out (not to mention their system for taking payments is so outdated that it does not no how to prorate rent). This is the next problem, they charged me a full months worth of rent after our lease had already ended! Granted, the 60 day notice that they require starts when you tell them, so if you tell them later than 60 days before your lease ends, they will charge you a whole extra months rent! When I called them, they said the return would take over 60 days to process! Any apartment is as good as their management team, and this one might as well be left outside in front of an apartment building, just like the dog poop.

Hello, First off, thank you very much for having chosen University Village as your home and we wish you all the best in your new endeavors! Please know that we certainly had no intention of causing you frustration during the move-out process. It's always our policy to be as transparent as possible with our future residents during the time of reviewing and signing the lease. We're sorry if any part of our agreement together was not clear. Our management team would be happy to discuss the details of our contract with you in person to be sure that you do not have any outstanding questions. We hope that your overall experience was positive and that you enjoyed your time in our community. We understand the delay in repairing a wash machine was inconvenient, however, there are instances where we must await parts and are dependent of third party business partners. We have policies in place to address residents not complying with community guidelines and additional pest abatement is always available upon request. As an owner managed community, we have a vested interest to ensure that our community is well maintained at all times. Please contact us at your earliest convenience. Thank you. -The University Village Team
Two days after I moved in, the heat went off. There was no email, phone call, or text message from management until after I'd submitted two maintenance requests over two days. The heat remained broken for two months, and during this time the communication was ridiculously sparse and uninformative. For example, a 45 minute warning for people to move their cars from the back parking lot. This was mid-morning on a week day. If I had biked to work that morning, my car would have been trapped for weeks. They closed off the front entrance - the only accessible entrance to the building with no notice (and no timeline for re-opening). At every juncture they gave no (or extremely limited) notice. In the three weeks that the road to the parking lot was closed, waste management couldn't access the dumpsters, so it was a horrendous pile of trash. The whole thing was a giant fiasco. Beyond that, the facilities are crumbling, people don't pick up after their pets, and the hallways smell and are filthy. Not worth it.

Don’t move here. Staff doesn’t care, water is shut off all the time, laundry room is disgusting, extra charges each month, and heat is off when it’s 7 degrees outside. This place sucks, don’t get a place here! My lease can’t end quick enough!

Great community! Near everything and beautiful views. Tons of trails to walk dogs. Friendly and helpful staff. The apartments are new and modern. People are always working on the property to make it better. It's clean and safe. I tell all my clients about it. Thanks for making it nice to live here!

Officially living here for one year now and love it! I've been living in the area for many years now and have lived in four different apartment complexes and never really cared for any of them. This place is the best value for what you get. You get a great layout and size apartment, amazing amenities and it's pet friendly. The staff here is helpful and sincere. I've had a few issues and they happily took care of the issues quickly. The location is perfect too. There are stores and food close by and also great places to walk with my dog. No complaints that I can think of. It's a beautiful place. I'm glad I moved once again, this time it felt like an upgrade and for the same money. I'm not going anywhere.

Needed a place to live after moving and going through a divorce. Was on the cheaper side. After moving (it was fine at first) then all the plumbing issues started. 5 days outta the month would have to go without water. Following that my toilet as well as my bath backed up making my apartment smell horrible. Found Mac & Cheese boxes that were just painted over in the Cupboards, like they just painted over everything... Including the bathtub. You can't even make this up. They literally painted the bathtub white and it has started to peel up onto your feet now. Then my toilet wouldn't flush. Made a request for maintenance, to have someone come over, use my plunger and snake (I am a contractor) and then call a plumber after hours to come out and solve the issue. They then billed me "at the plumbers expert opinion" claiming they found a mass of wet wipes in the toilet. I have a kid in diapers, and the plumber must have see that, because I have never in my life flushed wet wipes. In fact I have a changing pad with a diaper genie. Other than the shotty workmanship within the apartments and all the plumbing issues, and dealing with having split utilities even if your gone for a month, the hot tub being broken or drained most of the time, and being charged a silly omount of money for the above mentioned issues... It's a place to live.

I'm writing this review because I was starting to not like living here but I think the building was sold to someone new and the new owners seem to care about fixing up our community. YAY!!! It's moving slow but at least they know what needs improvements and they have started. I've been through many management teams and sometimes I only hear about improvements but never see any. So, I'm excited to be in my cozy apartment and wait it out. It's a nice community but just needed some TLC. The area is beautiful, the views, the location.....everything like that feels good. Fingers crossed the improvements are felt by the residents and that our home only gets nicer by the day. Thanks for looking out for the residents!

If you love apartment living, with no rules or accountability, this is your place! If you enjoy smoking weed or cigarettes, partying all hours of the night and inviting all your friends to the apartment complex, this is for you. If you love your dog but hate picking up its poop, no worries, feel free to leave it anywhere you’d like. Even the hallways, if necessary. No one will mind. That goes for letting him pee in the hallways as well, if you can’t make it outside no big deal. If you love hunting mice and spending the majority of your time seeing how many you can trap in your one bedroom apartment, this is your place. Don’t worry, maintenance won’t come check to assess the situation either, you’re free to do whatever you’d like, purchase however many supplies you need to, and The property management will be sure to not reimburse you for your troubles, after all, out of sight, out of mind right? If you like to guess which day the water will be turned off, don’t worry, it’s impossible to figure out! Usually it will be right about the time you are heading downstairs to wash your laundry, or to jump into the shower. All part of the fun of fun and games around here! Speaking of fun and games, would you like to guess how much your rent is every month? Don’t worry, it will never be in your favor either, and will vary from month-to-month, with all kinds of hidden charges and fees. Kind of like a guessing game, sounds fun, doesn’t it?! Living here is a blast, as there are no rules or accountability anywhere, beginning with management leading the way. As long as you pay the adjustable rent every month, you are free to do whatever you please. Welcome home! You’ve gonna love it here!

Don’t move here. Counting down the days until my lease is up. The issues I have had living here are absolutely ridiculous. To start tomorrow it’ll be 86 degrees and they don’t turn the air on until June, not the front office has air conditioning. It’s nice to know the employees need to be comfortable to work, but you being comfortable living here isn’t necessary. You will be pestered to have work done for you for money. I have had issues with my neighbor. Your water will randomly be turned off with no warning. In the winter if you want to use your heat it will either smell like cigarette smoke or weed. The halls also always smell like one of the two. If you live on the corner your balcony connects to your neighbor, so when it’s hot you can’t even leave that open. Then when they get high out there your whole apartment smells like weed which is hair fantastic being military. Parking is horrible. When you walk in inside the front all you smell is dog pee. No one picks up after their animals. The hallways are disgusting and residents leave trash and anything else they want around. The laundry rooms are gross and the washers are so dirty. Also homeless people sleep in the laundry room from time to time. Oh and let’s add they allow someone to live in a garage. I let them know and they did nothing about it. The front office is helpful and very nice, and same with the maintenance crew. However all the other issues don’t make up for it. I have turned other college students I know from living here. It’s not worth it and you would be miserable. Signing a year here was the biggest mistake I made with my move to Colorado.

Where do I begin...We moved here from out of state almost 2 years ago. We broke our lease for numerous reasons. When we looked it up the pool was supposed to be open all year. Main reason we moved here. The water heater broke & all of a sudden it became seasonal. The back fence was broken we went in to complain a bunch of times because coyote kept coming through the fence. One day my son came running in the house because one started following him and my dog. I have pictures. After a year they put up a temporary fence. The building smells like urine. They keep the front looking nice but the back of the buildings look gross. They would cut off the water and not advise the residents. Management does nothing. The building we lived in literally is rotting from the inside out. We had black mold in 4 places. (I have pictures)When you call the main office in FLORIDA they don't even call back. Maintenence is rude & you're always wrong. This place is absolutely awful. If you value your health do not move here. Security is non existent. Homeless have lived in the storage closets. The community patrol is a guy that picks up the phone from his home. I have so much more to complain about, but I will leave it at that. I'm just happy we moved out this past Friday.

First I'll start by saying I do enjoy one thing about this place, the gym and the grill is a nice area. The people here are aweful. When I'm at the grill, people have no respect, they don't clean up for themselves. But the reason I gave this place such a low star is the fact that I've made complaint many time regarding the noise that was going on above my apartment. It's currently 2am as I am writing this I have to work in 5hrs. Instead of a goodnight sleep I have to listen to rap music to a loud bass noise from upstairs. I made complaints and the apartment never replied. They do this every other night. I was told when I first met the staff that quiet time start 10pm. That it would be honored. However looks like they do not care, nor do their tenet.

Apartments have black mold as a result of no ventilation in the bathroom// Maintenance and management just says scrub w/ bleach. Seriously? They paint over the mold in the bathrooms before people view the apartments so you don't see it at first. The mold starts coming through after the first couple of months after moving in. The rent is ridiculous. Not worth the money. Very difficult to get out of the apartments because there is one way in and one way out, so you have to fight with all of the shopping center traffic. If you like peace and quiet this is not the place for you. A lot of drugs and loud parties. Not my idea of luxury either. There is no air conditioning and some apartments have ceiling fans. The units are very outdated a lot of electrical and plumbing issues. Refuse to pay for electrical upgrades so power constantly trips. Water is out all the time for water main breaks. Washer and dryers are always broken better off going offsite to do laundry. Avoid this place at all cost.Would give 0 stars is possible.

ZERO STARS. Don't waste your time and money there are better places. Water always shut off, called Colorado Springs utilities and they told me because it's a private main management is responsible for it. There are so many issues with this place and the only upgrades they did after taking over is paint the buildings. Yes they added a small gated area for a dog run but everything else outdated. No ventilation in bathrooms so there is mold from when you shower in the ceiling and on walls. Management will just tell you to use bleach water and scrub it or shower with door open seriously!!!!

When it came time to move out, my roommates and myself went in to he office to inform them 30 days prior to us leaving that we would be vacating. They were pleasant and straight forward in this encounter. However, a few weeks later, they informed us that would need to pay 2 pro rated amounts on top of an increased rent amount. We talked them down to a fair amount, which they agreed upon. One week later, they sent us another notice saying that we owed an additional 700$ or we would be evicted immediately. We again talked hem out of this deal. The whole ordeal seemed that they were attempting to see how much they could get away with. Terrible office staff.

The new staff in the office, as well as those who respond to work orders do an amazing job! They are very respectful and do their absolute best to ensure tenant needs are being met. The work order staff does a great job of including you in the experience and informing you on what they're doing and what you need to do to prevent future issues. Love it here!

Hello, Thank you very much for your 5 star review!
Apartment is nice, rent is cheap, and staff is friendly. The only reason I give it 2 stars is because the laundry machines were broken for about a month, the staff takes 3 hour lunch breaks and although are nice, are extremely unhelpful. Work orders that have been placed months ago still are not filled and there is a very short period of time I can talk with the staff due to long lunch breaks.

Apartment itself is nice and rent is cheap. The only reason I give it two stars is because of the staff. They take 3 hour lunch breaks and although are extremely nice, they are frequently unhelpful. Work orders from 2 months ago still have not been fixed and due to the long lunch, are very busy.

This apartment complex is in a nice location, but location isn't everything. As for the apartments they are ok at best. The A/C dose not work, the appliances are old, and the apartment as a whole is dated.

We've lived here for nearly two years. We moved in when it was still Sunset Creek Apartments with Griffis Blessing, it was just recently sold and renamed to Advenir at the Village. We live in a corner unit on the floor level, 3 bedroom, 2 1/2 bathroom. My experience thus far has not been entirely satisfactory. We've gone a whole winter without heat because the system failed. While the office provided us with space heaters, it was not enough to warm the apartment. It instead heated up the electric bill (which we only received partial reimbursement for). Now that summer has arrived and nearly gone, we've gone most of it without a properly working chiller. We pay $1000 a month plus utilities for amenities that include "central air" and heat, and have yet to experience it. While the management has apparently been actively working on fixing the problem with the cooling and heating system, this has been part of my experience. The unit is spacious, providing a decent amount of storage and livable space. The corner unit is extremely quiet and solitary, we've not had problems with loud neighbors other than kids playing down the hall or vocal college students visiting other units. The patio/balcony is large and provides a wonderful space for kids to play or for you to grow a small home garden. The small workout room is decent for anyone who doesn't pay membership to a large gym. The pool is awesome, we've loved using it. The grounds are kept very well and maintenance has been responsive. The apartments are right next door to a hiking/biking trail by the river. This is perfect for dog owners or health enthusiasts. Costco and a Trader Joes are right next door as well as many other shops. All in all, the rent is worth the price in comparison of other complexes in the city. My biggest complaint is the delay in fixing the heating and cooling system as well as the sudden change in owners. I do feel this place would be worth the rent if these problems were not the experience during our lease. However, I would recommend these apartments.
