I understand it’s student housing, it’s cheap, it isn’t going to be the best thing on planet Earth. With that being said, management is absolutely terrible. Maintenance is terrible. My ceiling had been leaking since January of 2023. The first time I notified maintenance in 2023, they said that the shingles on the roof would need to be replaced. They never did that. Come February of 2024(!!!) my ceiling was much worse. I notified maintenance yet again. Their solution to a moldy, mildewy ceiling? Paint the ceiling… At least that’s what they said they did (they did not). If their solution to a leaking, moldy ceiling is to paint it, I could only imagine what else they look past. By the time I moved out in May, the leak spread to other parts of my ceiling and the mold spots grew darker. I tried to at least get a discount on my last month’s rent and I’m instead redirected to the contract I signed at the start of my lease. In other words, no one here cares. So save your time and money and choose to stay somewhere else.
Saturday night (6/20/24), someone got into my car and this is supposed to be a gated community but the security gate hasn't worked in months. We are also supposed to have security driving around at night and I haven't seen them in about a week. I went to the leasing office today (6/22/24) to express that I don't feel safe here anymore and asked what the policy was to break my lease on the face that I don't feel safe and all he could say was "sorry" and "the gate will be fixed in a week". He also said the only way I can break my lease is if I can find someone to sublease even though I DON'T FEEL SAFE!!! It shows that they really don't care about their residents and just want the sales.
I cannot stress enough how terrible my experience has been living at University Village at Charlotte. Avoid living here at all cost. My car and other's has been broken into multiple times, and my car was even stolen from the premises. Despite reporting these incidents to the front office about the security issues here, their response was incredibly unhelpful. The feeling of vulnerability is overwhelming, and it seems like there's little effort on their part to address these security concerns. Since I moved in they kept saying how fixing the gates is a concern yet months later both gates are still left open for anyone to enter. I strongly advise against choosing University Village at Charlotte as your place of residence. The absence of security measures, coupled with unhelpful management and ineffective maintenance services, makes this a truly terrible place to live. Save yourself the stress and look for another place to live.

Office staff are disorganized (lost our move in money orders and we had to issue new ones out of pocket and wait months to get a refund for lost ones), careless and borderline aggressive. Though that was annoying, we just let it go wondering if we got a bad hire. The issue really came when we moved out. We cleaned our apartment and left it spotless, but still we’re both given a ridiculous almost $300 EACH move out fee, listing everything from deep cleaning to moving objects out of the apartment. It was a slap on our faces, considering we are starving students and did everything right so we could get our deposits back. Do not move there if you value friendliness, fairness and honesty. Other friends who were living there around the same time had similar experiences, so it was not just us.

When I moved out they sent a list of charges. I asked for itemized statements and proof, and they said they would send it in 2 weeks. That was over a month ago, so doubt any evidence is coming. Going by other reviews it seems like they didn't do any actual turnover maintenance, so even more sketchy. My girlfriend moved out, and they didn't give back her security deposit after 30 days. They didn't send any itemized deductions list, and seem to think that ignoring emails is a proper legal defense. Be very wary when moving out if you're unfortunate enough to live here.

Move in day was HORRIBLE! When we arrived to move out son into his apartment we learned that one of his roommates had graduated in December. That person is not a student and works a full time job. He had no idea we were arriving that day. He was never informed. The previous roommates left a MESS. There were ants in cabinets from the filth and food left behind. The cabinets hadn’t been cleaned EVER, and the laundry area was filthy as well. Upon entering my sons room, it was also FILTHY. Cigarette butts covered the inside of the drawers in the dresser, the blinds were caked in dust, bugs and an unknown substance. The bathroom was dirty and very dusty. We spent t five hours deep cleaning. We scribed outside of all kitchen cabinets and the inside of the ones that did not have items in it. We also lined the drawers of the ones we could clean. However, the cabinets filled with food and ants we did not touch. The refrigerator also needs to be cleaned. This management is negligible and will be held accountable for the time it took to clean and the ant issues, left over food, oh and the leak under the sink in our sons bathroom. It is time this apartment complex is held accountable for their negligence.
On the day that my son and his roommates were scheduled to move into their apartment, they walked in to find that nothing had been cleaned from the previous tenants. Food still in the fridge, bathrooms not cleaned, carpet had been pulled from one bedroom but not replaced, underwear from the previous tenant still laying in the floor! Manager that they spoke to was not helpful, refused to break the lease except for the one roommate that didn't have any carpet because as the manager stated his bedroom wasn't "livable". Oh, did I mention their apartment smells of cat urine? Would the manager find the apartment livable if he had to live there?? Manager stated that the apartment would be cleaned within 24 hours. Guess we will see if that happens---I have my doubts especially after reading the previous reviews.

This complex is supposed to have security on site to do random patrols and have availability for any security needs. However, I have had to call the security office NUMEROUS times and they didn't answer and didn't return my call, EVER. Even in the days after my leaving a voice-mail, there was never a call to assess how the situation unfolded or if any further actions were needed. do not bother calling security, just call 911 because you'll wait for hours or days for help from security, if you receive any at all. Since December, there have been 3 shootings and one stabbing in this complex, and those are just the ones I am aware of. There are supposed to be locked gates at the entrance, but BOTH of them are broken and have been Since I moved in Sept 2022. I have tried to discuss our safety concerns with the management office via email (because I can literally never get them to answer the phone or call back), but I received no response. Their follow-up post incidents or after expressing concerns is alarming and atrocious. Contractors and vendors- unprofessional, trash the apartment, leave tools everywhere, theyve damaged property, left garbage, and they left damaged/broken appliances in my apartment after replacing them. It's unacceptable. Not to mention the fact that after they were in my apartment, they left my front door WIDE OPEN. I do not mean unlocked, it was OPEN. Thirdly, getting somebody to come out and actually look at or fix something is like pulling teeth. It took them 5 months to replace my broken dryer! My last issue with UVC would be the the fees that they tack on to rent. They have ways that they add fees to your rent via loopholes in the lease. They write that Electric is covered by them and you reimburse them for the usage, but in the lease it doesn't state how much the base reimbursement rate is, so they were in the clear when they increased my electric fee. Another fee they've added is for rental insurance. In the lease it states it is not REQUIRED to purchase rental insurance or liability insurance. However, on an addendum, it is stated that it is an added fee. Another lovely fee they have is one required to process any online payments via debit/credit cards. If you're thinking of living here, DONT.

First, was told when signing lease this was student housing. Definitely many people around here that are not students. Warrants a potential breech of contract as we are questioning how safe it will be. Time will tell. Had to spend 10 hours cleaning upon move in. Bath tubs very dirty, cabinets not wiped down, dryer vent clogged with massive lint, front door doesn’t close well, stove eyes damaged, furniture had massive rips and we are paying to rent it. Nobody at front office was helpful. Maybe local media will help as college students should be treated fairly. We are quiet tenants who just want to go to school and have a clean safe place to live.

They will never answer a phone call ever. I called 4-6 times a day to get moved over and no one ever picks up. They have the worst leasing agreement compared to any other place and they take nothing seriously. From the break ins, to maintenance issues, to parking issues, to just not caring at all for the residents that live there. Beautiful place, absolutely the WORST management and “service” out of any apartment complexes in the area. Move farther or pay more for a place because this place ISNT worth it.

Just like my title says, I wouldn't recommend this place to my worst enemy. I had a friend ask me about this place and I told them to run as far as they could. I feel like they try to get over on the residences because most of us are students and they believe that we can't do better financially. The parking lots are always filled with trash, as well as the steps leading to the apartments. One of the steps on my particular building is broken and we've been telling them since December. The doors are automatic and require a specific key, and when I told them I need a new battery for the door lock, it took them 3 maintenance requests and a week and a half to fix it. Now my A/C is broken. They fixed it and 10 days later it still wasn't working properly. They owe me $30 for the fan that I had to buy for my room because my apartment is never below 80-76 degrees. And the only thing management will say is "Call the emergency maintenance line", even though they don't answer. They do the bare minimum, but if your rent check is late one day, they send letters threatening you with an eviction. Maintenance doesn't care and management will gaslight you about them not caring. If I could stand outside all day and tell visitors not to live here I would. Living with your parents or living on campus is better than living here. Oh, and the gate is broken again for the 10th time since I moved here in August.

This place is a joke and “security” is never around! Car break ins happen all the time and gun shots every night. Yes, this place is cheap and seems nice on the inside but its not worth it!!! Stay away!!!!!!
University Village is a great place for students and residents alike. It has a wonderful clubhouse with a 24hr office area for studying, surfing the web, and printing as well as a 24hr gym to sweat the day off. The pool is always the right temperature during the summer months. The staff is friendly and helpful, no problem is too big or too small. Well furnished and well maintained it can be home away from home.
