Promised an AC unit since August 2022. It's been over a year, still never received. No priority/care for people who renewed their lease. Black mold in old AC vents. Holes in walls never fixed in our apartment. No recycling. Overall not good quality of life. Too hot in my room to sleep in 100 degree weather outside. Management in office are rude and lie to residents. Absolute hazard to live with BLACK MOLD IN AIR VENTS and NO AC IN 90+ DEGREE WEATHER WITH BROKEN AC.

If I could give this place a zero I would. All I can say is DO NOT MOVE HERE!!! I had the worst experience at this complex. I can go on and on about all the things this place did wrong. Management is awful, rude, and absolutely does not care about their residents. I had to live in black mold for 2 weeks before management finally decided to do something about it. Due to the black mold I had to live in a hotel for 4 months and still pay rent for an apartment I was not living in. I had issues with my unit that ranged from no A/C, flooding, mold, and incomplete maintenance requests. The complex itself had issues such as construction taking up parking spaces, homeless living in the laundry unit because the outside gate locks are broken, and the community pool is always dirty. If you are a student I would recommend living literally anywhere else. The pictures may seem nice but trust me it’s all a lie. I was so stressed out from living here and I do not recommend living here.

I strongly suggest NOT living here. They walk all over you just because we're students and think they can just blow us off. Here are the issues I've ran into: 1. Construction that NO ONE was informed of was happening. This took away the gym and student center for the majority time of the lease with it only being reopened in May (2 months left of the lease since you start in August), and never offered any extra discounts or other incentives since we weren't getting the included amenities I was told were included when I first toured. 2. When I first arrived, they did not have my key ready until I kept pestering them 5 times throughout the day and they told me it was being made. The 5th and final time asking, they made it. Clearly not doing their job. 3. The furniture is so inconsistent apartment to apartment. Touring shows all things necessary, but in reality it's either or. I was missing a desk and chair for a WHOLE MONTH as a full time student. 5. Whenever you go into the leasing office, all they do is lie and push you off and are not helpful at all. 6. They turn off the water and heat so inconsistently. Last time they turned off the heating, they forgot to turn it back on overnight. 7. There was a time for a few weeks where all the outside porch lights were all off you couldn't even see where your lock was. 8. Their "A/C" unit is really just a fan in the wall. 10. There is NO privacy, and safety issues. There is no peephole to be able to see who is at the door. 12. Mailboxes that they said they were redoing, stopped getting redone midway into they year. 13. Tarp on the roofs because of leaks they haven't gotten to fix yet! 14. This is supposed to be a gated community. For several months now, the gate has been left open due to the reason that the construction workers need to get through. But they stop working around 6pm and the office claimed that they close it then, I've come back at 1am and its still open. My roommates hear when the homeless come through as well. 15. NO PARKING! There is not enough for how many people they house and their "suggestion" was to pay for the almost $400 per semester school permit when it explicitly says "No Overnight Parking" in that lot. 16. Finally, due to all these issues, I wanted to move out early. I was told the steps to do so and let's just say there were too many excuses as to why people weren't doing their job. Please don't put yourself through the hassle of having to harass them for the basics.

Beautiful apartment, but we moved in a month late due to construction delays. Even then- we moved in without our bedroom doors installed- that happened a couple weeks later. We were told wifi would be installed the first week of October and here we are past the second week of October and still no wifi. Parking is awful. We shouldn’t have to buy a csuf parking pass when we live across the street. I still haven’t received a mail key or an amenity key. Reimbursement is a start but it’s not enough. We signed the lease to move in to finished homes with working utilities and amenities. Everything is “in progress” with no official or guaranteed completion date. So disorganized, so under prepared, and unreliable.

Very thin walls and floors, constantly vibrating when people are going up/down stairs. Very loud community, at least one party per week and sometimes even more. The unfurnished apartments are very old and lot of the corners in the kitchen and drawers are molded. Blinds in the room constantly falling off. The price they charged is not matching the living space that is provided. Please consider theses Information.
