Hello I want to take few second to let you know that I love this place. Specially when something goes wrong in your appt. and is fixed promptly. The outside property is very clean. The security is very welcoming. But Mrs. Anna and Linda are very professional. My children are very happy here!!!!
once you see the publicity you fall in love with what is it supposed to be yet when you arrive you see it is all a lie. When you drive up to the gate it is open which no security. Then the leasing office costumer service is horrible the ladies at the leasing office speak to the customers with food in their mouth and lack of respect. There is no actual professional attendants that could help you actually look inside an apartment. I thought this was a serious option for me to live here yet i see that it was not the case.
I've never lived in a worse place. The lack of communication is outstanding. And if you can't navigate their confusing rules (which change constantly), watch out they will tow your car! They have the worst customer service. The security is a joke, the guards at the gate barely look at you and visitors just have to say a number to be let in with no oversight. And sometimes they just leave the gate wide open when they can't fill a shift. Also, I hope you speak Spanish because no one speaks English I'm moving out as soon as my lease is up. The place itself is nice, which is how they got me. But I've never dealt with such incompetence my whole life. Don't make the mistake of moving here!
I have lived here for 2 years and every encounter with management (Norma) has been terrible. She has little respect or customer service skills when she deals with tenants. So if you’re looking for a cheap place. This is it and get what you pay for. They have lied for 2 years about the pool being repaired. There has literally been no working pool in 2 years. I find that they also try manipulate Texas law as if tenants don’t have rights or google.
I have lived at Upland for 2 years. I have never lived in a complex where the maintenance is so reliable. Anytime I have an issue they are at my door in less than an hour. 2 weeks ago, I came downstairs to find my kitchen flooded from the sink. I called maintenance on a Sunday at 11AM. They were at my place so fast, and fixed the problem with 20 minutes of arriving!!! The crew is always so polite and friendly.
I have been here for eight months and the trash is always full and stinky, the roads on the parking lot are al broken and need a serious reparation and now we have an infestation of snakes, bees and frogs. Yes is close to I -10 and the location is close to everything but the complex is in really bad shape, the new townhouses are nice however the outside areas are in really bad bad shape, no kidding about the trash, the snakes and the holes in the street.

We lately have been having problems with tenants parking in fire lanes by the dumpsters and the trash truck has been unable to take the trash on the scheduled dates, we have talked to tenants, sent letters and left notes in their cars to aware them of the situation. At this time we have not received any complaints about snakes or frogs, we did receive a complaint for bees and we hired a professional Beam Apiarie to take care of it. great location and price, but the leasing staff and property manager are not good. They are rude and do not respond to your emails or calls
This location is great if you want to live in the "Energy Corridor" and Memorial City. Close to shopping mall, restaurants, and in the "Spring Branch school district." Remodeled and plenty of space townhomes. The best are the 3bdr for the price. They are still in process of remodeling the pool,gym, and clubhouse. Good place to live for the space,price, and location.
Nice location, elementary school is right next door, leasing office can use some work but they are currently under renovation for the better!
