Property Ratings at Upshore Chapter
Prior to moving to Upshore Chapter, I was reluctant, because there seemed to be so much turnover and confusion with the Property Management team per online reviews. It was very difficult to even contact the leasing office to try schedule a tour. Even now, communication is difficult, with there being limited office hours and nobody available Saturdays, Sundays, and Mondays. It is my hope that additional office staff or a night security guard could be hired in the future. On a positive note, Hector has been exceptional since day one, going beyond his maintenance duties by assisting with my move-in on his day off and consistently supporting residents with various issues. Despite the difficulty in reaching the leasing office, the maintenance and cleanliness of the building have been exceptional. Coming from a Property Management background, I understand that complaints are common, so I wanted to commend the maintenance team and the upkeep of the building. I am genuinely happy to be living here!
Initially, I had concerns about leasing at Upshore. I had two tours - one was conducted the day before I moved in so that I could see the actual unit I would be moving into. The building itself is beautiful and I loved the units I toured. I was mostly concerned about safety. However, the property agent I spoke with answered all of my questions and provided much clarity. I felt comfortable after working with him and was glad to move into Upshore Chapter, concern-free. I definitely recommend this property.
Upshore Management and Maintenance are completely incompetent
It is a great place to live, there are so many great things about the amenities. location can be scary at times but the safety at the building is very good. located in a convenient place with grocery and train lines near by and you have the lake in walking distance.

Gas/hot water has been unavailable since 5/17, and it won’t be on until 5/21 (or so they’re claiming; but they’d said it would be on 5/20 too and it’s not). People’s Gas confirmed it’s not an outage, that they stopped service to the address. What we all guess happened is Upshore Chapter didn’t pay the bill. Updates from management have been insulting. They lie, through admission and obfuscation. They won’t admit they messed up and take responsibility.

My experience at the very beginning of my move at Upshore Chapter was not the best. I moved into a dirty apartment and had to sent several emails to management to get the apartment cleaned. I was given a credit towards my rent for the inconvenience but since then everything has been ok so far. I like how the apartments are very modern and energy efficient here.

My friend had moved in about a month ago and I helped her for the 1st few days to move/unpack/etc. The community itself is a hidden gem. Residents are friendly; some had invited us to socialize with them and their friends in the building. Where do you ever see that in Chicago? There's a maintenance guy named Ray that helped make the moving process smoother. It's so helpful to have that dog spa and dog walk; nobody wants to go for a long walk on a cold day so this is useful. Razia is so sweet at the office. She was a huge help. You can't find that level of professionalism that she has and genuine care to go out of her way to help, anywhere. The sunrises on the rooftop are breathtaking. I visit my friend at this building often and I'm jelly that I don't live here... yet. The people here from the office, maintenance, and resident's really make this place special.

The elevator is completely out constantly for days at a time, dog urine on the elevator and lobby floor mats daily and often left for days, lots of dog poop daily in the dog run and left there for a week, the community coffee maker and printer don't work for months, SOOOO many people smoking pot in the building and on the rooftop daily, large parties allowed at all hours of the night without any action taken to prevent them or figure out who is having them, won't get a door man even though our packages are stolen A LOT, the front door locks and parking lot gates malfunction CONSTANTLY, leaving the building wide open to anyone and everyone off the street, and management that is completely unresponsive to these issues and your concerns. The maintenance and cleaning crew all take off for essentially 2-3 weeks straight during the holidays while trash, dog poop and recycling is left to literally pile up to the ceilings and nothing gets cleaned or taken care of during that time. I hope you like the sound of fire and ambulance sirens because you'll hear them LOUDLY! ALL. THE. TIME. I mean, ALL day and ALL night long on their way to the hospital two blocks away. That's just off the top of my head. Don't let a Greystar comment saying that these issues aren't happening well after they took over, because they're happening right now, well into them having taken responsibility for the building. Look elsewhere to pay this kind of money for an actual "luxury" experience, because it definitely isn't at Upshore Chapter Apartments.

Not worth the outrageous rent for this area, especially this corner. Shootings and drive bys happen frequently. When I moved in, parking was quoted at $150, but after a drive by damaged cars in the lot, they jacked it up to $250…zero increased security. There are still bullet holes in the gate. If you look past the initial appearance of a new building, you’ll see lots of cut corners. My first closet system collapsed and initially, management tried to charge me for a contractor to come repair it. I had to pull up the manufacturer’s installation guide to show them it was installed incorrectly. Flat ceiling paint is used on all of the walls inside each unit, which means they cannot be cleaned without leaving marks. Then they’ll charge you to repaint the unit. One of the windows in my unit randomly shattered. Coincidentally, there was a contractor on-site for the same thing in another unit. Management said that it’s a known issue in the building and it’s likely because the building is settling. They sent a maintenance person to come out packing tape on my window until it can be replaced. I’ve spent the last month vacuuming up shards of glass as it fell on the floor where it could hurt my animals. I requested a rent adjustment for the month because I have to keep my blind shut and vacuum the area daily. Management got back to me a month later stating there would be no adjustment because a vendor was onsite to measure the glass when it happened. The HVAC system works well once a year, during summer. Fall and spring, the units get super hot and their solution is the let you borrow a portable AC unit. Winter is hit or miss, sometimes it’s fine and you don’t need the HVAC on at all, other times it’s too warm. The landscaping our front consists of weed, broken glass, bullet casings, trash, and mud. The landscaping our back is overgrown weeds growing into the generator full of rats. It’s gotten so tall that it lifted the sprinkler system off of the ground. The mail area and package system are awful. The mail carrier once left a bundle of mail for the whole apartment complex rubber-banded on the floor near the mailboxes. FedEx, UPS, and Amazon almost never use the luxer system and packages are thrown haphazardly in various places on the floor. Pretty decent for the first few months, but with property management rarely on property, it declined quickly.

There is a reason they want you to sign a lease within 24 hours. Ask questions to current residents to understand how the building is managed. 1. Shootings almost every other week due to gang violence. 2. The garage door is sometimes broken in this unsafe area, this means that your car is exposed to theft 3. Property Manager is always in his office, door closed. Sometimes it is hard to know if there is anyone on site to talk to. 4. There is no doorman and homeless ppl enters the building and sleeps on the lobby couches 5. Package get lost a LOT because carriers dont have easy access to the building so they leave your package outside or in between the front doors. As much as this seems like a luxury building, it is not worth the price at all.

Agent seemed responsive at first to my inquiry, so I submitted my application for a unit. Didn't hear anything for 3 days, so I followed up with the agent. He said he didn't know I had applied, that I was suppose to message him to let him know I applied (which he never told me). He said he would look for my application and get back to me. I called him back a day later to find out the status of my app, and he said the unit was no longer available, but he might have another unit available and would get back to me later that day. Didn't hear from him, so I called the next day and he said the new unit had already been sublet by the resident. He also mentioned that the person that got the original unit i applied for applied after I did, but because the contract was already signed there wasn't anything he could do other than refund my app fee. The part that bothers me the most is that the apartment should have been mine, and when I first contacted the agent to follow up on my app he didn't mention that the unit had been rented or that someone else was applying for it. Maybe I could have still got the unit if he had acted quickly when I told him about the app, instead of wasting more of my time (did I mention my move in date was in 2 weeks?).
