Property Ratings at Uptown Village
Been here since 2018 and it USED TO BE a really nice place to live. After the pandemic everything plummeted. Constant a/c issues, mold/mildew, shady front desk staff, never ending maintenance issues, etc. We are counting down the days until this lease ends!!
Corporate is shady. Overcharged for everything. Won’t return my calls for months now. won’t return my emails. Absolutely pathetic company. They are trying to tell me I owe almost $1000 in damages, which is classified as regular wear and tear. Pathetic.
Ac unit filled with black gunk! Took quite a while to get anyone to do anything. When they did, all they did was spray some foam stuff on it. They did NOT clean it. We opted out of our lease early, paid extra to do so, and moved out. Husband had a sinus issue the entire time we live there. Beware the extra cleaning fees when you move out. We left a spotless apartment and still had fees! Note: All kinds of extra fees at this place! Pool is nice, but not always clean and unheated (so it’s cold in winter). Gym bathrooms are often a complete mess and paper not replenished. They need to keep strangers out of the pool area. There was some strange guy that would sleep poolside there for hours. Creepy. Window leak, so we had water on the window sill after every rain. Toilet tanks were black with mildew, so I had to clean inside the tank! The place always had a mildew smell. My guess is it was the AC unit. This place is NOT luxury apartment living by any means. Long in the tooth and mismanaged. My advice is to pass this place by and opt for a newer complex.
This complex has gone downhill since changing management. I lived here for two years and initially it was great under the other management. But since changing hands this complex has deteriorated. They have consistently tried to increase rent and push residents to fork over more than agreeing upon. They will also charge you 1000s upon move out regardless of the rent agreement and the state of the apartment upon move in. They will charge you for everything, regardless of the shape of the apartment when you move in. Express cleaning fee? Don’t opt in because they will charge you for cleaning as well. Terrible experience and I highly recommend you find somewhere else to live.
*We signed on with the previous management.All the apartments had uniform valet trash can with lids outside their doors. We would put out trash in the bin and the Valet would pick it up. this charges is 25 dollars monthly. This idea made taking out the trash easy and accommodated everyone living here. It really helped those that worked long 12 to 14 hour shifts like health care workers and many essential workers. Also for the elderly and if someone was Disable this gave the the ability to just put the trash bag in the can outside their door in the bin.* Now new management has taken over, They are THREATENING us with a FINE, if we leave the apartment complex valet trash outside our doors. We are now forced to remove the valet trash can every day.We can only put it outside between 6PM and 8pm .There is nothing about a FINE for leaving THEIR trash can outside and the HOUR RESTRICTIONS in the LEASE! Also ,if you not able now put the trash can outside at the time demanded ,you are still charged 25 dollars a month and you take out your own trash. This was brought to the office attention that many of us are not able to put it outside or bring it in at the time due to work hours since we are still at work. The office does not really care they are still charging us . It so disappointing.-BY THE WAY no one has had trouble with bugs or rodents because of the trash can being outside their door ,because the can has a lid. we follow the valet list rules to prevent all of that.-WE are NOT recommending here to any family, friends or coworkers-has a ok gym - give it a 3 out of 5- the pool area I give it a 0.5 out of 5 -not a gated community anyone can drive in and out at anytime--walls for the apartment is VERY THIN- you can hear your neighbor upstairs-downstairs and next door-VERY small closets- the closets door are cheap and give trouble closing sometimes- not really any room for storage- you need to purchase a garage separately if you would like that- over the built in computer desk area is a sprinkler not a light- several outlets in the apartment rooms do not work- only a few apartments have fire extinguisher inside .The rest of you will need to go outside your door and down the hall to get one- all apartments have carpet in the bedroom and closet- it would be nice for them to implement on the first floor vinyl flooring only to the entire apartment- not all the bedrooms have ceiling fans-if upstair uses the bathroom you can smell it when they flush

Terrible staffs! As soon as you move in, they treat you like trash.Two Unfriendly female staffs do not want to solve problems at all! They only want you to move in and they do not want any resident to live there longer than the lease term since they never fix anything for you and never admin their mistake or lazy! They don’t care any resident at all. They only care whether they will receive your rent on time or not!
Management team is truly horrible and unfriendly. Never pick up phone call and if they promise you to call you back or get back to you, that will never happen! Don’t even mention that do not trust any one else in the leasing center except property manager, since anyone else’s words will not been counted including assistant manager.
Just moved in this month, and while the apartment is wonderful, the management is not. The move-in process was as painful and as difficult as pulling teeth. The management is EXTREMELY unorganized and unprofessional. My tour was the only positive interaction, and that was well over a month ago. The units are great, yes. But, if was doing the renting process again, I would stay FAR away from Evergreen because of the management. There are plenty of other great properties in Gainesville. I recommend looking at those.
About a year ago a new management company took over here. Since then there have been so many problems. A hole in my bedroom ceiling went over six months unaddressed. In that time I received a lease renewal and asked about having it dealt with. The local managers were nice but terrible at actually keeping in touch regarding the issue. I continuously reminded them about my issue and they promised to call me with information and never did. I asked about getting the rate on the lease renewal reduced due to the issues I was having, and they said they would get back to me on that too and never did. Months later, while I'm paying extra every on a month-to-month rent, I ask about trying to sign the lease again and they say the rate has gone up by $300. I would certainly not recommend anyone look to rent here. The apartments themselves are very nice, but the management is horrific.
I shared this review earlier but i wanted to once again let potential people interested in Evergreen to not be strayed away by the prior reviews. I have lived here a little over 2 months now and my experience has been opposite of the negative reviews. I have been treated with respect by the people that work here, the pool is awesome, and my apartment is so so so spacious and lovely. I feel like the issues I've run into are typical apartment issues like a slow drain or a door that needed to be put back on its track. I am glad I live here and enjoy the scenery outside of my window too!
Like the other posts said the management here are bunch irresponsible liars! Promised move-in day is 06/29, our school starts at 07/02, on 06/27 they emailed said we can't move in until 07/05 and by then we are already in the hotel with all the stuff. It left us no choice but extended our stay in the hotel. On 06/30 another email from Evergreen, guess what, the move-in date got pushed back again to 07/07, one week after the original move-in date they promised us. Now we have all the stuff piled up in the hotel room and school starts in two days, we don't even have enough time to look for new place. Contacted the people there, no sympathy whatsoever, simply said "we can give your deposit back, you are more than welcome to find other place to live." After all, this is the kind response we got. Really disappointed. Please don't make the same mistakes like we did. STAY AWAY!
The people in the office are rude and don't do their job right at all. They told me three days before my move in date to let me know the move-in has been pushed back for a week. and they try to blame that on me because I didn't reply to a email (that I never received ). And after I paid and signed everything they told me the move-in date has been pushed back again. And during all this I have to stay in a hotel to watch them playing the game of "passing balls," trying to avoid their responsibility. It's literately the worst apartment renting experience ever. I'm shocked how irresponsible can those people be.
The company Pegasus recently bought Uptown Village and renovated it to Evergreen Uptown. They made it look "prettier" to reel you in but let me tell you, everyone who lives here hates the new management. They could not care less about their residents. If you have something broken you might have to wait weeks to get a service person in (the maintence man told us there is only one maintence person for the whole complex so if it's not an emergency you have to wait). I've tried calling the company that owns Pegasus a dozen times with never a single answer or call back. Even the manager said she has the authority not corporate so if she says no its no and trust me, she does not want to help you. Save your money and live somewhere else that is safer, in a better location, is a better value, and has better amenities and staff
While the rooms are spacious, the management is terrible. It’s gotten a lot worse with the new management in place. The office and other amenities close at the drop of a hat, with little to no warning. Instead, they send out a notification as they close things saying that residents won’t have access to them. Even more annoying is that the office never answers the phone. Any time I need to speak to them, I have to go in person which is really inconvenient considering I have a job. Finally, I had to report the water damage near one of the windows multiple times before something was done about it. Their idea of fixing the issue was to call roofers to stop any further damage and then to paint over the damage portion of the wall. I really would not recommend living here.
Would you like to pay a security deposit for a place that you won't get? Or be quoted a specific rate and floor plan but have it not honored at a later time? If you are in the market for poorly trained employees who have zero professionalism, or just generally like to waste time then you've found the place! We initially became interested in this place because we got a great quote for an apartment that fit our needs. We were told to come in within a day or two to secure the price and style - no problem, done! Filled out all paperwork we were given and we took a deep breath because we can rest easy now as the hard part is out of the way. Or so we were led to believe. Fast forward a little over a month and we call to check-up on it and was given the bombshell that none of what was discussed is now true. Apartment is NOT available, price point is now significantly more expensive. They never actually even processed our application because they were missing items they NEVER asked for and NEVER reached out to us for. This is one of those experiences you read in reviews and hope don't happen to you. Do yourself a favor and save yourself the trouble and look elsewhere.
Our family was transferred from another state to Gainesville. We had to blindly find an apartment. By blindly I mean we only had the internet to use for research instead of actually seeing the apartment. Here is the positive: The grounds are landscaped well. There is more than enough parking. There is a great restaurant that you get a discount at and the food is great. The garage was bigger than expected. We have 2 linen closets (2bed, 2bath plan). The bedrooms are big enough for a king size. The walk in closets are big. The balcony is big enough for a small patio set. We are about 15 min from everywhere we want to go in Gainesville, including the mall. Here is the not so positive: The apartment was not clean when we moved into it. We are struggling with storage in the kitchen. The bathrooms are dimly lit. The apartments are average for the price. I am not overwhelmed or underwhelmed by this property. When we were researching online and by calling it was not easy getting a hold of the office staff and we feel they were not nearly as informative as they could have been.
I wasn't too happy about having to move back to Gainesvile but once I stepped foot on Uptown Villiage's property it automatically turned my mood around. The staff was very helpful when I was moving in. Pictures don't do the apartment justice. Everything is update to date and I always rest easy because there are always police patrolling the complex.
Uptown Village is one of the nicest apartments I've stayed in while in Gainesville. The rooms are spacious and the bathrooms are huge! The kitchen is updated with lots of storage space. There are SO MANY amenities. A restaurant right on site along with a 24/7 gym! You get so much for your money! I'm so glad we made the right choice in choosing Uptown!
