Property Ratings at Urban Oaks @ 51st Apartments
Roach infested property even after it being sprayed ! Your AC will leak! My water has cut off when I’m in the shower , trying to brush my teeth, and they will not call to give u a warning. They raise the rent when you renew your lease with no improvements on the property . Find somewhere else to live.
This place is INFESTED with roaches, lizards, and all kinds of nasty critters!!! Not to mention they allow homeless people to go threw the trash cans literally everyday!! My dishwasher was broken the entire time I lived there and had the maintenance crew come out and look at it 5 separate times promising to order the part and forgetting they ever said that when they would come back. Me and my boyfriends vehicle got broken into MULTIPLE times. The office ladies are never there, don’t try calling you won’t get anyone to pick up. It’s not worth living in a cheap apartment, unless you don’t value your sanity.
Roaches. Poor maintenance. I waited 3 weeks for a fix on my oven, 3 months for a fix on my dishwasher, 3 weeks to fix fridge. Do NOT live here.
Very rude people, never fix anything, never in the office or answer the phones. Lack of communication is horrible.
my apartment flooded following severe winter weather in 2021 and not only did staff completely fail to remove the water or give me a new unit, they lied repeatedly about it and gave me the runaround long enough to extort me of 2 months of rent in addition to the $1000 fee to end my lease. by the time i was finally able to secure other housing, the place was filled to the brim with mold. the gate also hadn't been working for months, packages were stolen within an hour of delivery and traffic noise was obnoxious and omnipresent. don't come here if you have any other option.
I moved here one month ago and love it. Everyone here is very friendly and welcoming. When I put in a service request for my kitchen light to be fixed it was taken care of very quickly. Love that it is family oriented and pet friendly.
We have reported many issues including sewage back up, floods, and damage in our apartment by the staff. They refuse to answer any emails or calls. And they refuse to have hot water in the back laundry area or even clean it. 2 years and only gotten worse …. Ready to move on! Do not recommend living here.
If I can give negative star to this apartment I would. This crappy place doesnt even deserve a zero star. This aparment is a garbage. I don't think its fair they still charge us for that mud that was in the carpet. That should be considered apartment expenses Everytime it rains, its always muddy. From the parking lot before you reach your unit you have to walk few meters, there's always paddles and mud. For all of the inconvenience we experience, gun shot, lost packages, maintenance keep coming in and out because of broken appliances and aircon/heater not working right, bathroom water shower leaking all he time and never get fixed. Loose plugs outlet, broken firealarm, cabinet drawers not closing, bedroom door squeeking everytime you close, broken blinds, broken dishwasher, dirty stinky rusty stove, kitchen faucet that leaks. It was really exhausting and tiring. There was nothing in that apartment that works right. Its not even worth $499, we regret that we took the one year contract. That one year of horrible experience was like a hell. There was also a time when i was pregnant the mainatenance came to fix the loose plug outlet and asked him to please put the couch bsck as its heavy and dangerous for me to lift anything heavy, he said thats not his job that his job is only to fix things. Very rude.. How sure are they that it is us who cause those heavy soiled spot in the carpet. We always take our shoes off in the bedroom. We wear slippers that just used inside the bedroom. I'm pretty sure that is cause by maintenance people that kept coming in out with their muddy shoes to fix things from time to time. There was one instance where the the maintenance supervisor went to fix the broken moldy tiles on the bathroom area and he stained the rug with muds we had in the bathroom area. Cause they were not removing their shoes when they come. All of our experience was a mess and horrible. There's roaches everywhere no matter how they try to bring people to spray them, they dont go away. Neighbor also told us that the exact unit we had stayed in been flooded by sewage backed up in the apartment. That was not even disclosed to us before we moved in. This place is not supposed to be in business. They shoulf close and stop making people's life miserable.
We lived in this apartment starting november 17, 2019. We just finished our contract this november 17, 2020. When we moved out there's alot of problem in the apartment. We had to call the maintenance to fix issues with aircon, stove and dishwasher. Fridge leak water on the floor, aircon not regulated right, stove oven door not closing evenly. Then the dishwasher kept breaking down. They are are not able to fix it until we are gone. The bathroom tub is filled with mold, the green board in the shower wall bottom is missing. The shower faucet is leaking while using the bottom faucet. We also experience losing packages, hearing gun shot from neighbors and noise from neighbors shouting and fighting. Everything was horrible. It was relief that we are now done with them. So few days before our lease is up. We hired the merry maid to cleab the apartment. And the cleaner said they can't clean the dishwasher because its broke and not draining water. So we told the apartment about that. Then they sent the maintenance to fix the dishwasher again. Then in our walk through with them to inspect everything, they are blaming us for the dust in the front room floor which is obviously made by maintenance entering the apartment. They charged us $120 to carpet clean the bedroom.Thats unfair cause we already paid the merry maid $348.
I have experienced nothing but issues since the day I moved in. The office has done NOTHING to correct the issues I’ve had aside from the obviously life threatening ones. There’s a constant turn around in the office, I never see or speak to the same people about the issues I’ve been having since June. There’s been bugs everywhere since the day I moved in. No notice for the pest control men that I had to ask multiple times to be put on their list. Then you get a $50 fee for not cleaning out the cabinets, but you didn’t do so because there was no notice. My apartment is full of mold because of my upstairs neighbors apartment flooding and they won’t do anything about it. I have to pay thousands of dollars to get out of here, and I can’t afford that. This is only a small piece of the issues I’ve had for 6 months. My worst decision has been moving here. Please don’t do it.
I moved here about a month ago and so far there's really nothing I can complain about. I had some issues with a few things and maintance showed up either the same day or the next day. I've seen no roaches or bugs of any sort. It's a very clean apartment and I like it a lot. The people who work here are great and very friendly.
The management is trash ?? they rush moved me in a apartment with dirty carpet so bad you can see where the last persons bed was and refuse to put in new carpet the apartment manager has a trash attitude and direct care to comply
Bad apartment, just moved in July 2019.....lots and lots of Huge Roaches.....bad roach problem
Property Manager at Urban Oaks @ 51st Apartments, Responded To This Review
We are sorry to hear about your experience at our community. We encourage you to come into our office if you'd like to discuss this issue. Thanks a bunch!
It's funny that the review before mine was three years ago, which was around the time I moved in. They were under new management and promised all these new changes and security increases. They're promising the exact same thing now with new management. These apartments are one of the worst ever! The security gates are always broken and the office is in no hurry to fix them. They have signs posted all over saying there are security cameras...but the only one they have is faced toward the office. The foundation of my apartment was deteriorating, along with my neighbors, and nothing wasn't getting done about it...until I talked to corporate, no one bothered to actually look at the problem. Maintenance always said there was nothing wrong or nothing they could do when I continue to tell them about the problems. Last year, when a RAT ate its way through my walls, they closed the wall, but didn't think to do anything about the rat. When I called about it, they said I had to wait until the pest control people came out...five days. Seriously?! AGH! The office staff was replaced with extremely rude women who are not willing to help you out. My neighbors were leaving when they're leases were up to. Don't move here!! You'll regret it!
This was the first apartment complex I have ever rented from, and it has been by far the worst rental experience I have ever been through. To begin with, I have been robbed twice here and the complex did nothing to help me. They say its a gated community, but gates don't help much if they are open all night long. Also, the water-bugs and cockroaches are terrible. The entire area is covered in them. For approximately 4 months, my A/C unit was shutoff by the complex, then acted like they had no idea what happened when I complained to them nearly everyday about it! Then one of my bathroom stayed flooded for 3 months afterwards. Constantly called for them to fix it, but after they "fixed" it, it would just flood again. (Maintenance guys are alright, they are actually pretty friendly and sometimes easy to get along with). I called the complex about the flooded bathroom and they actually told me that it wasn't an emergency.....THE BATHROOM WAS COMPLETELY COVERED IN WATER AND TOILET WAS FULL OF SEWEGE!!!!! Also the plumbing and dishwasher was terrible. The dishwasher always filled up with nasty water if it stayed still for more than 5 minutes. By the way, mind you that I have the UPGRADED APARTMENT that's been "RECENTLY RENOVATED." To top it all off, the office is literally impossible to work with. If your rent is a little late, they put on a huge late fee ($75). Also, if you are already living here, don't forget to give them a 30 day notice before your lease is up, otherwise they don't end your lease and make you pay for an extra months rent. These are just a few things that make this apartment complex god awful to live in. I hope this review helps guide people away from this Money Trap.
DO NOT LIVE HERE! A FRIEND OF MINE HAD HER CAR STOLEN AND HER APARTMENT BROKEN INTO!! MANAGEMENT IS USELESS AND THEY PROTECT THE THIEVES. DON'T LET THE FANCY LOOK FOOL YOU!! THERE IS ABSOLUTELY NO SAFE LIVING THERE!!!!!!!!!!!!!
The pictures they provide here are very nice and make this seem like a great deal, but what they fail to mention is that the pictures are of the Upgraded Units ONLY! I moved in 2 months ago from out of state to attend College. I lived 5 hours away and had to move in a hurry, so I hopped online in search of a nice apartment for a decent price. Canyon Creek popped up, I saw what I thought was a good deal and packed up and moved in. Unfortunately for me, I had been severely misled. The 1 bedroom apartment with black appliances, hardwood floors, newer carpet, and colorful paint that I thought I had signed for turned out to be a roach infested, water damaged, un-remodeled apartment with obvious structural issues considering the "patched" ceiling cracks and the fact that you can feel where the floor has sunken in. Within 10 minutes of being in the apartment, I had already found 2 roaches crawling around, a kitchen drawer was falling off, the dishwasher did not work, the door to the oven was stuck, the garbage disposal was leaking, the tub drained very slowly, the exhaust vent in the bathroom did not work, and there is no central lighting in the living room or bedroom. You have to use a lamp. The only positive I have to say is the fact that everything was fixed by maintenance within 2 days of me filing the complaint. My neighbors are easy to get along with considering everyone keeps to themselves. Not really a chatty community. It is a gated complex which is also a plus, but the clicker they gave me to open the gate from the outside didn't work for almost a month. It still didn't work for about 2 weeks after I told the staff about it either. The parking lot is also in pretty rough shape. There are big dips that lead to drainage grates that most people choose to drive around because it's so rough on vehicles. And my last complaint is about the leasing staff. They seem nice and aren't rude, but they don't smile and don't give off a welcoming vibe when you're around them. Just remember, the price is cheap for a reason.
Very secure nice living. Maintenance on call always comes promptly. The Apts. undergoing repairs to parking lot and many improvements to better living. Manager and leasing staff are always ready to help with any questions or concerns.
While having some of the cheapest rental fees in town, Canyon Creek has done little in the way of capital improvements. With roaches at near infestation levels, many residents with animals that tend to roam the grounds, and issues in each unit (ranging from old, poorly working appliances, to plumbing that causes floods in heavy rains). Staff are generally friendly but apathetic to issues reported.
I like the apartment community of where I am currently living. Only one thing is that I live right off the freeway, and all I hear is a lot of noise from the traffic that is going by. Other than that, I like the community the department stores are just a little driving distance. There is a park near by also.
