Only because 0 stars is not option.
I have had innumerable amount of maintenance/ safety issues. Several robberies happened here and the neighbors never sleep. The office once gave me someones mailbox key to go check into their mailbox on my own as if thats not illegal. Disorganized. The office is hard to get ahold of. Traffic is horrible because people are outside up and down the street selling foods. The residents who arent supposed to be there are always breaking the gate so its not secured. Animals and trash everywhere. Its horrible. I don’t even have the energy to go into detail with everything but do yourself a favor and don’t move here ever.

This apartment complex is terrible and the people who run it are absolute garbage. I have only been here a month and there was already so much I had to deal with. My apartment was not even ready on my move-in date, they have roaches, they don;t live up to their promises, their phone is never working, and they have yet to come fix the issues that I have reported for the past month. DO NOT MOVE, DONT WASTE YOUR MONEY

DO NOT MOVE HERE
This place is horrible, mainly because management has no idea what they are doing and don’t care. NO HOT WATER FOR WEEKS. Gates don’t work, poor security, car been broken into. Maintenance request never resolved. This place is ABSOLUTE TRASH.

I moved in Dec 21st 2019, Dec 30th 2019 my girlfriend came over and was robbed at gunpoint outside my apartment and her car and all her belongings were stolen from her. you all can only imagine what we had to deal with after that. I informed the manager I would probably be moving out but had to deal with the whole situation until I made a decision, once I did make a decision I informed the office and they said it had to be approved by the regional manager 2 1/2 weeks and they never got an approval. my move out was not approved and their reason was because my girlfriend was not on the lease, very unprofessional from the whole management team. There's always people walking around at all hours, cat infested, and the apartments are roach infested as well. I do not recommend these apartments at all for the safety of you and your family. I have now moved and I'm in a better and much safer place.

Worst Apartments Ever
I could write a book on these awful apartments but just to keep it short. They have a roach infestation, my unit wasn’t ready (unclean carpet, roaches in cabinets and dishwasher, bathroom sink and tub visibly clogged with clumps of hair). The customer service from the office was awful and they will make you feel like a burden even after they switched management. If you care about your safety, hate roaches, and just want more for what you pay to live I do not suggest living here. If I could give them 0 stars I would. Don’t be fooled by the “tour” they give you. Everything is not what it seems.

Horrible!!!!!!!
Tired of calling and reporting the air is always damaged, they do not send efficient personnel to fix it, infinite defects, the damaged floor and they just say that they cannot do anything, it is disgusting, the apartment was beautiful the first few days it is rotten and it is not a lack of hygiene is that it is very old I asked for a change to a remodeled one and they want to charge me too much money in the office they have a lady with a very crazy way to go and very expensive that the rent comes out please to the manager if she is not aware take note that no They do the job well.

DO NOT MOVE HERE!!
If I could give 0 stars this review would be perfect! I’ve been living here for a year and is patiently waiting for my lease to be up, it’s sad 3months into my lease I was requesting how much it would cost me to break my lease. Let’s start off when I applied I was told an apartment would be available in the middle of the month ok cool but then I received a call that a unit had came available early I took it. I came to pick up my key the day before I moved in and was told by management that housekeeping would come to clean up the unit because it was recently sprayed, hence the reason for dead roaches throughout the place. I moved in the next day with a few items, apartment was never cleaned up! Then EVERYWHERE I turned there were roaches crawling all over the place, I felt like I was living in the movie “Joe’s apartment”. I called and reported it to management it took several calls for my unit to get properly sprayed and upon that I was told that “oh the roaches are coming from a dirty previous attendant”. But I’ve spoken with my neighbors and they ALL have the same issue! No matter the amount of cleaning, bombing, spraying, & bleaching you do they are still here. I kill at least 3-4 roaches a day!! My second issue with this place is that I reported to them in December about brown water spots showing up on my ceiling, no one came and checked it out till after several calls made about the ceiling leaking 2 months later. They patched up and painted over the inside unit but with the storms that came in March & April the ceiling started leaking again and now there are brown spots on the ceiling in the bedroom. There is no point of reporting issues with the office staff since they seemed to not get fixed! The office staff is nice, they will smile and butter you up to get you moved in but after nothing. They are busy remodeling the surface area of the interior and exterior but not the real issue at hand the roaches!! PLEASE DO NOT GET FOOLED BY THE LOOKS OF THE APARTMENTS DO NOT ABSOLUTELY DO NOT MOVE HERE!!!!!

For your own safety DO NOT MOVE HERE
Where do I begin, this place has been the worst decision of my life . When I came in I was shown a beautiful,remodeled apartment with flowers and pet garbage disposal * “pet friendly” (there’s like only 3 in the complex) It was all a sham, this place is infested with stray cats, fiesta shopping carts and roaches. The day of my move in they had no keys and no apartment ready. They took my deposit that day but I had to go back on Saturday to move in. I arrived the next day and signed the lease without doing a walk though, BIG MISTAKE, I arrive at the apartment and the keys did not work . I called the leasing office, informed Anna she stated she would get the maintenance guy to come over. It took over 2 hours and me going into the leasing office to get someone to open the door. They must have lost the key because they had to replace the knob and gave me a new set of keys. As soon as the door opened it was not the apartment I leased for, I was furious. They apologized offered to move me into the correct apartment another day. I declined it, they offered apologies and discounts. When you finally reviewed over the apartment, the “remodeling “ was a crap job. There was paint on the floors and appliance. The paint job was horrible, Marisela the office manager walked though the apartment and agreed it was bad,stove did not work, toilet seat improperly glued, and the AC fan made a horrible sound. Just the fan was fixed, everything else was never fixed. There were a few more issues but I was ready to live in peace. The community is shady but I kept to myself, I had consistent issues with my parking spot, office and security did nothing. Just this week I had an issue with my neighbor, I no longer feel safe. Police report has been submitted to the leasing office currently waiting for the regional manager to release me from this lease, it’s been 3 days and they have done nothing.I am exhausted, tired. If you want to know the real Urban palms enter the gate of on town park dr, it’s always open because people brake it all the time, between 6-8 pm. Stay away.

I visit this property
This was a great experience. I hate apartment shopping, but these people made it easy and enjoyable. I love the positive energy the diamond apartment. The property looks so good. I visit this property in 1998 and its so much better and really friendly. So pretty. You guys are so awesome. I would be returning here when my lease is up.

My View
Moved in on New Years and the office was closed. The A/C-Heating wasn’t working no 220 socket for my dryer. Called Tuesday when they opened back up . Air fixed that day socket fixed the next day. Last nite happen to raise the blinds up in my bedroom reason being it would have a strong chill in that area when we walked by discovering a cracked window. Will call tomorrow or Tuesday not knowing if there open on MLK BUT we will see how long it takes to fix it. Honestly no complaints office staff very nice London has attended to every thing we needed. Don’t know the other guys names in the office but they are helpful just as well. Nice community mainly quit. Just park in your proper spot they tow frequently. Liking the place so far

I love it
I've been living here for almost a year now and I must say that I do love it. The staff is extremely helpful and Pedro always makes sure that any of my maintenance requests are seen through. The grounds are nice, the apartments are clean and reasonably sized and rent at this price doesnt get any better in Houston.

I love my unit, very spacious for the price. Jacob is who help me. He so good at his job, he do the hard work for you and make it easy on you. He's my best friend in my mine lol! But great apartments. Bad traffic in the entry. Come in say Sanquita Alexander recommend it.

I like it.
Good community, great leasing office. They made me feel welcomed since the first day. My apartment was in excellent condition. This property as really changed for the good since I visited it a year ago.

No Better Place!
I moved in in July 2016. At first the previous owners didn't care about anyone. They basically took our rent and made us move along. I had expressed several concerns and never heard back. But since Freddy has taken over it's changed significantly. Anytime I have a problem the office staff does everything to get it fixed within the same week. Anytime I have a question they do their best to get the answer if they're not sure. If you're looking to get an apartment I'd definitely see Jacob! He's the best in the office and makes sure that everything is taken care of! I send all of my friends here as recommendations if they're looking for an apartment! Freddy and Jacob have been life changing to this apartment complex. So as long as they stay everything will be great! I will definitely be renewing my lease in July!!

Love the customer service here....
Urban Palms has made great strides implementing changes to the staff and the property. I have toured communities in the area several times in the last seven months. I am leaning towards this community for several reasons. It is set back a few miles from China Town and a great location for bus commuters. They have now added a fitness center and computer room. As nice as the model is to look at the staff match even better. They really are a GREAT example of what customer service means when you REALLY need it. I couldn't thank the staff enough for their help yesterday...they literally went above and beyond the call. I was emailed the website information to take a virtual tour and I also received a gift box in the mail thanking me for touring with the community. This is service with a smile. Thank you all for your help and restoring my faith in customer service.

Great Apartments & Great Location!!
I just moved in a month ago, and I am absolutely happy with my place! The actual complex is a bit dated, but the apartments are being remodeled and upgraded. My apartment has brand new black appliances and new really nice hardwood floors. The complex is also pet friendly which is perfect since I have two dogs. The commute to work for me is also a plus!! The complex is conveniently located near both the Westpark Tollway and Beltway 8, which gives me a straight shot to where ever I need to go. Being born and raised in Houston, I am so happy I picked this place out of all the rest. Very excited for this next year!!

Great Complex
This is my second complex I have lived at and having a much more pleasant experience. The apartments are more modern than any other in the area. I can second the comment left below about the BBQs. Office staff seems to be advertising new BBQs and new picnic area. Love the modern upgrades in my unit and the balcony is definitely a plus. At night there are many places to eat nearby with food trucks on every corner. Love the food, the people, and the apartment. Definitely recommending to my friends.

My new home
As my wife and I had been looking to move for the last 3 months we stumbled upon this apartment located 5 mins away from my new job! So far things have been absolutely fantastic. Emiliano took great care of us in helping us get situated through every step of the process. We both have very busy schedules and really enjoy how easy it is to access stores just steps outside our door! I really see this property as a place I can call home for the next year!

Have really enjoyed living at Urban Palms, from the spacious and well appointed apartments to the responsive staff, my family is very happy here. We will be upgrading into one of their larger townhomes upon lease renewal and are excited about that. Lots of great upgrades and every month we see a new change to one of the amenities!

I found my home !!!!
My name is Isabel Brito. I visited Urban Palms on Monday, this week looking for a 2x2 unit for January. I am currently at a brand new apartment complex but the maintenance is so bad that I just cannot take anymore. My first question I have with any complex is maintenance and honesty. I took a tour of the apartments and immediately asked how was maintenance at the property. I was told that service tickets have a 24 hour turn around and emergency tickets get an immediate response. This was music to my ears. I literally waited two months just to get my new refrigerator working due to warranty the maintenance could not touch it. Although the unit I saw was a little smaller I can work with it because it is right on the bus line and so conveniently located to surrounding stores. This community is older but it has all the things I like from the after school program, fitness center, computer room and pool for the summer. The ladies and gentleman were all lovely in the office and this was good to see. I went as far as to ask a resident outside what she thought of the place. She stated the she really liked it since it changed recently. I'm normally a good judge of character when it comes to moving my family somewhere. I feel really good about this place. I am so excited about making this change. I got a call today from them telling me thanks for visiting. I can appreciate being treated as an individual and not a number. The office is pretty and big with the pool view right behind. The model unit looked just like the upgraded unit they sold me on. I got to see the model and then a blank apartment in the location he said was available. I was so happy to see a unit that is not the model that still looks like the model. Thank you all for the great customer service.

Great experience!
We recently moved into Urban Palms and have been really happy with our upgraded 1 bedroom apt. The new appliances have been nice for us and my wife loves the new fitness center. Leasing office was really helpful for us since we were relocating from Dallas, and we wanted to share our experience.

Loving my new home
I recently moved into Urban Palms and have been loving it ever since. I just moved to Houston, so I am still getting to know my way around the city. What I love about Urban Palms is that I can literally walk to get anything I need, so easy for a new comer. The staff is amazing. They have always been friendly and the events they hold are great. I love the events because I have been able to make new friends here at the complex. I moved into one of the newly renovated units, and for the price, you can't beat it. New flooring, blinds, counter tops, lights, cabinets, appliances, etc. Whoever chose the combination of all the upgrades did a good job, because it feels like one of those new modern apartments. I haven't had any maintenance issues, so I can't speak to that. But that is a good thing, right? They just installed a new gym, which I am actually using due to the convenience of having one right outside the door. I never went to the gym before living here. Looks like there are a lot ore renovations that are scheduled to get done from what management has told me, looking forward to the new bbq pits. If you are looking for a place that is up to date, well taken care of, has a great community feel, and won't break the budget, I highly recommend Urban Palms.

New look in the office and helpful staff members
Urban Palms is under new management and you can see the changes. We now have our own fitness center which is good to have available when I set my new years goals or my doctor tells me to exercise. I have utilized the media room on several occasions since I am in school and have more projects. I see the upgrades at the site form the office look and the new name. New management has come in and made a huge impact. Where I park now the pavement has been smooth out and saves on my shocks. I love where I live and have been here over two years now to see several changes at the community. These are top notch changes and from what I hear more are to come. I am excited to see that my community cares about making the residents happy.

Excellent Customer Service
I want to say thank you Urban Palms for stepping up to bat. I am in the customer service industry an understand how hard it can be to please. I am in the market for a two room apartment but it was not available at the time I stopped in. I received excellent service from your office staff and this made me very happy to have stopped by. I looked at your website and wanted to know if the pictures would differ from the experience. I was pleasantly pleased to see that the pictures match the product. I saw the model and an empty apartment. The two bedroom I saw was taken but I am going to get a call-back when one comes up. Someone is moving soon and I will hopefully get that one. I was pleased to find out that the gym and the pool is close to apartment that is coming up. This will be very convenient for me. They sold me on the computer room and kids club but with my schedule my son and I would not have the opportunity. Good to know they offer it. Just want to say thank you Urban Palms for great service.

Been here for almost 2 years now
I wanted to say that these apartments despite the area have been good so far. I love in a townhome and I love the fact that it is near the leasing office and that it is spacious. They are making a lot of updates to the complex abd even their leasing office, which is great. Maintenance is good as well they are quick to fix your many needs and are beyond friendly. I would definately reccommend them to anyone, even though the area around is not as safe but honestly nowhere is a safe place anymore and it is sad to say.
