This has been the worst rental experience I've had in 20 years. I have regretted moving here since day one: 1. Incredibly dirty, trash goes weeks without being cleaned up from the halls, garage and grounds. 2. Unimaginably noisy. Cement, dungeon like hallways echo everything, even the giant maintenance cart thundering down the hallways daily, heavy metal doors to/from garage and stairs slam louder than prison cells day and night! You can hear everything your neighbors are doing as you walk down the halls. 3. Constantly barking dogs. 4. All sorts of bugs. The interior extermination is an inadequate joke. They come and spray a couple corners, leave disgusting glue true traps in the cabinets and are in/out in 5 mins. 5. High energy bills! The windows and doors are old, poorly sealed and if you get the western sun at this place, you will pay dearly for it. This bill is 3x what my old bill was for the same sq ft apartment. Heat constantly radiates from the refrigerator so that you can feel it on your feet/legs from 3 feet way! At move in, I could slide my entire hand under the front door until I complained and had the maintenance teem properly secure seal and reset the misaligned door in the frame. 6.Very poorly maintained premises. Gates, fobs readers, and doors are unsecured with broken latches or inoperable. Some have been this way for at least a year. 7. Thefts from the package room, which is a poorly organized chaotic mess. 8. The stairs and trash chute areas are gross and sometimes the lock the chute without explanation. Trash and discarded belongings are a persistent eye sore. 9. The stairs are NEVER EVER cleaned and are filthier than a gutter on Bourbon Street. I mean FILTHY!! 10. The ceiling fans are ridiculously inadequate. They ONLY operate on 1-low/slow speed. Totally useless having them. I had them replace one with a new one and it was exactly the same!! If I continue with this list, I'll get nothing else done today, so buyer beware! On a happy note, I have exactly 58 days of torment left and then I am forever free of this horrible place. I ever turned my notice in EARLIER than required! HA! Bye, Felicia! Good riddance! Free at last, free at last!!!!
I couldn't be happier to find my new home after moving across the country.
The staff, particularly the maintenance guys have been fantastic. Rachel from the office is always quick to follow up with communication and the maintenance guys are always friendly. They were efficient and quick to resolve the issues.
Don’t live here. They only care about filling units and hosting events. They don’t take care of anything while you live here.

The apartment is spacious and enjoyable views! The location makes trying to go anywhere easy because of its very close to I45, I10, and US 59/I69.

I have stayed at Us Bayou Park for the past 5 months and have enjoyed my experience so far. The area is great, close enough to get to downtown quickly but far enough to not be caught up in the drama and traffic that downtown brings. I feel safe walking around the neighborhood and the staff have been extremely helpful with any questions I have.

Great place to live! The pool area feels like a resort, the gym is almost as well equipped as an LA Fitness, the club level is really nicely furnished, there’s a coffee bar, management is friendly and helpful, the dog run is outstanding. Honestly, I have no complaints! I wish they sold the units as condos!

The community is very dog friendly and the staff are so nice to everyone person. They really go above and beyond to make sure you are care for. This residents feel like a daily stay at a hotel just from all of the amazing amenities in the community. Make sure you take the time to take a tour I think you will be mind blown.

1) Lack of security, gates are constantly opened and unlocked for months on end. 2) Lack of proper communication, basic email spam and unavailability of management is unacceptable. 3) Lack of management living on property, having an emergency go unanswered because front office hours are only 9-6 is ridiculous and unacceptable. 4) Lack of accountability, having my car vandalized because the gates are opened at midnight because y'all don't prioritize fixing them is not my fault, that is on y'all. I never received any kind of apology or reimbursement for the $1000 it cost me. 5) The head manager is callous and unsympathetic, as a resident I expect to be treated with some level of respect and not be met by someone who is only concerned with the bottom line of their accounting sheet.

Hey there! Thank you for taking the time to leave a review! Although the staff wishes we could live here and be here all hours, unfortunately, we can't. Our on call maintenance makes it here pretty quick though for emergencies! Our community is still completing a transformative design renovation so we have the gates open between 8am and 5pm for our construction and design team to access. The gates remain closed during the evening hours with onsite security. It really stinks when folks mistreat your personal property and I would like to speak with you about that. Please come down to the office or give me a call to discuss!
The new management team is making strides to improving the conditions which have been in dire need of improvement the past few years. The package room needs updating. Amenities and parking are improving. I still plan on moving due to rent increase, but I would recommend this complex for its commute convenience to the medical center and overall pleasant living space.
We loveeeeee this community!! The leasing office employees are AMAZING. We had a few bumps at first like any move has but the maintenance and front office Staff fixed it immediately which is new to us since we've never lived anywhere in houston that has answered our calls let alone fix our problems immdietly and with such kindness!! Our apartment is beautiful and so reasonably priced for all the amenities we are welcomed to use here and location location location!!! We are so close to everything and everything has-been so beautiful!!

I moved to this property in 2017 and just signed another 13 month lease. This location is convenient to my office and mostly I have been happy. Although I have had the tires on my car stolen along with about 20 others over the period of 4 months. I think the maintenance service needs staffing; it is impossible to talk to a person unless you go to the office in person. Everyone emails of texts and I think that is so impersonal.

I've been here for about 2 years and this place is just a mess. I have tried to like it but it's never going to happen. Too many things wrong with the place to even begin but I think the other reviewers have said it all. It's been one thing after another and I'm over it. Some of the things I have seen are broken gates, dog pee in the hallways, people that don't pick up poop after their dogs, trash cans left out in the hall all the time, trash left piled up by the garbage shoots, people leaving trash outside their car in the garage and in the elevators, trash left in the package room, need I go on? . To call this place "luxury" is a complete joke. Also, I've seen the property marketing video on Instagram...that is NOT what you are going to find here!!!

There are always a few hiccups when going through a renovation, and in a perfect world, everyone would follow the rules and policies, but we do try to make it a great place to call home. The apartment is nice, and the location is good. It seems that the ammenities are going to be pretty good, but as they are not available I don't know yet. I moved in a month ago, and had many inconveniences doing it. I was told that the application was going to take 1 or 2 days. But it took 2 weeks. The requirements were not clear. Every time we did any advance on it, something new came up, which make it very frustrating. We were given access to the apps many days after moving in, so we couldn't neither receive any package nor open the parking gate for some days, as they are done by the apps we didn't have access. Now we have access, but sometimes they fail. We were told that the ammenities were going to be available one date, but they were not. After many days, they are still not available. Every time we ask any question to the leasing team, they don't have answers for it. The apartment could have had a better maintenance, some things were damaged, others not very tidy. The worst of all, the rental balance doesn't look good, it looks like it is charging me twice, and I received no answers yet when I asked about it.

If you are looking to lease here, reconsider!!! They say they are under new management but based off of prior reviews nothing has changed. I went to lease an apartment, spoke with a leasing agent, and toured the property. The property advertises on their website "free month when you tour and lease" (which I did), the leasing agent also told me it was a free month as well. We picked out my exact apartment and I gave them my move in date. I was ready to lease! I called and called them over and over, left voicemails, no response! I called again and I finally got an agent, who then told me that the deal didn't apply to my apartment. The day before my move in!!! Then proceeded to tell my realtor "oh we need to switch that on the website because that's not right". What a bait and switch!! If I was told by the leasing agent AND your website what the deals were upon move in they should be honored. So now I have no apartment and my current lease is up. So thank you US Bayou Park and your new management!

Surprises are supposed to be fun and exciting… it was definitely not our intention to surprise you in any other way. As noted on our website, move-in specials and price concessions are limited to certain floor plans and specific to lease terms and move-in dates. Only a dozen or so apartments are actually remodeled like the photos, the pool is not complete, there is no gym (was promised to be done in December 2022), the fire alarm goes off randomly and management does nothing about it, construction looks like it was abandoned halfway through throughout most of the building, the doors that require fobs are unreliable, the gates into the garage often have issues. The location of this apartment is the best thing about it, but if you are considering moving here, wait until 2025 for all the renovations and construction to hopefully be done

A lot has changed in the last three months. We now have an incredible pool area and a killer gym with tons of equipment. Unfortunately, the City requires fire alarm testing, so we had to ring your bell for a bit. We are also so glad that part of the renovations are over. Thanks for recognizing our awesome location. Giving this place even one star at all is a joke. Living here has been so stressful for me, someone who has already debilitating anxiety, that I have had to have my doses upped multiple times. On that note the paperwork for my ESA has somehow "vanished" as if it was never submitted. OH and I had to disclose some very personal health information for Tracy to even take me seriously during one of my many complaints. Thankfully I scan everything. My apartment reeks of mold and mildew as I type this. It was either smell that or melt. I have been telling management about this issue since Feb and no one has come to look at it. A crew from a different property at least came and fixed my bathroom ceiling that was leaking rusty water. However, even after they fixed that and cleaned up the standing water the mildew/mold smell hasn't gone away. Someone in the complex is throwing loud parties or just blasting music almost every day and night. I checked city ordinances too and they are 100% breaking the law yet management again won't do anything about it. Since construction started in April the complex as a whole has lost almost ALL of its shared amenities. The mailroom was left unlocked since for whatever reason they decided to take the security system down despite not working on the room. The gym has been closed as have the lobby, clubhouse, and conference rooms. There are even times where they have blocked off whole floors of the garage trapping residents in and out. When I moved in I had no idea there was going to be any sort of construction or renovations. Normally this wouldn't bother me but, they are working on and blocking off every single hall at the same time. There is no sensible way to move around the building. Not only that but the construction crews have turned the place into a massive hazard. There are huge holes in the walls with wires hanging out, half installed AC units in the hallways, lose nails and screws in the hallways, and worst of all they keep leaving both apartment doors and security gates open. Homeless people and squatters have even had to be removed by the police. There are also people who just dont live here using the pool, the one apartment wide thing we still have, and making huge messes and being very loud. People are still having their cars stolen or broken into in what's supposed to be a secured garage! This isn't even everything. I have had so many more issues with this building than what I have just listed.

We value and respect your right to privacy and agree this situation should have been handled better. We now have all of our amenities renovated and up and running. They are incredible and we are so excited for our resident to enjoy them.
