The apartments are insanely overpriced, and they took over a month to return the security deposit and tried to take an extra $200 from us, going against the lease we signed. the only positive things were the included bus pass and timeliness from maintenance, although they would barge in when they feel like and not knock. there are fees for pretty much everything you can think of there. lots of bugs inside and lots of things in there (appliances, blinds, etc.) are extremely cheap and break pretty easily. highly recommend looking somewhere else.

Don't live in this place! The staff charged you very arbitrarily. The place is noisy and the rent is much higher than it should be. Avoid this place if you have any other choices.

Do not live here, I have had 4 leaks in the last month, insane increases in rent, the apartment wasn't even clean when I moved in, severely dated appliances and interior (think that 70s show). They have the nerve to charge for parking...charge amenities but normally don't open the pool on time (even before covid). STAY AWAY

The worst place! They always say reaching out the leasing office by email or phone as they replied to each comment. But the phone didn't solve the problem and you never get replied by email! There are a lot of hidden fees. They Even charge you additional $20 per month for trash. You can actually throw the garbage yourself within obe minute. The house is very very very noisy. The apartment does not stop noise at all! You can hear everything from your neighbors. If you live near the basketball court, that would be crazy. People can play it until 10pm very noisy!!! Someone mentioned the electricity bill. They charged me very randomly on gas bill. They never give reasons. I expect someone from the office will reply "contact our leasing office.....". How hypercritical it is. They ask you to call but never solve problems. How disgusting! For Those who were charged extra, my strategy is call them endlessly until they pay you back. They should be responsible for what they did. Never rent this place!

Their maintenance is quite ineffective... when it came time for my lease to be renewed I asked them on two different occasions if it was going to go up and they said NO... However after I signed all my paperwork conveniently the rent goes up by 30$ may not seem like a lot but to a struggling college student this is an indication of their lack of professionalism Another thing I'll mention when one of my roommates graduated and she was moving out and I got a new roommate to take her room they still tried to charge my roommate WHO WAS LEAVING an ammenity fee as though she was staying! An amenity fee is charged once a year at this community for residents and they tried to charge my leaving roommate and my new roommate for the same thing and I had to argue with them to get it removed. I was like why should someone who isn't going to be living here next year pay this fee when she won't even be here and the new roommate already paid her ammenity fee????

If you are on a lease with multiple people make sure that you have a plan worked out with your other roommates. They have to put all names on the check. Then if you move to other places you have to all sign the check or have a notarized letter to waive your right to your deposit. Make sure that you understand your rights. This place is a rip off and they stand behind the statement that they are just following the law. Make sure you read everything thoroughly. Very dissatisfied. And they say they do not legally have to do a walk through. All college students at Penn State beware. They will take advantage of your lack of experience and knowledge. It is unfortunate that people take advantage and do not communicate and then stand behind " the law".
Rent is really cheap for the area, even off-campus (less than $700 a month.) With utilities, I've never paid more than $725 for my studio. Some of the ammenities/features are very limited. No pets are allowed. The pool and gym are small and have limited hours. Studios do not have a balcony or dishwasher, and the kitchen and bathroom are cramped. Studios also only get one parking pass. Overall the main area space is large; I have it sectioned off into two areas, one with a small couch and the other with a queen bed.
