Property Ratings at Valencia at Medical
Lived there over 13 years and first 9 were great. Then management went down hill. They went through a period for 10 plus manager in a 6 month time. I will tell people NOT to live here.
????Apartment Renters Beware!!!!???? Do not sign a lease at The Valencia on 410!!! The management is the worst. They say they made all these work orders that they completed. Which is false!!! I have a move in video with the same repairs still needing to be done and where never being done. Here it is move out day and now they are stating that the lease is broken even after informing them each time they would ask. The apartment is live in ready and can be leased TODAY!!! But it’s a broken lease. Really how convenient. ??Stay far far away!!!??
Management is constantly changing, you have to put all requests for all fixes in MULTIPLE times. They constantly give excuses why maintenance couldn't make it out to fix the problems. None of the appliances are new, the kitchen counters are falling apart and the cupboards don't close properly. We still have at least 11 complaints that desperately need fixed and have lived here since July. my boyfriend is a med student and it is difficult to find time to move but as soon as he has a holiday break we are moving. PS There are always roaches even with pest control coming out to spray once a month (I have an obsessive need to keep everything bleached and organized military style due to my parents being ex-military) so having a clean apartment isn't part of the roach problem. Also prepare for cops to be in the parking lot roughly once a week due to domestic issues. The pool and workout room are constantly locked and the mail area doesn't lock at all. Wouldn't recommend.
Horrible experience ever for the whole 13 months I lived there (Sept 2017- Oct 2018)! Went a whole month without A/C and reached at least 96 degrees F everyday while having to have sleepovers at other places even though I paid rent! Maintenance and management kept changing and kept “promising” different things. Last thing they promised was that they weren’t going to charge the last 2 weeks a stayed there because of the ALL the inconveniences (cockroaches, water shutting off, refrigerator broke, etc.), almost a year later I get a call from a collections about an amount left when I NEVER received an email or mail of a balance! HORRIBLE first experience of moving to an apartment complex!! Don’t believe the “promises” they make!! Once you sign, they won’t remember what they “promised”!!!
Please do yourself a favor and rent somewhere else! The pictures are NOT what the apartments look like!! Kitchen fixtures are disgusting, ac’s are ancient! Carpets are moldy and stink! And worst of all there is an INFESTATION of cockroaches on the property!!! We have had our apt fumigated THREE times and these things are EVERYWHERE!! We didn’t realize until we signed and the first NIGHT came!! These things are HUGE!!! It would be a huge help if the managers would do something about it but GOOD LUCK getting in contact with them!!! all they do is ask if you’ve placed a work order in their portal AS IF THEY CHECK THEM??? I have had MOLDY water in my dishwasher for MONTHS and they REFUSE to send anybody!! One week I spent FIVE days without running water in my KITCHEN!!! They either DO NOT CARE or simply do not have the brain power to operate apartments!! PLEASE BEWARE!!
I have lived here since August 2018 and have had issue after issue. Maintenance is the worst. It took me 4 months to get a Refrigerator, oven and dishwasher. I called and called and put in work order after work order. No one responded. No one cares. The remodeled apartments are a joke. They throw some paint over everything and call it remodeled. The pools are closed all the time because they are NEVER clean. Grills don't work because they never have gas. THERE IS NO GYM. They say they are working on it but I have been here 9 months and its still not done. They will make you pay an amenity fee but there are NO amenities. As of today I have not had hot water for a week. I called every day and every day they say some one will come but still nothing. I have never lived somewhere so terrible.
My husband & I lived there for 1 year (Feb-2018-Feb 2019). At first the place seemed promising because they offered a move in special of 1 month free rent. My husband & I wanted to find a place to move into as soon as possible, because we were moving in from a different city. 1 month free sounded like a good idea at the time. The 1st red flag was that my husband & I had submitted all of our move in documents to the office in person a month prior to moving in. A week before the move, we get a call from a new manager/staff asking us if we had submitted our move in documents, because they had nothing in order to allow the move. We were told that what probably happened was that all of our paperwork was lost. All of our info. with our ss#'s misplaced, because the people that we signed with all got fired & replaced by this new staff. By then we could not change our minds, we needed a place to move into & had no time to look. Sadly, our only choice was to resend everything via e-mail & just move forward. For the rest of out time that was the biggest problem. Management & staff being replaced a lot. Second red flag: The turnaround rate for work orders was 48-72 hours, but they never showed up. The manager/staff would always tell us that maintenance was busy handling other issues, so our work orders were never worked on. Before we moved out we printed out all the work orders that we had submitted dated months & months back. Someone at the leasing office did try to close them back in September, but I complained and said, "Why are you closing jobs you never worked on?" Again the manager/staff asked that we resubmit them. They never aplogized, not for trying to be sneaky & close our undone work orders & not for the delay of the work orders. There was so many other things we were disatisfied with, but not enough room. Parting words: make copies of everything you give to them, get signatures of every exchange that you have with them. Record the conversations, because if they keep changing staff, you won't be able to prove anything to the new staff. Example: We made a copy of our 60 day notice/intent to move out, & got it signed by the manager. Sure enough we go in weeks later to confirm the move, and a new mngr. was there. So we had to show our evidence that we submitted the signed sixty day notice again. If you can avoid to lease here, do it! If you have no choice, and end up leasing here, I don't recomemmend it past a year!
We got tricked in to signing a lease with promises of free rent for rest of month.After we signed they said they made a mistake we would have to pay.so we stayed at hotel and waited for next month..we moved in last week of april 2018.they said pools and gym would be working in two weeks.today it is july 30 2018/ weeks have never been able to use the gym or the pools and they still charging us the same rent.amount they won't let us leave the contract and they won't reduce the rent due to no amenities available....Do Not Rent Here,roaches as well and they never change air filters high light bills
DO NOT MOVE HERE. They reel you in with the free first month, but you end up paying for it in the long run. I have been here for a little over two months and they still have not fixed simple things. They tell you not to do a work order online because the system is messed up, but then don't fix the problems with your apartment. They also sit there by the phones and ignore your calls. I've seen it numerous times. Although, I like the size of my apartment I would not recommend you move here. They will not fix your problems and come up with a million excuses why they didn't. I was told I was getting a new door and it was just a beat up old door they painted. I am counting the days for the next 10 months. DO NOT MOVE HERE.
I can attest to the reviews made by other tenants. We loved it there for 10 years. Yes, it was older, yes the appliances were from the 80’s; but when it was locally managed everything was fixed quickly and management was nice. I had a friend that was an apartment hunter guy and he once told me it was so hard to get into this place there’s never any vacancies! No one, like us!, ever left. For a little bit of a “not the best” neighborhood, that says a lot and it stood true! You got a true value for your money. Needless to say after the last year or two, there were no consequences for new tenants leaving trash outside, which was never the issue. They let go all the good maintenance guys who took care of all the issues so quickly; especially when the place was so old. Rude office people added to us finally leaving. The aesthetics look a lot better now so I can say their renovations were long over due ... but. Lots of people lived at an older place when they felt they were taken care of.
This place is the worst place I have ever lived and it just gets worse every month. The tub in the only bathroom in my apartment did not have running water for almost a month. I had to fill water from the kitchen sink or boil water on the stove to take a bath. I repeatedly asked for this to be fixed as this is unacceptable and should have been fixed immediately. I was promised new appliances as an incentive when I moved in, 6 months later, still nothing. I have been in the office several times to ask about them and I get a different answer every time. I had water running down my walls from upstairs damaging my property. They don't care and take their time fixing it. They charge you late fees when you go in to make a payment on time and the system does not allow you to which is not my fault. This place needs new management and to take better care of its residents like yesterday.
Catalyst is doing an injustice to the few (fewer by the day) remaining tenants from when these apartments were locally owned. In all my time here, as soon as someone moved out, another was moving in. Now a multitude of units have been empty for months (with good reason) The first two reviews on here are clearly management attempting damage control and laughably FAKE. Although a war and peace length HIGHLY UNFAVORABLE review is warranted, the skinny is this. Don't get sucked in with a 'free' first month rent. Take your hard earned dollars to a rental community with competent staff who make magic, not excuses. Where there are usable amenities (not a gym where the equipment belongs at the Smithsonian but is presently being utilized for storage) Where units are modern, with energy efficient fixtures/appliances (unlike the dinosaurs from the 1970's that come standard here) Where AC is working for those long hot Texas summers and heat for when it's cold. As stated by another REAL reviewer, some tenants are without heat and have been for WEEKS!! Remember dear consumers, a lease is a business contract and it's not one way. Research not just by name (Formally Honey Hill) but by address too. You can see crime statistics that way, as the area has gone down in recent years (not a gated community) need I say more. Choose wisely my rental friends!
The Valencia on Four 10 is the former Honey Hill Apartments until Catalyst Management took it over a year ago. Until last month it was still called Honey Hill; there was no Valencia here 2 years ago; the first 2 reviews are faked. Nothing prior to 2017 applies as this used to be a good property. I've been here 24 years. You should begin by reading the reviews of of Honey Hill Apartments written in 2017; there are multiple critically correct writeups. Be advised not to rent anywhere where Catalyst manages. Walk the property and look around the dumpsters, parking lots, etc. Go in the buildings and look at the dirt in the common areas, the unfinished painting around the doors of each unit. Look at the list of vacancies above and wonder why there are so very many choices. Come spring and summer I and many of the rest of us will leave. The laundry room is closed indefinitely. You have to get your mail at the post office as they can't get around to installing a security system after many mailboxes were broken into 3 months ago. And how about people being without heat for 1 month because the property manager doesn't have the authority to contract for repairs without corporate approval which obviously takes too long. Oh yes, were on our 7th property manager in 12 months. Our maintenance folks have been here 2 weeks due to turnover If you like darkness, you'll love the black solar screens nailed to the outside of the window frame without the window first being cleaned and no way to get at it now or in the future. Now the rent payment experience - it changes often and with no notice. If you won't be here the first 3 days of the month you better have someone pay the rent for you, and not at the office, that's a no no. The system doesn't allow you to pay ahead of time, doesn't know what you owe, so you have to tell the Wal-Mart or HEB worker what the correct amount is. For January there was a mystery charge of $1.75 added on by Catalyst, so all our bills were wrong. And bills come no earlier than the 2nd last business day of the month. When no bill comes you have to go to the office and get a printout from them. In December the system didn't work at all; instead of posting a note on everyone's door telling them to get a money order instead, we know nothing until we go to the store to pay. In conclusion, hang around long enough to catch 2-3 tenants outside and ask them about living here. That save me from writing twice as much as I have already.
BEWARE!! OF SIGNING ANY CONTRACT UNDER THE MANAGEMENT OF CATALYST. They took over operations at HoneyHill towards the end of 2016 into 2017. Once under new management they failed to provide any receipts for work done to the apartment, rent, utilities etc. Due to many other financial and legal problems majority of tenants began having with them, we decided to move out. We followed proper procedure per our contract and paid our contract in full, after which attempted to obtain receipt for our rent and utilities paid in full which was not provided even after numerous attempts in person and via phone. Even after providing our forwarding address multiple times, we were never notified of an undocumented, unverified balance which was immediately turned over to a collection agency which damaged our credit. Both CATALYST and the collection agency they filed with have to this day failed to provide any receipt or documentation for balance or charges. STRONG WARNING to any considering renting from these most unprofessional, in-efficient landlords we've ever dealt with!
Been living here for about 7 months and the service has been like none I've experienced before. When something is wrong they fix it right away. There is no waiting until the next day or being put on a list. They are pet friendly. My kids absolutely love living here it has been the apartment experience we've been looking for. These apartments feel like home.
I really enjoy these apartments! You get a lot of square footage for a low price. I've had only a few issues while living here. Garbage disposal went out once which was fixed the next day. The ceiling in the living room started leaking from a bad storm, maintenance was able to come out because it was a weekend, however they did take care of it first thing Monday morning. Management is really nice, I've never had any problems with them. Maintenance gets things done. The pools get cleaned once every week. The buildings were just recently painted, and a landscaping company comes out and takes care of the grass, plants, trees, ect every month. I've never had issues with bugs in the apartment. My neighbors are great, and it's always very quiet, especially at night. There are countless stores and restaurants with in walking distance. These are older apartments, but they're kept up to date and maintained. I love these apartments!
