This place can't keep it together?! They are behind and can't catch up!! The rodents are out of control Roaches,roaches and trash build- up!! Broken up rocks, nails Glass all over the place!! The parking lot is horrible....half of these apts have no outside lights! Gun shots, gunshots,gunshots every day n night!! They won't come spray for there pest control but they are quick to charge you they guess every month on submetered lights so of course they overcharge every month is different!! No water!? And no notices or concern to have anything or any compensation done to the residents that pay on time and never late!! They blame the City!! Because, they are low on funds!! There hasn't been one CITY of Houston truck out here to fix the water problem it's the whole complex here and nothing is being done Bout it. How would you and y'all's management team after working all day come home to ice cold water!! Well winter is coming up? How are they going to go about handling this all together this calls for " Out Of your Lease with no reletting fees or anything against your credit for having to live in humaine!! There's kids that live here attend school!! Cold bathes create more issues like sick kids....etc bacteria on dishes it's not lives le conditions here!!
We recently moved into this property and have been so impressed! Our unit has new floors, appliances, windows, fans - It's beautiful and the price is perfect. We've had a couple maintenance requests in the first few months and the guys come out quickly. We can't complain and love our new place!
We moved in here 6 months ago and love how close this place is to everything - It's easy to jump on the I-45 and Beltway 8 and is less than 15min from Hobby Airport, Baybrook Mall, NASA and Memorial Hermann South. There are also lots of great restaurants close by. My roommate and I have loved how convenient it is to get to everything.
Nothing ever gets fixed, management leaves you hanging every time when it comes to repairs. It's dangerous, frequently gun shots from other residents! Parking lot is a wreck. Bugs bugs bugs!
Don’t let these pictures fool you ! The parking lot is HORRIBLE needs to be redone . There are mice and TONS of roaches ! Doors Are filthy when you move in they don’t even try to wipe them down doors are yellow but super dirty dust and dirt build up on them unless you wipe it yourself . Gates are always broken and water pipes are always busted hot water rarely works and maintenance sucks! Pool can’t be used it’s been dirty and out of service for over a year there isn’t any shed or benches like in the picture any more almost all mail boxes are wide open i moved out a year ago and nothing has changed mail boxes have never been fixed mail is everywhere and all mixed up. Really a run down apartment complex I can go on and on
My wife and I moved into one of the newly renovated units here a couple months ago and it has been great. The basketball court and soccer field have allowed my boys to make friends with some of the other kids. My wife really likes the ladies in the office and how much they try to help and make things easy when moving and settling in. It's an affordable place to live but what we like more is the community feel of the place. Really glad we chose to move here.
The new staff here have really been turning this place around - I love how they answer the phones and get maintenance out quickly to help when I have problems. We had a leak last month and within hours guys where there to replace the part and get us back on track. They also have a new turf playground coming that my kids are really excited for! We can't wait for it to warm up to enjoy the pool and playground here. This is a great community to call home!
NOT a safe place to live. I went to look at their apartments and i was told i would get a renovated apartment, but they kept saying it was not ready to view, to go ahead and apply and pay the fees to make sure i wouldnt "lose" the aparment. So i did, SMH, when i went to look at the apartment, it was NOT a a renovated apartment. It looked like someone had just moved out, there was a puddle of water in the hallway area, the stove looked like it was coming apart. They did not refund my money and was told they could offer another apartment. I heard of a lot of unsafe things going on around there after. I am sooooo glad i did not move in. I WOULD NEVER move there, those apartments are just awful.
Roaches Spiders Bugs RATS They “quick-fix” everything as if thats going to solve the problem. Im only here because I NEEDED somewhere to stay. If I wasn't in the situation I'm in, I wouldn't even look TWICE at these disgusting apts. I hate everything about it and cant WAIT to leave.
We looooove being in a place where our kids can play! There are also so many other kids here and they had so much fun at the Mardi Gras pizza / pool party the property had. We just moved here a couple months ago and I can't speak to what is was like before, but it's been wonderful since we came! We're so happy with our new apartment (got one of the gorgeous renovated ones) and the location is super convenient with I-45 right there. The leasing office showed us the new playground and walking trails coming this summer and my kids are so excited! :D Happy resident here!
Me and my cousin moved in sometimes in April. The management team told us our rent would be one price and not even a full month into us staying there our rent was a different price
They charge you every month for pest control which they say they come every week Thursday and Fridays I’ve called for WEEKS straight nd they still haven’t showed up . Not to mention WORK orders in the 2 months of living here I’ve had problems with my refrigerator leaking and now it’s going on 1 week and 4 days since I’ve made the work order (same time as last )and they still haven’t came I’ve been to the office twice and asked them about my order and all they can say is “Oh they still haven’t gone “, I’m going to send the on call maintenance guy” . Yet still a no show. The speed bumps are ugly /car damaging Oh man and the walls almost paper thin I can literally hear conversations . Literally definition of you get what you pay for.

I’m satisfied with my new home because it is affordable, quiet, and my children enjoy playing outdoors here with other children. Our neighbors are friendly. My apartment is cute with a nice sized walk-in closet. We are not to far from the inner city, close to the beach/tourist attractions and close enough to 45 to get on with easy access.

Please do not move here. I cannot stress this enough. Once my lease ends at the end of May, I will be moving out. The character limit for this review is 2,000, I believe, which isn’t enough to say what’s wrong with this property. Let’s start out with the roach infestation. It is absolutely atrocious. The small ones come out of nowhere and will be on the walls, floorboards, countertops, cabinets, ceiling, etc. No matter how much I clean, spray, and have even bombed the apartment once, it does nothing. I’ve even cleaned/sprayed behind the oven and refrigerator. Those large, tree roaches that live OUTSIDE will find ways of coming inside. I’ve sealed crevices, but still no luck. I’m terrified of those bugs, and I’ve lost count at how many I’ve seen (near 100+, and I’m not exaggerating). I travel from time to time for 1-2 weeks and will come home to 3-4 of them dead on the floor. The grounds are trashed. Residents will leave their fast food bags and beer cans everywhere. People blast music at all hours, and there is constant yelling/fighting. I even heard a gunshot once. Maintenance takes forever for service calls. They frequently shut the water off without warning. Out of all the times they’ve turned off the plumbing, I’ve been notified 3-4 times. As I type this review, there’s currently no hot water. I’ve had issues with my bathroom ceiling leaking, bathroom ceiling overflowing because of broken pipes, and was even without AC and heat from January 11, 2021 to the first few days of March 2021. Because of the water issues in the bathroom, there’s mold on the walls under the sink and behind the toilet. It takes maintenance weeks, and even months, to fix issues. When maintenance does come, they leave a mess of dirt, dust, and other debris in their wake. I had to scrub my hallway runner rug because maintenance just dragged the ShopVac over it, rather than moving the rug out of the way. The rug can easily be kicked aside, so it would’ve been minimal effort. When I emailed the property owner/manager, Kayce, about the issues I was experiencing, she didn’t acknowledge my request about compensation due to not having certain amenities for over a month. I promise, it’s not worth it. All the money spent repainting the complex and renovating the leasing office, should have gone to repairing the issues in resident’s apartments. This complex is very old, and the walls are crooked/lumpy. The electrical wiring is ancient. This entire complex needs a redo, ground up.

If your looking for a apartment with updated black appliance and is newly renovated you found it! I have toured them all and each floor plan is really spacious. Not only do will you feel at home. The leasing office employees, property manager and assistant manager are kind and happy to assist you. Go check it out yourself and see what I mean.

This is one of the worst places I’ve ever lived, there is always something needing to be fixed it’s like a bunch of band aids over a gun shot wound the “fix” one thing another breaks. I dealt with rats (that damaged my furniture) and roaches from my first week, spiders are horrible. I signed a lease and was told a few things still had to be done and promised to be repaired NEVER HAPPENED. Security for absolutely no reason cause they still shoot in the parking lot at night, pot holes, someone is breaking in mailboxes and then they take 6 months to repair them, tenants let their pets just roam around complex as if it’s a personal yard, utilities are off and on for whatever reason sometimes water comes out brown, the bathtub paints peels horribly gates don’t work, never saw a fitness center, playground could be a lot better, pools are never functional, pretty much everything you pay for you don’t get the pictures are definitely false cause they probably could look like so or used to look like so but definitely not what you’re getting LOOK BEFORE YOU LEASE. Only gave it a star cause I had to

We are continuously having our water shut off or if not is our electricity!! These apartments were flooded. Apartment are being renovated but you could smell the mildew. I purchased a filter due to the dirty yellowish brown water, once I had it placed, the filter got clogged with debris. I have to continuously purchase purified water just to cook! Property is horrible, not well maintained with garbage and dog ?? poop! Roach and rodent infestation. I’m constantly at the tire shop due to nails on my tire, Employees are very careless wood and nails in the parking lot and around the property. Mailboxes are broken! Balconies are being worked on due to it being rotten, no lights outside, lack of communication from property when work is in process! Pool? Water haven’t been changed since the flooding!! Good Luck finding somewhere to call home! This won’t be a good choice, talking from experience. Too bad I can’t post pictures.

This is one of the best apartments, I've been living here for more than 6 months and I haven't have any problem. Office people are very nice. the maintenance is also very good!!!

If you need a place that is all bills paid, take it. If not, go somewhere else. You will find it is just not worth it. Maintenance is never done. Management does not care. Apartments are old. Rules are not enforced. Wild cats roam the complex, so mice are not an issue. You can hear your neighbors arguing or whatever else through the walls. Bright spot is neighbors do watch out for each other. Get to know your neighbors.
I really thought that I would be getting a good deal on an apartment. I was shown a beautiful 2/1 and was instantly sold. When the day came to move in, I was given the keys to a trashed apartment that had a tub full of murky water, dead roaches were all over the floor and the appliances were sitting in the middle of the living room. Naturally I complained and was shown three different apartments, until I finally picked the one that needed less work than the others. It was not a completed apartment but looked better than the other ones and they promised to fix it up while I live here. So far I have had to have a new toilet installed, but had to deal with a leacking one for three weeks. The kitchen and bathroom had to be painted, the air conditioner, indoor and outside had to be replaced. I had to sleep in a hot apartment with one window unit for over a week, before they replaced it. My flooring is coming apart and they have been promising to replace it, but seem to have an excuse every weekend. I am waiting for my lease to be up in December, because I am not very pleased with them. P.S. Overflowing trash cans, lots of stray cats and dogs, lots of animal feces in the grass, so kids can't really play, maintenance crew is lazy. Good luck
These apartments are poorly maintained. It can take a year or more to get things fixed. The staff often are sent to fix things that they have no experience at working on. This can cause electrical shorts. New owners and management promised changes. So far the only thing that changed is the rent and it has gone up .
Terrible. Takes forever to get things fixed. I got a new fridge after mine went out. They left the old fridge in my apartment for a week. I had to push it outside where it stayed another week before someone finally picked it up. Electrical outlets keep going out and my stove has been broken for a week with multiple calls and office visits to get them to come fix it. Hot water randomly gets turned off at least 3x a week. Stray cats everywhere. Had to pay for extra pest control because of roaches. I would not recommend. I am willing to break my lease to get out of here!
