Lived here 3 years. Pool locked with a chain nearly all summer 3 years running, no lie. So hope you don't care about that. Apartments DO NOT LOOK like the pics. Have been to 6 different Apartments here talking my neighbors, not 1 has been updated. Manager here is absolutely clueless to upkeep of a building. You will NEVER see her unless you walk into her air-conditioned office. I didn't know water could be shut off so often until I moved here. At least 25 times in 3 years, literally, i might be downplaying that. Only good if you have no options. Best thing about Valencia is cheaper rent.
People with pit bulls there. People vomit in pool. People wearing jeans in the pool. Apartment infested with bugs. I got my Apartment sprayed 10 times didn't help.
The apartments are small and outdated. Rent is overpriced. PAPER THIN walls - I couldn't even hear myself think at this place. All of my neighbors were terrible, inconsiderate and super loud. I don't recommend living here.
I lived at Valencia Park from June 2019 until March 2021. My first year there was fine. The apartments aren't big, there's not a ton of space, but they were inexpensive and close enough to Phoenix. Just after renewing my lease there was an increase in loud late night parties, violent/aggressive people, and trash all over the grounds. My car was broken into at least 3 times during my stay. The walls are paper thin and anyone going up or down the stairs will shake your entire apartment. I ran into multiple plumbing issues with the kitchen and bathrooms (even though they were shutting off the water every other day for "repairs"). Contact with the property managers resolved an impressive 0% of the problems, if they even responded at all. Moving out was even worse. When I turned in my keys the staff weren't even able to locate my closing paperwork and I hand to handwrite my forwarding address on some spare envelope in their front office (which they apparently lost since they sent my account straight to collections over a ridiculous "cleaning fee" they charged that exceeded the initial security deposit). The grounds may look decent, but don't be fooled. Valencia Parks should be picked as a last resort. Do not let anyone you know or love decide to move to this dumpster fire of a complex.
For the price, the apt is just ok. But you get what you pay for. I mean you will have to deal with noisy neighbors and walls that seem paper-thin where you can hear them arguing. Cockroaches and poor outdated AC units which go on and off like every two min, so annoying! I would probably pay a little more if you can upgrade to something nicer.
So apparently, they have a "2 months moving out notice" requirement. My lease ends in March. We are letting then know right now, in January. That is 2 months. Not to them. They will be charging me every day over the EXACT 60 days my lease ends that I "should" have noticed.

Warning: DO NOT RENT FROM THEM UNLESS THEY WALK YOU THROUGH THE ACTUAL APARTMENT YOU ARE RENTING. They pulled this on me and walked me through a look-alike apartment. When I finally moved in and it was too late to move or find another place on the fly, I found a ton of things broken or things that needed cleaning. CONS: 1. The complex has a black mold problem. I did not start to realize until about 3 to 4 months into my lease when my toilet back tank started to show signs of it on the inside and out of the tank. I had to do a lot of scrubbing and it never seemed to subside. I did a little more looking around and under the rim of my toilet there was a huge mass of black mold, and the drain for the tub started to have the paint chip away and I saw that there was black mold under the paint. So the complex has a practice of painting over and black mold they happen to see. I started to cough literally grey or dark black mucus every morning as I would wake up and also throughout the day. It took a long time for my body to get back to normal. And I did not have the money to move etc. at the time. 2. They move in people that have barking dogs and then don’t do anything about it when you complain. I had 2 neighbors with dogs that would bark non stop and it took about 2 months for them to even start addressing it after multiple emails, calls, and office visits. 3. The walls are very thin. Your upstairs neighbor s will sound like elephants. I made multiple complaints and the residents told the office they are “walking normally”. This is the same thing for the neighbors around the apartment; you can hear them a lot as well. 4. They have very poor laundry amenities. The washers work ok but you almost always have to pay for 2 cycles for their dryers. 5. The front office staff has very poor customer service in general, and also handle complaints to or from neighbors very badly. They essentially treat you like they are your moms or something. Very weird and un-professional. 6. The heating and AC are all through very out dated ac units, and they work very poorly. It takes a long time to heat up or cool down the apartment, and the temperature bounces right back to where it was extremely quickly. PROS: 1. They have a water machine that lets you fill up a gallon for 25 cents. This is literally the only thing I can think of. DONT MAKE THE MOVE
What they don't tell you is that this apartment complex is it's RIGHT next to a housing project. I had someone try to break into my apartment and ended up breaking the door to my apartment. I have come home at least two times to find my neighbors' car windows smashed in. Not like one window. ALL of the windows to the car. When the person(s) tried to break into my apartment and broke the door, I was locked out. I tried to call the emergency number but no one answers. I called several times and left a message. They never called me back or answered. I ended up having to call the office the next day (Sunday) and leave a message. They never called me back either. I had to keep calling to get someone to fix it. People from the project are always on the property and using the pool, laundry room, and basketball court. If it is cool enough to be out, forget about using the basketball court. Sometimes as many as 30 people from the housing project are hanging out in and around the clubhouse. There is a fence that runs around the back of the apartment, but it is broken down. I made several request to management to have it repaired, but they refused. I sent them pictures of people climbing over the fence, but that just made management stop responding to me. The amenities are overall low-quality and you can tell that this place is cheap. They nickle and dime you to raise the sticker price, despite how cheap it is. The actual apartments are dirty (even the ones that they have remodeled). It's that kind of ground in dirt that you don't notice on a walk-through, but is gross to live in. The apartments have no circulation so they are really hard and expensive to cool down. The pool is not bad, but the "fitness" area is just a few machines treadmills that are all breaking or broken. They don't air condition the clubhouse either so it is hot, or if they do A/C the clubhouse, it is almost unnoticeable. All in all, I would really not recommend this place. As of April 2017, there were 8 sex offenders living around this community (although none in the community). It is in a bad neighborhood, there is often theft from the laundry room, and you really have to worry about your personal safety here. The management is nice, but it is not a nice place.

We are sorry that you are leaving us, and that we weren't able to do more to make you comfortable. We'd like to take the opportunity to address some of the concerns raised in your review. We have had some issues with unauthorized non-residents using our amenities. When our team notices this, or it's brought to our attention, we do eject them from the community. We advise our residents to contact our team if they notice this activity, or contact our courtesy patrol if it is after hours. We respond to all emergency calls and have a maintenance team member on call at all times. If a call goes unanswered, it routes to the maintenance director, the community manager and then the regional manager. Our office is also closed on Sundays. In the last year there have been 2 reports of laundry stolen from the laundry room. We advise residents to retrieve their clothes as soon as they can (in one case, the clothes had been left for over a day). Happily, we just had a new treadmill and multi-station fitness machine installed in the clubhouse last Thursday. We would check the equipment frequently, and call in our vendor for repairs if needed. The fitness center and clubhouse are air conditioned. It is deactivated during the winter months, but it is currently running. We look forward to our residents getting good use out of these new fitness items! and i say try elsewhere. They randomly turn services off with no warning leaving us with no water in the middle of showers They also changed the office number to a bot. Now you can't even get ahold of the office for help if you need it. For the prices they charge you can find a much better apartment that's actually updated and doesn't look like a 90s southwest decor artist in new York painted the outside. I'd be gone already but I missed the 2 month move out warning period last time.

With a variety of available amenities, Valencia Park has a lot to offer. Currently available for entertainment purposes are a tennis court, two basketball courts, a volley court, a pool, fitness center, and a playground for children. It is pet friendly, has an on-site laundromat, and the staff is friendly and helpful. The apartments are not the biggest, but that is a given for the price range. After living here several months, I am satisfied with the value, and I am happy to report that utilities are also very affordable as well. The only complaint that I have so far is that the complex is undergoing a number of renovations that have been somewhat of a nuisance recently, but they really are working on improving everything for the residents. As for the area, it is close to the zoo and Botanical Gardens and the historical Tovrea Castle which are all points of interest for weekend activities. The location is also right next to the freeway, which may be a negative factor to some, but the traffic really isn't so bothersome and its actually quite convenient. All in all, my experience has been very positive here and I would definitely recommend it.
My studio is small but all that I need and the rent is fair. Staff are friendly and they keep up the grounds well. The courtyards are pretty and we have many amenities including pool, hot tub, tennis, volleyball, basketball, and fitness center.
The location was phenomenal for me as both a full time ASU student and a Full time employee in Downtown Phoenix. 5 min away from the 3 major downtown areas. Never had issues with bugs, the staff is friendly and the pool is nice. Great pricing too. Only downsides are the apartments are somewhat small and the direct neighborhood is quite sketch. Never had a problem with theft or anything else though for the 2 years i was there.
I have been staying here for at least a year. It's nice and simple. I think they just remodeled. It's in the middle of the city and a short walk to public transportation. They have a clubhouse that includes a small gym, books to read, board games to play, also free Wi-Fi. They have movies you can rent, also bikes. Rent is OK it depends on what kind of plan you take. They have a pool a basketball and tennis court and a playground for young children. Utilities, trash, and water is all included in the rent. The nearest grocery store and food places are like a block away also the city zoo. It's very convenient to get on the freeway, because it's just right there. It would take 10 minutes by car to reach downtown or the nearest shopping mall. And it's about a mile away to and from the airport. So if you want to start living in the city or go to college or you want to stay at a place that has a fair plan you can take. This is the place I would recommend if you're starting off or saving money, it all depends on you.
For me; quality customer service, safety, convenience of location, complex maintenance and amenities were just a few of my concerns while looking for a place to call home. Valencia Park, has all that plus the feel of a friendly neighborhood and affordable rates! The customer service goes beyond helpful, everyone in the office have always been willing to make my living experience comfortable and enjoyable. The area is near airport, community college, downtown phoenix (ASU), light rail, main freeways and around the corner from convenience stores.
So many amenities, across the street from the Tovar Mansion (open to the public) 1/2 mile from the Phx Zoo, Papago Park & the Botanical Gardens. We have a sparkling pool, jacuzzi, basketball court, volleyball court, playground, joggers lane that circles the property, rental bikes, gym. Desert living at its finest!

When you tell people that you live on Van Buren Street, you may get a few raised eyebrows, but fear not -- the area that Valencia Park is located in is steadily improving. I fell that we really found a diamond in the rough, or at least a ruby or some other semi-precious stone. The location is perfect. Its about a 15 minute drive to Scottsdale, a 10 minute drive to downtown Phoenix and 5 minutes to Tempe. And the rent is unbeatable. My girlfriend and I pay about $600 total for a cozy one-bedroom apartment. It is relatively small (less than 500 sq. feet), but very space efficient. The unit we are in has a small stove, a dishwasher, refrigerator, and a nice walk-in closet. We have access to on-grounds laundry, a pool and hot tub, a full and half basketball court, a sand volleyball court, a tennis court, a racquetball court, grilling areas, and a playground for the kids. The management is great at following through on maintenance requests and keeping the property clean and safe. Overall I would say that the area that this apartment is in is satisfactory. There are not a lot of things located within walking distance (except for a very fun dive/gay bar), but shopping and entertainment, as well as the airport are all very close. Public transportation is also easily accessible.
The apartment and the staff are great! When I put a work order they are usually quick of getting it done! The staff is very friendly and have a lot there to offer such ones who can't go out much they provide options for activities and things to do. They go out of their way to help!

After reviewing several properties with my grandson who will be relocating to AZ he and I found not only the amenities great but the staff very helpful. He was able to reserve a unit for end of July move-in during his search in June where others wanted him to pay for all July rent. He was able to afford a one bedroom when he thought he would have to settle for a studio. I was impressed with the reviews for Valencia and we are sure he will be very happy there. It is also one mile from his office and close to light rail which he wanted.
