Property Ratings at Valencia
Only rent from Valenica if you don't mind the following: The outside column bases are falling apart. No place for children to play. The bench in the dog area needs to be refurbished or replaced. The lighting for the street area needs to be updated. Using a flashlight in the kitchen because it is so dark you can't see to cook. Waiting for 6 months to get a leak fixed in the laundry room and being told to keep quiet about the leak or leave. The finish peeling off of the bathtub. Waiting for 2 weeks to get a toilet fixed. Leaving the lease early because of all of the above and Chamberlian refusing to compensate for all of the issues. Going thru 6 managers in year. Constant change in maintenance people. Cupboards are old and damaged. Tracking black in on your shoes because the black top was never sealed. Waiting for 5 months for appliances that worked. The stop thermal panel was burned on the back of the oven and could not be used. Promises that are not kept. Managers that are clueless as to what to do when one manager is out. They do not communicate with each other and have no plan in place to cover for each other. So the right hand never knows what the left hand is doing. So if all of these things are ok with you then rent. Otherwise run away and never look back. This is not a luxury property as described in their adds. It is not being kept up. My husband and lived there from July 2021 to October of 2022. We even had to do some improvements to the property on our own because they refused to do anything about the issues such as just a little gravel and a whole lot of dirt in the patio area making it likely for pets to get Valley Fever from the soil. We installed artificial turf. They did not care and would do nothing. So enjoy your stay. We lived in unit 127.
I have lived in Valencia for almost a year now, and am very happy with the experience. Great location, great management, and very quiet. Most tenants keep to themselves and are working professionals, so it's a great place to live for people that work downtown or near the Biltmore.
The author of the review written 2months ago is a flat out lie. I have lived on the property in various units for the past 5-6 years and I can tell you without a doubt no one lives here that long anymore. What used to be a great place to live has been sullied by avaricious scam artists. I have obligations that necessitate my being in this area; but as soon as they are fulfilled I will be out of here and screaming from every roof top how awful the management is here.
I am in my third year at Valencia. We have an excellent property management team that keeps the community/facilities clean and well maintained. The units are beautiful and spacious and the management is quick to follow up and resolve any issues. They welcome feedback and suggestions to improve the community and have implemented many suggestions from the tenants, including recently updating all the gym equipment in our on-site fitness center. The location is perfect, close to the center of all the action, yet tucked away in a nice, quiet and clean community. Looking forward to many more years here ... #happyatvalencia #valenciaishome
We too were subject to this type of behavior from this family owned LLC. It was so bad that we went to court, she lied to the judge and the judge dismissed their claim. THEY ARE VERY GREEDY AND KARMA IS COMING THEIR WAY!
Property management are focused on making money, even by the means of attempting to file false claims/damages against their residents. BE CAUTIOUS when dealing with this company as they WILL try to gouge you for extra expenses.
