Gorgeous design and spacious!
Loved living here! Apartment features were amazing. Granite countertops, spotlights, stand in shower, spacious walk in closet and balcony and the attached garage was a plus. Management changed a lot throughout our stay but current management is amazing. Maintenance was always sent out in a timely manner too. The only thing was that the gates rarely work so they’re always left open and a lot of the gym equipment wasn’t working or had been removed. I rarely used the pool but it was always clean. Location is prime, it’s close to a freeway, NRG, and the medical center. Not to mention there is two Targets and plenty of grocery stores near. Unfortunately we had to move to be closer to work but I’d highly recommend this property!

Save yourself and money
Stage 1: Management and Maintenance I’m not here to bash the hardworking employees, but the greedy corporations running this place. Valencia Place has switched management a few times, but nothing’s really changed. They focus on superficial fixes and send pointless emails instead of dealing with real issues. I’ve had three roof leaks now, each one worse than the last. Maintenance leaves lights on and makes a mess every time they come. It’s a mystery how this place has 4 stars. Stage 2: Cleanliness This place is infested with bugs, webs, trash, dirt, and even animal poop. There’s zero regular cleaning. I have no idea how people keep moving in with all this filth. Stage 4: Parking There are cars that haven’t moved in forever, taking up spots real residents need. Management doesn’t seem to care. Stage 5: Amenities The pool is always dirty, the gym equipment is mostly broken, and they just started stocking sanitary wipes. The trash valet service is a joke—they come when they feel like it, yet management complains when we leave trash outside. It’s ridiculous. Conclusion For what they charge here, you can find a way better place for less money. The constant problems and poor management make Valencia Place a terrible choice.

The area and apartment is nice. I have had no issues whatsoever with my neighbors or anyone at the apartment. There have been issues with the garage and initially a leak the day that i moved in but i believe that just due to maintenance. Overall its a great place to stay at, but please fix the garage!

Wouldn't Advise - Overpriced &
Horrible... In the time I lived in Valencia Place and Greystar Properties took over ownership, the value of the living conditions went down. The tenants at the time of my move-in have all opted to not resign and moved out including myself. You're charged a mandatory valet waste fee that comes with explicit instructions about when trash should be set outside for collection or that service is cancelled. There was always trash left outside units, sometimes its littered in the parking lot beyond the proper receptacles. The tenants do not curb their pets despite being provided with the proper amenities (bag & can) to do so throughout the grounds, there's no accountability. My vehicle was rear-ended while parked in a parking spot in front of my building, I was told there wasn't much that could be done as there's no camera's beyond the one at the rear entrance to the complex. There have been cars broken into and personal affects stolen despite being a gated community. & to top that off, to re-sign my lease the rent would increase 150.00 a month. Valencia Place (3 years old) might look like luxury but it felt like the projects. Save yourself regret & grief; keep looking.

Great Apartments
We have lived here since June, 2014 (A3 floor plan). We have been very happy here. Apartment offers modern interior, valet trash, great pool and a nice outdoor California kitchen with TV. We never had any issues with our apartment. These apartments are recently built and we were one of the very first ones to move in. We get great comments when our friends come to visit us. Many apartments have attached garages which is a nice amenity to have. Fitness center and business center are accessible 24x7 which is a big plus. They recently went through a management change (from GreyStar to RAM) but that didn’t impact us in any way. New management is also friendly and helpful especially Haley. She is a property manager and she is very attentive and so as other staff members. Maintenance crew is very friendly and very quick to resolve any maintenance issues. love it
The unique floor plan and modern features initially attracted me here. The rents aren't cheap but for what you get and comparable places, it's a good deal. The new staff is why I chose to resign my contract. I was one of the first people here and look forward to calling it home for another year.

Okay
Mostly paying for location as space you get is not worth the rent. Just changed management so waiting to see how that goes. Fairly new complex, a little over a year old.

I love my apartment, I like the view its laid back, nice people shopping area is the best easy access to different highways and the best part I can the NRG Stadium from my living room!!
