Property Ratings at Valera East
I lived here for a little over two years. The size of the apartments are nice, and I was able to rent it at a decent price. Within 15-20 minutes of the complex are a bunch of restaurants and shopping, and just down the street is a good mechanic. I never had a roach problem while living here. Maintenance is hit or miss. It seems to change hands a lot. Maintenance is always punctual, but sometimes you get some who knows what he is doing, and other times the guy seems clueless. The maintenance staff at the beginning of this year was okay. I do not know if it is the same people now. There is supposed to be security at one of the gates, but they are only sometimes there. I do not know how much they are paying attention when they are present. The office staff is unorganized. They are nice, but only a couple of people know what they are doing, and if they are not in office, good luck. Even if they are there, still no guarantees. When it was time for me to move out of the apartment, I gave them my two months notice. I even signed a form confirming I would be vacating at the end of my lease. They still called me 3 times asking if I was going to renew my lease. I spoke to them in office 2 or 3 times to confirm that I would not be renewing. When my move-out date arrived, they were still surprised that I was moving out of the apartment. They did not close out my apartment until a week and a half to two weeks after I moved out of the apartment. They tried to charge me for that time and warned me they would seek legal action if I did not pay. Fortunately I was able to get them to do their jobs before that happened. They only let you get packages during a 3 hour window during weekdays. Good luck getting those packages if you have a full-time job during normal working hours. There are package thieves in the complex, so be aware of that if the package is accidentally delivered to your door. They claim to include washer/dryer in-unit, but what they do not tell you is you have to rent them. The recycling bins are constantly full because people use them for regular trash, despite them being clearly marked. There is trash all over and around the complex. I had noise issues more than once. There are pros and cons to living here. If you decide to live here, hopefully you have fewer problems than I did.
Just toured this development and fell in love. Immaculate buildings with beautiful amenities. The staff are extremely courteous! This is a must see!

I moved in Feb 2021. Several things have happened: 1) I was given the wrong key 2) the cleaning lady was still at my apt when I was trying to move in, which was pushed back 2 days, and she did a HORRIBLE job at cleaning. 3) I had broken/missing cabinet doors, food was left in the dishwasher, dust was EVERYWHERE, the one toilet was broken and looked like it was sitting for years in an abandoned warehouse, several outlets didn't work, etc. I was very upset because I was expecting a move in ready apartment. The office staff quickly got maintenance out and while my one broken cabinet is still broken (something about them being discontinued and they won't replace all of them while I live there), they were quick to resolve the other issues. Fast forward living here a few months: they lose packages all the time/they go to the wrong office. No one cleans up after their dogs, there's always trash in the breezeway, the dumpsters are always full, neighbors are loud and obnoxious, obviously with no respect to anyone else (I'm talking like later than midnight). I've also had a maintenance issue where my outlets in my kitchen not only have stopped working, but they made a loud buzzing noise followed by a burnt plastic smell. Everything I had read online said an electrician needed to come out because there is a short in the wall that can cause a fire. When I brought it up to the office staff, they said "oh no, it happens all the time the outlet just needs replaced". When maintenance came to replace the outlet, it was partially melted. That was almost 3 months ago. No one seems to care I'm worried about a fire considering I have a 5 year old and 2 old dogs. Maintenance keeps closing out the work order, even tho it is not fixed. I can only use one outlet in my small kitchen, so trying to cook a decent meal is out of the question. I'm about to call the code department to see if that will light a fire under them, but it's ridiculous that I have to even consider that. So long story short, if you can avoid this place, do it. Go somewhere else. Seriously, it's not worth the headache. I'm seriously contemplating breaking my lease.

This is a nice place to live. A lot of work is being done under the new management to make it even better. Situated behind the ECU Recreational Complex, where we walk around the lake with our two dogs or play frisbee. There is another nature park within 5 minutes if you like to go fishing or even a public golf course nearby. These were student apartments earlier, so the units are quite spacious, have W/D connections, double windows, high-speed internet and electronic thermostats. Well located near the main road, which can be easily accessed from various directions. Walmart Supercenter, Publix, Food Lion can be reached in 10 minutes.

DO NOT LIVE HERE!! I absolutely hate it. Maintenance is horrible. Buildings are trashed. They do not stick with agreements made prior to move in.
