I loved living in Montclair and the location of this building was great. My apartment was in decent condition. However, be aware the staff running this place are pretty bad at their jobs. Very disorganized, they messed up my security deposit and applied it to my first month rent which I guess is no big deal but definitely an indicator that they kinda don't know what they are doing. The other issue for me was about 4 months after I moved out they sent a utility bill (water and gas I believe) to a collection agency and it dinged my credit score like 40+ points. They made NO ATTEMPT to contact me about it, I got no phone call no email nothing. There's lots of other beautiful places to live in Montclair to consider.
All the things promised and sold at the start of the lease have either changed or have been reduced in order to save the building money and charge residents more fees/fines. Recently, they have laid off very helpful concierge staff and charged an added trash collection fee that is totally unneeded bringing our "amenity" fee to $800 / year in total. This "luxury" living is not worth the cost anymore. Think twice before signing and ask current residents about the changes.

I have lived here for several years. While the apartments themselves are great and the few remaining onsite staff are generally very friendly, recent cutbacks and policy changes by the management company, LCOR, have removed any remaining feeling of “luxury” that this self-proclaimed “luxury” apartment building once had. Within the last month, the building has signed a deal with a third-party vendor to pick-up trash, and has enacted a policy that requires tenants to leave our garbage in the hallway. The hallways are now cluttered with trash cans and, often times, trash bags and loose recycling. The package room offered as an “amenity” by the building is no longer staffed, and packages are now piled up in the package room and lobbies unattended, for anyone to take. Even worse, the building seems to have let go the few people employed to staff the package room right before Thanksgiving. Happy holidays indeed. While the “luxury” amenities have disappeared, the “luxury” prices for rent and amenities fees remain, and in fact the building continues to raise rents. The concerns raised by the tenants to management seem to have fallen on deaf ears. In a town with new apartment buildings popping up everywhere you look, you certainly have to wonder what management's thought process is.

Multi-year resident of V&B. Overall it’s been a pleasant place to call home. However, recently, likely due to covid financial challenges, LCOR Mgt has focused new amenities on the tenants which are costly and less than the ‘luxury living’ the complex prides itself on. Valet Trash. A trash pick service at your door. Sounds good, until you’re living with the reality of foul smelling and unsightly trash bags and bins in your hallways 24/7. This new ‘amenity’ comes with a mandatory monthly fee. Oh joy! LuxorOne Service. Gone goes the Concierge… replaced with a self-serve package pick-up. Try seeking out your package among 100s of resident packages, this is short of impossible. Because many of postal carriers leave packages outside the pgk room – unsecured… don’t be surprised to find… gone goes your latest electronics shipment or monthly prescriptions or that backordered Prime shipment. SMH It should be noted that local management and maintenance teams are very pleasant. An effort is made to support & socialize tenants, keeping maintenance issues timely and common areas clean.

I've lived here since 2017 and in the last year to year and a half or so, this building has rapidly declined from a five-star experience to a one-star nightmare. While the building staff are extremely friendly and truly a joy to interact with, the management company, LCOR, has started cutting amenities left and right while increasing the price of living here. The two most recent cost-cutting measures are: 1) the building's package room and 2) the building's trash collection. The management company has inexplicably decided to get rid of the staff who once worked the package room. Staff once logged packages, and residents would get notifications alerting them to a package's delivery. Then, residents would be able to pick up the packages with the help of the staff manning the package room. Now, management expects FedEx and UPS to individually scan each resident's package. Of course, management doesn't employ the FedEx and UPS workers so packages are not being scanned in and are instead being left out in the open where anyone walking past can see them. If you're lucky, your package is--often without any notice being sent to you--dumped into the package room. Of course, you can't access the package room without the notification that your package has been delivered. If you're lucky enough to get a notification, good luck actually finding your package, as there's no discernable organizational system. Second, the management has recently implemented what they're marketing as a "luxury trash valet" service. The only luxury this service has provided is the luxury of trash piled in the hallways. Residents are now required to leave trash in the hallway to be picked up where before, each resident was responsible for disposing of trash via convenient trash rooms. This has absolutely ruined the apartment's aesthetic. Despite slashing amenities left and right, the yearly amenity fee has remained a hefty $500.00. Anyone not currently in a lease is also going to be expected to pay $25.00/month ($300.00/year) for the so-called luxury of trash in the hallways. There are a number of other luxury buildings in the area that have gone up in the past few years. I would strongly recommend checking them out instead.

I’ve lived here for 3 years and have loved it. Great location and friendly staff. Maintenance department is the best. However there have been many changes recently that have been made at the corporate level that seriously affect the quality of this building. New mandatory trash service that costs $25/month and leaves gross garbage out in the hallways daily. No concierge or package pickup which has resulted in lost packages and residents’ inability to get into the package room unless someone from the management office is there. This is no longer considered a luxury building and I look forward to the end of my lease term so I can move out of here. Do not consider living here or you will regret it,

THEY WILL NICKEL AND DIME YOU FOR EVERY PENNY THEY CAN. SO EXPENSIVE, THE WALLS ARE PAPER THIN, THERE ARE CONSTANTLY KIDS CRYING AND RUNNING AROUND. NO PRIVACY AT ALL. PARKING ISNT INCLUDED.
Great location in downtown montclair but the building has many issues. For me the biggest issue is how they used dark laminate floor in all units, hope you enjoy hearing loud walking sounds throughout the day. Make sure you get a top unit on the 6th floor avoid this issue if you decide to rent. The units also don't have good sound insulation from street noise so make sure you avoid renting units facing the always busy Bloomfield Ave. The NJ transit buses are particularly loud and run until late at night. Was also disappointed that they used cheap metal blinds for all the windows, which makes it hard to keep out light and also have much worse sound dampening properties than heavy drapes. Like many other high end units there are are often extra costs in addition to monthly rent such as parking not being included and move-in amenity fees. The parking garage which costs $145 per month also has only one exit and entrance which can lead to traffic jams in the morning. Would also like to note that with exception of trash no other utilities are included in the monthly rent.
Place looks nice on paper, but working with the staff at this property has been nothing but a nightmare. We were moving back from Europe, and most of the initial applications and contact were done online. We paid the $500 fee, and ~$83 application fee for the credit check, etc. We were excited to move in, and they claimed that we could either move in at the end of July or the middle of August. We opted for the end middle of August. Then we went a took a tour when we arrived back in the U.S. This building IS NOT EVEN CLOSE to being ready, and they changed the move in date on our application, without telling us, to September 2nd (only reason I realized is because I went back in to update the form). Then they claim, that they have problems re-issuing the $500 check, and we think it is only fair that we get the application fees back as well after their false promises. The building and location are nice, but I can't imagine what the living situation is going to be, especially having to deal with the inept staff on a long term basis. Beware.
