I moved in three years ago and initially loved the responsiveness of the management team. There has been a lot of turnover in maintenance and concierge roles which makes it difficult to retrieve your packages when you work late. I also had issues with maintenance which involved replacing a window—my master window would frost on cold days and, upon evaluation, it was determined I needed the window replaced. The master is always very cold and the team suggested I close the vent to the guest bedroom to increase heat to the master—it was also an expensive fix on my heating bill. They still have not replaced the window one year later. This property also requires 90 days’ notice if you will not be renewing your lease (or it is automatically renewed). I gave my notice in time and 2.5 months prior to vacating, management and maintenance were in my unit evaluating it for turnover without any notice (post or prior). I would not have known they entered my unit if my security cameras didn’t alert me to unscheduled motion. When I called the office they said they had emailed me the previous day, but I didn’t receive it (and checked my SPAM folder), I also confirmed my email on file and they had the correct address. I find these procedures unsettling and a violation of trust. In terms of the amenities, many of the clubhouse sections close at 8pm, so it’s challenging finding time to workout when you work until 6/7. The outdoor pool is quite nice and typically isn’t very busy—it does have a lifeguard and is very family friendly (I love their playlist!).

They don’t have enough maintenance people on the building so unless there’s a leak you will have to wait few weeks for them to get to you and solve your problem . If you complain about the smell of the trash room or it being dirty , dog poop everywhere ( make sure you look before step out the elevator on the bottom floor )and somebody smoking weed in your floor management will say they already know the problem and that you complain too much. Hallways ALWAYS smell either people’s cooking or if you have a neighbor that smoke cigarette or weed you will smell every time you have to walk on the hallway . In the summer you can’t have your balcony doors open because people smokes and then your whole apartment starts to smell They will say you can’t hear anything from your neighbors if you have your doors closed it’s a lie every time my next door neighbor turn on his tv I can hear it while sitting in my couch trying to watch my tv. HVAC systems is old and very loud . It’s located inside the second bedroom closet and when it’s running is very loud . They’re having a little problem with concierge since I been a little over a year they have changed more than 5 time . Maintenance changed more than 3 times the people that worked here when we moved no long works here anymore and to be very honest I don’t know who are the new crew of maintenance . Location wise is good . ???? But you can’t get more with your buck !

Nothing luxury about living here. With other communities being built in this area constantly, this building struggles to stay relevant. Key issues: Management is rude. Complaining about an issue that never gets resolved is considered out of line. Until Suzan is removed from the property, the “if you don’t like it, you can move” mentality will stay. Front office will lie about anything and everything. They will agree to anything and then later, change their mind and say “ I don’t remember saying that”. Get EVERYTHING in writing. Making payments is a pain. Looking at your account online shows deposits and charges you won’t understand. Not sure how addition and subtraction is this difficult. Maintenance crew is a revolving door. Was good when we first got here, now it’s constantly changing. If I had to guess, they don’t want to pay for talent. Sliding glass doors are extremely old and drafty. I asked on our tour initially if they would be a problem. Was assured they weren’t. Asked maintenance the next day and they laughed and said “oh yea, you should see when it’s windy your blinds will move with the door shut”. It’s great when is 20 degrees outside. Dogs will go to the bathroom everywhere on the property including inside the elevators. Three elevators but service elevator is always reserved so essentially only two. Automatic doors are always broken. A real inconvenience when carrying bags or pushing a stroller. No parking. Volume of cars and spots available are far from equal. Offered breakfast for free but it was taken away to force residents to use onsite store. Other options in the area at a similar price point. No reason to come here

Recently our dishwasher started smoking. We had a new washer installed the next day, better than the one we had before. Immediate response with no second phone call. I have lived in Valley Forge Towers North since Oct 2015 and it is an excellent place to live. We are young professionals and really enjoy using the indoor/outdoor heated pools, tennis courts, bike trail, awesome gym, social room, and more! The apartment is updated, clean, spacious, and in a great location. Prices are reasonable and the management company really takes care of the property. Numerous amenities and great maintenance staff- knowledgeable, respectful, and polite. The leasing team is exceptional (shout out to Eva, John, and Susan)! Susan is the manager and is amazing, she is so helpful and understanding. Galman group is lucky to have her :) I love living here and will always choose these towers when living in KOP!
I live with two friends da from college, one works in Bala Cynwyd, one in norristown, and me in Malvern. So the building is pretty central for all of us to commute and very short, also a short ride from Philly, manayunk, and Pheonixville...all solid places to go out in for young adults. The rent is well priced for what were are getting; 3 bdrm 2 bath, pools, gym, etc. The only real downside is that we may be the youngest residents here at 24, although we have had a few loud weekends and have had no complaints. I would recommend this apartment to anyway looking to do commute to malvern, Norriatown, Bala, or surrounding area because again you van still have all the night life of the city just 30 min away or a train ride...not to mention it's 6 dollars a ticket!
The Valley Forge Towers couldn't be more conveniently situated; King of Prussia Mall is a mile away, the Schuylkill Trail runs directly behind the property, and Valley Forge National Park is a five minute walk. Easy access to public transportation(the SEPTA rt125 picks up in the parking lot), as well as being close to all the major thoroughfares. The buildings are secure, clean, bright and welcoming, and are staffed 24 hours a day by a front desk attendant. The clubhouse features a gym, two pools(one indoor, and one outdoor), and places to grill outside. The only downside I've experienced is the demographic: I'm a young(ish) professional, and the vast majority of tenants(at least in my building) are of retirement age and up. This makes for many more Bingo socials than happy hour get togethers. Plus side is the buildings are quiet and drama free. I highly recommend giving the Towers a look- it's worth it!
