Property Ratings at Valley Grand
In my 16 months living here I'd estimate that I've only had working HVAC for about 80%of the time. For the first 9 months or so they simply kept calling someone over who would top off the Freon. It was only after the sixth time doing this that they ended up actually having someone come and do a longer-term fix. During this time I went a month without the AC working during the hottest days of summer. To their credit, they did bring over a portable AC unit but they seemed to use this as an excuse to not rush someone over to do the fix since I had to deal with the very loud portable AC unit for about a month! In addition to this, for the first 8 or so months I lived here I probably could only use my in-unit dryer about two thirds of the time. The dryer kept overheating. They would order a replacement dryer, I'd have to wait about a week and a half, they'd replace the entire dryer only for the dryer to overheat and break about a month later. They eventually actually got someone to clean the top of the vent on the roof which fixed the issue, but this was only after about a month and a half of giving us a key to an empty unit and telling us to use the dryer there. It was only after that unit got rented out and they had no other option that they did the permanent fix. These two experience can be summed up as the management doing patch jobs until they can't anymore. The advertised amenities should not be assumed to actually function
