Id give it a 0 if possoble. They destroyed my property and made me pay for it, they NEVER answer the phone, parking is a joke, good luck getting a maintenance request done in the foreseeable future, and post steals your packages and tells you to contact seller to resend...how many "lost" packages warrant an actual conversation with the carrier especually when video proof is provided? and the lies these 5 stars say about staff is completely inaccurate...we've changed office staff 5 times since April this year. I have never hated living in a complex in my life. They wrote me back to my review once said they would call me about the multiple issues I'd discussed then deleted their comment and never heard from them.

**Nov 22, 2021 - The nightmare continues. The parking situation is a joke. Although there are always numerous parking spots available we have to register our guest. Then the registration is broken and it will not allow you to register a guest. My guest are forced to park on the street and walk in the cold weather to my apartment. Still have leaky roof with stains on the celling. When I put in an online request the are marked completed but the work is never done. I have a bathtub needing to be resurfaced, I had two different people call me on the same day enduring that the work would be done and it was not. There are charges for all kind fees and very little explanation. You cannot reach the office during office hours
I have lived here 3 years now and have gone through several management companies, they just keep getting worst. If you have a complaint or. Question do not try to call they never answer the phone . All the “features/amenities “ that they have listed is a lie . I don’t have a electronic thermostat half the time it doesn’t even work. The so called “granite” is just plywood colored like granite. We do not have covered parking. The trash service is a joke . The package center is a joke because no delivery service will use them . Parking is horrible unless you pay for reserved parking . They charge your visitors $3 a day to park to visit . No one cleans up after their dogs. The walls are so thin you can here when someone uses their shower . Cars get towed . The pest control is a joke . They charge you for it but never sprays not even when you ask. The pool hasn’t been open since 2019 except once . The gym is not available to all residents. You have to pay for a key fob and even then you can’t use it after 5pm. Maintenance is better this time but the office people are horrible. If I could afford to move I would have already . None of my cabinets have handles or barely close . Stay away from here unless your desperate for somewhere to live .
Office never calls you back when they say they will and doesn't answer emails. Maintenance doesn't come unless you hound the office 3-5 times per day (this was after weeks of no one coming or even reaching out to me about an open maintenance request).

So I was about to lease here because it's right across from a school and the price is right. A resident stopped me while I walking the apts and told me don't do it. Says there's roaches and bedbugs and management doesn't care about fixing tow. They rented her an infested apt. I noticed one of the upstairs Apartments door was wide open as well as the sliding glass door and it didn't look to be occupied. The day I went there were trash bags shrewn all over the Apts. There is very few visitor parking spots and they enforce towing.
This place sucks! We moved in here in April, and I can't wait to leave. First there are bugs everywhere! I keep a very clean home, and have spent over $100 pest control to still see bugs here. They say they have pest control come out, but I'm a stay at home mom, and the pest control has never showed up here. Second it took then over a month to give us an assigned parking spot, and when they did it was across the complex. They just now ended up giving us one by our apartment. Third if your looking for amenities don't come here, because the pool is still not open after a month of being told it would be, and now it's suddenly broken. The gym is only open during business hours unless you want to pay a $50 deposit for a key fob. I have never had to do this at any complex I've ever lived at. Your kids can't play in the grass, or at the play ground, because the sprinkler system is constantly flooding those areas. The parking lot is completely trashed all the time from people throwing thier trash in the streets, because the trash service here is a joke, and do not pick up trash consistently. If you car about your car this isn't the place for you, because people fly through the parking lot here, and scrape against your car, or the kids playing all in the streets, and parking lots unsupervised will likely scratch your car too. They ride thier bikes, and scooters between the cars scratching them, and almost getting hit. There are no screens on the windows so you can't open them unless you want bugs. If you ask for them to put screens on they will tell you that they are ordering them for the entire complex. The water goes from scolding hot to freezing cold, and the ac sounds like a jet engine. There is dog poop everywhere, stray cats that come up to your door, people fighting in the parking lot. If you want to live in a crap hole this place is for you. I can't wait to move.
Save your money and go somewhere else. They have pools, but wont open them. The apartments are crawling with so many roaches that you'll lose your mind. Management is crazy and doesn't know how to talk to people. They were so great and first and after we moved in, everything turned to crap. They claim to have clean up stations for your pets, but that's a complete lie.
This place is BY FAR the worst place I have ever lived. The first year or so wasn’t bad. However, since to most recent management change it has made a major change for the worse. The manager is basically unresponsive. Hide behinds email and uses her leasing staff as gatekeepers to avoid critical conversations. In the past year we have undergone several changes as a community, some for the better, most for the worst. I’m one of those rare people whose ok with change. Just let me know what’s going on and I can go with the flow. The management team here fails to notify residents of changes to policies and procedures. In addition the changes, to my knowledge, are never added adendems to my current lease agreement. If they are, I for sure have never agreed to or signed any of them. I have been wrongfully towed 3 times along with my guests. We have gone with out hot water MULTIPLE times. The most recent outage was 7 days in a row. I have gone with out heat in the winter or a/c in the summer. Our pool was out of commission majority of the summer and they have changed the keyless entry to the gym and are now trying to charge residence $50 each for a key card. I currently have 10 maintenance ticket requests in for 45 days not one attempt to resolve my issue has been made. I am currently waiting for the proper paperwork and portal information to be sent to me to resign my lease. I am on day 22. It’s a shame the management staffs lack of interpersonal skills is the demise of this property. I’m hoping the owner and/or leasing company will recognize this soon before they lose all their new and existing residents. Sincerely, Concerned citizen.
I have been living in the property for 6 months now and I am very happy with the new management. I had some difficulties with previous the management regarding some work orders getting completed, but in last couple of month all my request have been taken care of very quickly. I hope they keep up the good work... Proximity to a good school is extremely convenient.
I've lived here for a year and at first, it was decent. Then, within a couple of months, everything went wrong. The old management (Tommy) and maintenance (Paul) was great, but the new... terrible. Management nor maintenance does nothing to respond to problems and I'm waiting now three weeks for my refrigerator to get fixed. Worse, the new tenants moving in are horrible. Seriously, a guy was stabbed about a month ago (March 2016) in the building next to mine. Blood was all over his apartment (door was open), kids were screaming outside and there was blood all over the steps. Every night rude inconsiderate people blast music throughout the parking lot. Think of your lovely neighbors pulling in at 2am blasting music in their subs. Now, picture living next to those people and how great your neighbors are. That's Valley Oaks. It's a deep south trailer park on bricks.
When we first moved in, we met a lovely lady named Jessica who went above and beyond in showing us the apartments and making sure every worry was assuaged before we moved in. Fast forward a few months and the apartments had been taken over by a different company, there is now no more Jessica or staff from the original maintenance team, who were well-versed on everything and anything that could go wrong. The new office team is appalling. When I made a maintenance request first thing in the morning, they said that they would be taking care of it (this was for a toilet not functioning, which, as you can agree is a pretty essential fixture). They assured me at 11 am that it would be taken care of. Two hours come and go without hearing from them. We had to run errands so I stopped by the leasing center to check in on the updated situation and make sure they had a key to the unit. They again told me something would be done (1 pm). We said we were planning on having guests over and they said they understood and would take care of it right away. We came home at 5 pm on the dot to find that no one had come by to check the toilet and it was still not working. I had to tell my guests not to come because there is not a working toilet. Worried that they would be closing soon and that there would be limited staff on the weekend, I called to hear that they did not know about my request. I asked to speak to a manager and was put on a very long hold. When the lady came back on the call, she said there had been a miscommunication. I asked what specifically, only to be told they had not listened when we gave our unit number MULTIPLE times and that they had sent someone to a different apartment altogether, found there was no problem, and didn't think to follow up with us (we gave our phone number at the desk too). They were exceptionally rude and would talk over me saying, "No, you're not listening to me" (the irony is rich). There were no apologies, no looking into things. It seems like they really do not care about their residents and are happy to drop the ball and then take no responsibility for it. The rudeness is the cherry on top. I would advise anyone looking into these apartments to stay away. You deserve better treatment and respect for something you are paying for.
Valley oaks Apartments Room size big updated floor plans family area next to school and easy access to freeway and stores. Maitanance is great! Even when you have an emergency
I have lived at Valley Oaks since 2011, and have mostly enjoyed my time here. The floor plans are spacious, and the price is great compared to other locations with the same square footage. The interior is not updated, and the appliances are fairly old, but I have never had a problem with them. There is no microwave, you have to provide your own. If you want your own parking spot you have to pay an additional $20 a month, but there has never been any parking issues at my building (I live pretty far in the back though.) Maintenance can't always be relied on to do the best work, or fully clean up after themselves, I have had a leak in the same spot on my bathroom ceiling at least 2-3 times a year since I moved in, and while they always come fix it, eventually it starts leaking again to the point where it finally put a hole in the ceiling, which maintenance did patch after I reported it. If there is ever a problem with A/C they always come immediately. Rent has increased every year, but in the four years I've been here the total increase had only been $50. All in all it is a decent place to live as long as you remember that you get what you pay for.
